This is a park we used to own in, so it is dear to us. It has become mostly park models. The lots that are available are small, but adequate. The streets are narrow with lots of palm trees. The amenities ; 3 pools and a hot tub, gym, tennis courts, and shuffle board are all beautiful. The ocean and the Indian River are right there for boating, fishing etc. The streets are narrow and the turn radius is tight. They do not rent to motor homes larger than 40 ft. Remember to pull in awnings in the rainy months if on the river, or you will lose it due to sudden high winds. I now return occasionally to visit the ocean and walk the beautiful beach there. - rvjubilee

Very nice park with well manicured grounds. Staff very helpful. Mostly permanent campers but some scattered sites available. Beach access and two pools. Roads are very narrow and very tight to back in a site. It must be a real problem during season. No Wi-Fi which was a suprise at these off season prices. Arrived at our site which we reserved 11 months in advance to find our neighbor had set up their chairs and tables on our site in the shade because their site had no shade. We asked a passing park ranger what we should do. He said he would remove the equipment and take it back to the ranger station because it looked like no one what home on their site - no car, all shades drawn. The ranger loaded the equipment into his golf cart and as he was pulling away a guy explodes out of the camper swearing a blue streak and calling us and the ranger every name in the book. The ranger told us to go back into our rig which we did immediately. The guy continued to argue and threaten the ranger, and the ranger told him numerous times their equipment was on our site and that was not OK. After 10 more minutes of loud arguing the ranger left while with the equipment still sat right next to our site, and the guy goes back in his camper. We think the guy should have been thrown out of the campground.
My wife and I decided we would not stay anywhere in this park in case this guy came after us. We pulled up stakes, left the site, and went to the office to ask for a refund. We were told our money would be refunded but never received it.
After this scary experience and no refund we will not return to this campground.
We've been RVing for 20 years. I don't know what's happening to the RV world, but we have witnessed similar "rage incidents" in the last four months where people go ballistic over small matters in campgrounds. We've had one other incident ourselves and have observed numerous others.
So please folks, stay on your own site, be considerate of others in every way, and relax! - Phaetonman

We stayed 7 nights. The park is isolated from city amenities. It is 15 miles from dining and shops. It was difficult to sit outside with all the bugs. We need a screen room. Fishing was good everywhere, the beach, the inlet, the piers and all over. We always saw people catching fish. It took about 1 hour for someone to fill a 5 gallon bucket with fish.
Lot spacing was nearby with some shade. Site surface was gravel and features a fire ring and picnic table. - Beas

My site was very narrow. Its good the site next to me was empty. To get out from under my awning I would have been walking on their water hoses and sewer lines. Other sites in the park were much wider, but they were not offered to me. Its the summer in Florida and $40 should buy me a very very nice site. Road noise is a problem when out walking, but OK inside with a/c running. I did not use cable, but got 61 stations on the antenna. The WiFi was the fastest I have ever encountered in any other campground - 10 Mbps. Another first was the special water stands, with very long hoses attached, for washing out your holding tanks- great idea. - Libby

Lovely older CG right along the Indian River. Easy access
of 514, just 4 miles from I-95. Paved streets, many concrete
campsite pads with concrete patios. Some sites a little close,
which is typical of CG's developed in the 70's.
Clean and spotlessly maintained. Very nice pool. Quiet and
peaceful. If you are close to the road, some traffic noise, but
it is offset by the great views of the river.
Decent wifi, weak cable. Try for north facing sites, as
the afternoon sun can be tough.
I think it is the best option in the area. We would certainly

This small-medium size park is located on US 1 with the intra-coastal waterway just across the road. It has a mixed bag of sites and your rating will depend on your rig size and where you are located. Those on the north side are close and best suited for smaller rigs although there were a number in the 35' range while we were there. The sites in the middle of the park are more generously sized. Some have concrete pads and patios but not all. 50a power was stable and electric was included in your monthly rent. Sewer connections were solid, water pressure was around 45#. Recycled water was available to wash your rig and car although we didn't use it because it really smelled "recycled". The recently built salt water swimming pool was heated and very nice. Be
aware there is a railroad track right along the west side of the park and the trains rumble thru frequently. The park has a number of organized activities for the winter residents and we felt welcomed. We enjoyed our monthly stay and would come back again. - Born2Roam

