This is a nice park off the main road. It is about a 10 minute walk to the beach. The sites are reasonably level and plenty long enough. The hook ups are centrally located. The WiFi is OK and the cable has plenty of channels and good reception. There are several trees so you need to take some extra time parking to ensure your slides/awning will open. The owners are on site and very helpful with direction and information. On Sat. they have their tiki bar and cafe open with typical bar food. We would stay here again. The rate is PA. This is a pretty nice campground. Good location from beach, good Wi-Fi, good power hookup, very friendly and helpful staff with a nice little store and rec room, and a very nice pool. On the other hand, there are small sites, office and store closes at 4:00 PM, a significant number of long term residents, the bathrooms were clean but very small and very dark, very dated and old. This is a fairly nice park in a residentual area of Mexico Beach. The access road is excellent, but a bit rough in spots. The office is quite a ways into the park and doesn't have a lot of room to park when registering. My site was good sized and all the hook-ups worked as they were supposed to, except the free cable TV. The sites are sand, as is the whole park. There were reports of a bear wandering around in the park and getting into garbage. I didn't see it though. They have a cafe/bar on site, and there is live music on the week-ends. They also have a campfire going on Friday and Saturday nights. All in all, I would stay here again if passing through. We camped at Rustic Sands RV Resort Campground in a Motorhome.Undo

Price reflects Passport America rate for 7 nights. There is no limit on how many nights you can use PA. Made this reservation eight months before arriving and was told we would have a pull-through site. We weren't sure how long we were going to stay, so they suggested to make reservation for a month and anything over two weeks and two days would be less expensive at monthly rate. We arrived on Sunday and office was closed. They left map for us with our site number. It was a back in site at the back of the park where we were squeezed in between a few other campers. Lots of old run down mobile homes in back of park. Roads are gravel and full of put holes. Sites are dirt and grass with some gravel here and there. Super dirty if it rains. After seeing where we were placed, we decided to only stay a week. First they tried to make us forfeit our $100 deposit for changing reservation even though they were the ones who suggested to make the reservation for a month. When we wouldn't accept that, they tried to charge us a $10 change fee. When we started arguing they didn't charge us any extra. What a rip off!! Looks like no money is put back into park. It was full during our stay over spring break. Most sites looked to have snowbirds who stayed for entire winter. Only saving grace to this place is it is only 1/2 mile from the beach. They did have a decent looking pool and a small tiki bar behind office with free entertainment two nights a week. Free Wi-Fi and cable did not work at our site. Very wooded so difficult if you have satellite TV. Restrooms were old and dingy, not very clean. Decent laundry room. We camped at Rustic Sands RV Resort Campground in a Fifth Wheel.Undo

Very quiet nice RV park. The only reason I gave it a 9 instead of 10 was we couldn't get DirecTV because of trees. Also, it rained really heavy for 2 days straight and our unit was in about 3" of water. They were good about putting a sump pump out at the 'lake' of water behind several units to drain it. Wooden picnic table was pretty old. The clubhouse is old and dated but clean. A lot of seasonal RVs here and people were really friendly. Enjoyed our 9 days stay here and would recommend it. We stayed in a 36' motorhome pulling a vehicle and there was room next to our unit to store our car dolly. A plus was the laundry facilities...dated but clean and large capacity washers that were only $1 a wash or dry...great! No big grocery stores nearby (nearest town is St. Joe) so stock up on food before you arrive here. We camped at Rustic Sands RV Resort Campground in a Motorhome.Undo