This park has many full time residents. The grounds are poorly kept and there is no effort at pest control. The clubhouse is dark and moldy, as are the bathrooms, in addition to the many cobwebs and spiders crawling around them. The manager is pleasant enough, but his wife is terribly rude and difficult to deal with. The roads are in disrepair as well. The picnic table at my site was falling apart. Overall, this park is seriously run down and needs new management or a new owner to clean it up. - CoachCouple

Very friendly, laid back older campground. Manager goes out of his way to foster interaction between long term and short term guests. We barely parked and were urged to come for potluck. Also we enjoyed a free cooking lesson and wine tasting, and invitation to play bridge,etc. Grassy pull thru was levelnand wide with concrete patio and drained well during heavy rainstorm. Heading northbound on Route 1 in or out of the park is tricky with the divided highway. Also trains run close by. - nonadonna

The manager tried to make us happy, but barking dogs in front and back of us tend to make us unhappy. The cable didn't work. The facilities were not clean. Trains, planes, and automobiles but we got use to that. Could not get use to barking dogs. If you like hearing airplanes, automobiles, and trains, this place is for you. 24/7 the noise never stops. The park is right on US 1, a four lane highway with 24 hours traffic. The railroad track is right behind the park, I mean right outside the park fence, and runs 24/7. We literally were shaken awake in the night by these trains. There is an airport approximately a mile away and these planes fly all day long right over the park. They are people learning to fly. The water is terrible and not drinkable, we had to buy all of our water in spite of the fact we had 2 water filters on our unit. The laundry and club house are dirty. The park is dirty, trash, not mowed, etc. The manager even came around one day and wanted us to pay $45.00 to have our site sprayed for bugs. Can you imagine? But true. The Wi-Fi service is not free, don't be fooled. We would never stay here again or recommend that anyone else does either. - bsnmobs

This is not a 55+ RV park, though the mobile home section of the park is. [Admin Note: Called the park and was told that those under 55 were welcome "for a night or two".] The park grounds are beautiful, but the electric, cable connections, bathrooms and laundry are not maintained and are in need of updating. The water here is HORRIBLE. My trailer's sinks, shower, and dishes are heavily coated with limescale deposits. My sewer pipe was full of iron deposit. The electric breakers constantly blew, the water was shut off often without notice due to leaks on the property and sewer back-ups and leaks were common. The residents are very cliquish, and management does nothing to foster good neighboring. Park rules are discriminately applied and most people ignore them all together, unless their neighbor is breaking a rule, which gets promptly reported to management. Most of the trailers here are older models and the sites are close together. There are no pull-through sites and the newer, bigger rigs have trouble backing into sites. There is no park-wide Wi-Fi; it's only available at the clubhouse, which is closed in summer. No picnic table at the site. The park was quite noisy, dirty, and run-down. - CoachCouple

We made reservations in advance stating we had a 40' coach. After 5pm on Friday, there is nobody available from the office until Monday. The emergency phone # didn't work. We arrived and had trouble getting the coach THRU the park--cars were parked on both sides of the drive. There was one spot available and it had been "assigned" to us (all others were filled with old mobile homes and trailers in disrepair--didn't even feel comfortable going in). The one spot would NEVER accomodate a big rig either length or height. Plus there was a bush in front of the pad so we never would have even been able to get IN to the spot. DO NOT stay at this park--they are misleading, unavailable, and unless you have a very small camper, spots are unaccessible. - lvescape

Very old, dated park with many very old, single-wide mobile homes in various states of disrepair. Park is convenient to the beach and shopping of all kinds as well as restaurants. Wi-Fi is only available as a hotspot at the office. There are no showers or rest rooms and the laundry has cold water only. This park is a fairly good value but could use some serious updating. Rate based on monthly stay. We chose this location due to it's proximity to the beach and shopping. Older park & has been for sale for a number of years. Many single wide older, small mobile homes in the park. Staff is helpful and friendly, pool is always cleaned daily. Many restaurants, shopping nearby, while not a high end resort it is a great value because of the rate during high tourist season in my opinion. Many TV stations available with antennae since cable is only available from the cable company, internet hotspot is in guest lounge by front office. Have stayed here twice for a couple of months at a time during winter and will return again. Owner passed away in January so the future of the park might be in question. - Bob & Stephanie

Few campgrounds offer the great waterfront sites this one does. They are directly on the water. Our fire ring was literally about 5 feet from the waters edge. The Indian River is absolutely beautiful. The campground is well maintained and the staff was very friendly. The water does have an odor as some reviewers have noted. However, the accessibility to the water and cleanliness of the campground make it worth dealing with that. - joncon