We camped at the first cul-de-sac as you enter the campground. Hosts are friendly and easy to find when you need them. Pros... good rates (monthly rate avg'd $18 per night) Passport America friendly too. Quiet and clean park. Cable was excellent. Pool and restaurant/bar was great! 5 blocks from the beach... easy bike ride. Cons... Laundry facility had many machines not working. But, $1 per machine for washers and dryers. Pool is not heated until the Spring season. Park does flood with heavy rain. Many sites can have standing water for a day. Wi-Fi was never working right at our part of the park but worked great near the office. All sites have sand pads and lots of trees. I love the Mexico Beach community. Tucan's is 5 blocks away but the campground bar and grill is excellent too. Gulf foods is a good grocery store nearby. Many gift shops and great fishing along the main drag. The rate is based on being here for a month. The previous reviewer's comment about not staying here if it rains is one I concur with. Even with a modest rain, this place floods in a number of areas. Since you are parked on mostly fine sand and soil, when it rains, the sand and soil splash up onto your rig and anything else close to the ground so everything is very dirty when you prepare to leave. They do come along and fill the worst mud holes with gravel at times. The parking spaces need to be spread with gravel to make for a better stay here. The utilities were adequate. The tree coverage is very great here so we were not able to obtain a satellite for DirecTV but they do have cable TV at no additional cost. There is no recycling here at all. Be careful when you exit the park because you could bottom out; this could be corrected with the addition of gravel. The high point here is the Tiki bar which has pretty good food and drinks with great evening entertainment. We will not be staying here again in the future. The rate is Passport America. The owner is very friendly and tried to make my stay comfortable. There are plenty of trees, so many that I couldn't pull in a satellite signal. The park does have cable. Verizon cell and hot spot were strong. The parks Wi-Fi was strong in the morning, but weakened in the afternoon. The laundry room was clean and priced right. The biggest problem was rain that caused flooding throughout the park and not much to do in town if you can't go to the beach. The park has a tiki bar and live entertainment on Saturday, but since it was pretty wet I didn't go. I will try this park again if in the area, but leave immediately if it rains. Stayed here 2 nights on PPA. Office was closed so getting to the site (25) was a little confusing. No problem with satellite, roof mounted. Park is unpaved and sandy, but tolerable. Typical of most Fl unpaved parks and sites. Very clean pool and surrounding area. Short drive to the beach, gulf, and beautiful sunset. Overall, I would stay again although it is a bit of a drive from I-10, but then again, I enjoy driving the back roads seeing our great country. This place is fabulous; location, price and amenities are hard to beat. Half mile to the beach, but there is free and abundant beachfront parking which makes going to the beach so easy. Found a great seafood market with daily fresh fish, 20 minutes south. Pool is gorgeous and we loved it. Live music and a poolside bar & restaurant we didn't patronage but were pretty packed with people having a good old time! Sites are a bit tight and bathrooms are run down and not the cleanest. Rustic and sand pretty well describe this place. All sites and roads are sand with a little bit of grass between them. Lots of pine trees so you cant get a satellite signal at most sites. Most of the buildings and equipment needs maintenance and paint. Office only open until 3pm. Wifi had good coverage but unusable most of the day due to lack of bandwidth. Rate is with Passport America discount. This is our 4th visit here and, as before, it keeps getting better. This time the improvements included: more gravel and a smoother road coming in, better utilities at sites, and a wonderful laundry. In addition, they have opened a snack/dinner window in the clubhouse with great pizza and calzones as well as smoked mullet. As always, very friendly and helpful staff. We were here just before Thanksgiving and the Christmas decorations were going up. They also feature small bands in the clubhouse once a week which is nice for a get together. Passport America Rate. Great park, fabulous staff! Lots of trees, but all trimmed high enough so as not to interfere with big rigs. Some huge (110') pull-through sites. Verizon 4G works great. Free cable and WiFi. (Not sure how well WiFi worked, since we used our V4G.) Decent laundry room. Lots of activities. Swimming pool with pool-side dining area. Would rate a 10 if had large, enclosed dog park (with grass). Friendly fellow campers (some long term). Would definitely camp here again. Rate reflects PA discount. This park was a great find! The owner and everyone we met there was very friendly and helpful. Sites are gravel and well spaced with many shade trees. Pool and grounds were clean and well maintained. Wi-Fi was fast and all hookups worked perfectly. The park was very peaceful with only a short drive to the beach or shopping. The Park is used by many long term winter guests. Some sites are side-by-side and pull-through; others are back-in and more shaded and better separated. Friendly staff; good clubhouse and very nice pool. Washroom and shower facilities adequate but limited.