We stayed 4th of July weekend. The park was full. Our spot was nice with a small opening in the bushes to allow access to the water. No shade so bring your own; it is an island with some trees on the edge. We had 50 amp service and water, no sewer. The water is easily the worst I have ever experienced before. It is saturated with sulfur and the smell is very very strong. Since we didn't have sewer I used the showers at the park. They were sandy and dirty, I blame this on the other guests more then the park itself. The bathroom was not clean either, no air in there, it was hot and humid. Taking a shower was really hell. If we go back I will fill our tanks with fresh water first. We lost power one night from a storm, water too as it is a well, and then half the park lost power the next day as well as water for the whole park for a short time.
Each day I walked the dogs and picked up beer cans and trash from other guests that had just left them anywhere. It is a shame, what a beautiful place on the water and people just don't care.
The 4th was great, we watched fireworks from all angles at the waters edge. Other guests were friendly, and it didn't look like to many long term people, there was a camp a few down from us that had signs of a long stay, but still not too bad. Be ready for mosquitoes, ants, and other critters as this is a state park, not a resort. The staff was friendly and happy to help. Each site has a picnic table and fire ring. - Chrislorl

This campground has probably the best location possible for enjoying all natural aspects of Florida. You have immediate and close access to the southern Indian River Lagoon, nature trails on Scout Island across a neat wooden bridge over the creek, a sleepy beach just down the road at Sebastian Inlet, and if you bring watercraft, you can navigate deep into the natural Florida back country up the St Sebastian River on the west bank of the Indian River. Waterfront sites are what make this place so great, what's better than pulling your boat up to your site every afternoon? Facilities are average, which is expected at a county park, but as I said before, the location MORE than makes up for that. Stop reading and get on down to Long Point with your significant other and family and enjoy the outdoors! - Clgordon

As other reviewers have said this is a very large snowbirds park. Due to our late booking (last October) the only space left was a back-in at the back of the park near the railroad. There was a $50 discount for being near the railroad. Our site was small but adequate for our 36ft trailer plus tow truck.
There are many activities should you choose to join in plus 2 good sized swimming pools. Staff were very pleasant as were our neighbours and folks we met. Shops and beaches all in reasonable distance and very good. Downside is wifi is only available at the office/mailroom but connection is very good there. We took the Comcast package which is a personal modem for $40 PM which worked exceptionally well. We have only rated it 6 due to our site but we do recommend this RV park and advise very early booking as many of the residents return each year. for overnighters there are pull thru sites at the front of the park. - Harris England

Clean park. It's a bit of a large mega park. If you are staying nightly or weekly, you will most likely be put into sites that are like a parking lot. We felt surrounded by RV's and sitting outside was like being squished by them. Lots a seasonals here with really nice places and nice RV sites in the middle, interspersed with mobile homes.
We were in lot 12, a pull-thru, for a week. Glad it was no longer. But on a positive side, excellent location to see sights and a beautiful drive to Vero Beach along the island road. Only five miles to beautiful beaches too. Great waterfront restaurants in town.
Lady at checkout seemed to do just what she had to do. We had to ask about good Sam discount, and if there were any activities, and then if we could get a calendar of them. Lots of activities. Not too many RV resorts around Sebastian so this is probably the one to stay at. Ask to be in middle of sites. On the West side trains go by and they are close to the tracks! - User3092

We stayed for a month and would certainly stay again. The park is huge and is mostly mobile homes and park models but they are well-maintained and the people are very friendly. The streets are all paved and level. Our site was around the little lake and there was a nice breeze every day. The only drawback is the location of the park. It is right next to a main road so there is a lot of traffic noise if you are at the front and there is a train if you are situated at the back. However, the location itself is very good with the beach and restaurants close by. - Sheena123

We DID NOT stay here. This review is to explain 2 things about this facility. 1. The website shown on RVPR is incorrect. It should be www.lyhairstream.com, and 2. They cater to Airstream trailers. The lady I talked to said they have 2 sites that will accommodate up to 40 foot regular RVs. When I called, they did not have space in those 2 sites. - therealSimpsons

This is a gem of a campground. Shopping, restaurants, and excellent medical facilities close to this campground. Best kept secret on the East coast of Florida. Would recommend this campground to our camping friends. Each lot has a shed and concrete pad for your rv unit plus patio. I give this park a five star rating. - User3547
