Spaces were built for 25-30' trailers years ago. 40' motorhomes or 5th wheelers should not be accepted. No gravel on the sites. We are sitting in a sea of mud right now. The ruts have eroded away next to the pad so the coach sits down in a hole and the mud makes it hard to level. I would not stay here again. - FriarBill

Park is located with easy access off I-75. Mainly permanent sites with some RV spaces around the park. We were put in a site that required me to drive in and butt up to a trailer that was in front of me. Hookups required a second 15 foot sewer hose to reach hookup. Good 50 amp power and water pressure remained stable. Grassy site with picnic table on concrete patio, but these were showing there age and heavy usage. Grocery stores, RV Dealerships all within 15 minutes. Interior roads are narrow and tight. - Tomandgloria

We found this park because we had lost our reservation elsewhere and had no place to go or any recourse in the height of the season in February. Calling around, the office staff really tried to help us, even though they were full. A day later they called, and offered us an overflow site with 50/30 Amp and water but no sewer and we took it. After a couple of days they then offered us a site with full hook-ups and concrete pads etc. but we opted to stay on the overflow site, since it was nice, quiet, and surrounded with very nice neighbors. We felt very comfortable there, even without a sewer hook-up, and would recommend this park very highly. The owner and his son are genuine people who have very good competent office staff, and the facilities are very good throughout this park. We would definitely stay here again. - jmorgan54

What a lovely, activity filled park. The staff was great and very helpful and the residents were all very friendly too. The laundry facility was very clean and usually very busy. The swimming pool was heated and clean. Getting into and out of the park wasn't the easiest though as the HWY right next to it could be very busy depending on the time of the day. Dogs are welcome but have particular places they can and can't be walked. We had to leave the park altogether to walk our dog, which was along the very busy highway with nothing between you and the traffic except for a narrow bit of grass. However, cats can run freely within the park. Wifi was included but very limited. Cable television was also free with a deposit on a box which was returned upon return of the box. The park was very pretty and very well kept. We would stay again if dogs had a better walking area and could be walked in the park itself. Lot spacing was spacious with some shade. Site surface was a concrete pad and grass, featuring a picnic table and patio. - Lovingretirement16

Nice clean park with very friendly people. Sites are adequate size with concrete parking pads. Nice clubhouse but it needs a drinking fountain. They advertise free wifi but it works poorly. Hard to get a connection and when you finally get on you usually get disconnected within a few minutes. Nice pickle ball court and shuffleboard courts. Bocci ball court poorly maintained. park was good now it is better than good. they have done many upgrades to the roads and park. There is a real nice area to walk dogs with two cages dog exercise areas so they can run free just watch for fire ants. Pool and laundry room were well maintained. it was a nice stay here and we will stay again. easy on and off the highway as well. We were brought around in a golf cart to pick our site as well. - cbrew

We have been at this park in previous years and really enjoyed our stay. This year a beautiful new pool with splash pad and waterfall and underwater stereo has been added. I might suggest that the music stay off until later in the day than starting early morning, as I enjoyed just listening to the waterfall. However, this year has been somewhat disappointing due to the noise of multiple leaf blowers. Staff need to use their leaf blowers to clean the park, but then every camper has one and it does seem a little excessive. Plus we happen to be next to a very loud neighbour, verbally and who likes to run the leaf blower several times a day. Also, we did have an electrical outage one afternoon, multiple campers were without power, but once reported it was addressed immediately by the electrician at the park. - RVParkReviewsfromCL

First off, this is a snowbird park, so in season it is full capacity and expensive. 1200 a month+elec. We stayed from 3-1-15 through 8-1-15. The park is very nice and clean and the folks are friendly. There is a nice nature trail for walking along with a nice Gym, and rec room. They were installing the new pool and it wasn't finished before we left, but it was going to be a walk in style pool. Sites are great. Level, clean, all hookups. Wifi is sketchy at best. Its was constant struggle while we were there. Depending on location of your site you may or may not have access. And even with a good signal its constantly losing internet connection. Overall though it is a nice park and close to everything Lee County has to offer. - Mikele

The owners/staff could not have been more accommodating. This is an old park and many of the spaces are now permanent, older trailers, but the owners keep them looking nice. Many of the lots are on the small side but the park is quiet so the closeness is not much of a problem.
Most of the residents are winter snowbirds who have been coming there for years. Everyone is very friendly.
This is a dog friendly park which has two large dog runs.
We had no occasion to use the bathroom since our motorhome is self contained. - K9 camper

We were assigned a site very close to the road. Site had no picnic table and was very small. Road noise was tolerable. This park is filled with long term units and residents. The bathrooms were dated. One shower had a curtain with mold three inches up from the bottom. Obviously should have been replaced months ago! - Wyboo

We can't say enough nice things about this park! The owner went above and beyond to welcome us and to make sure we were satisfied. They not only drove you to your spot, but they assisted in hook-up as well. We weren't used to all the help! The other residents are very friendly and helpful. Have camped for years all over Florida, this is one of the most friendliest park we have found. Plenty of activities to keep all busy, heated pool, the owners are very pleasant to deal with. We really enjoyed or stay here. Felt like we had the entire park to ourselves. Very clean pool, spacious site, and friendly front desk staff. Pet friendly, grounds mowed weekly, and friendly guests. Close to all shopping, Wal-Mart, Home Depot, Outlet Mall and Camping World. Nice day drives to the beaches, so many to choose from. We originally planned a 1 week stay and stayed 16 days! This is a nice 55+ RV resort located just off Cleveland Street (AKA Tamiami Trail). That road is busy during the winter season, but the park is set back far enough that road noise was not an issue. We stayed in the park for 10 days, and our rate reflects the discount for a week's stay and Good Sam. The park is a mix of seasonal and transient lots. Shopping of every nature is close by. The bathrooms and showers were newer, spacious, and kept immaculately clean. The laundry had multiple washers and dryers, for good reason--they were often busy. The pool was very nice and quiet. We enjoyed the free ice available at the bathhouse and the daily trash pick-up. The office was closed when we checked in (Tuesday 1 PM), but there was a note on the door with our campsite number. The office staff was very busy nearly every time I was there. I would have rated it higher if not for: (1) no shade, we had one very small palm on our lot, (2) narrow, short sites--we had to park our small car crosswise on our lot or along side the coach as our 27' motorhome took up most of the length of the site. Our neighbors were also close on each side. (3) waiting list for picnic tables--it was day 3 before we had a table delivered to our site. This park is a great value, as cheap or cheaper than the area State Parks, with more amenities. - RagTopDay

They refused to offer us the off season 50% Passport America rate even though they are listed in the Passport America catalog.
The super-site we stayed on was plenty large and concrete at 100 ft long, and wide spacing between sites, but few if any trees to provide shade.
The bath house was clean and modern, but poorly ventilated with no air conditioning and very small cubicles for showers. They did have a door for privacy, but a shelf that could only hold a pair of sunglasses.
They advertise WiFi at the sites, but even with nobody here, the signal was super slow and weak. The clubhouse did have a computer and printer for use, and the WiFi at the clubhouse was good.
The clubhouse was large and modern with a small library and an exercise room. The pool and spa were fairly large and clean. Their brochure advertises a non regulation 9 hole golf course at the front of the property, but all we saw was a field of overgrown weeds.
The park is directly north of the power station, and it can clearly be heard day and night. If you want to go anywhere from here, you have to get on the expressway and drive for about 20 minutes. There really is nothing around here to look at or visit. The beach is a good 50 minute drive, with no traffic. It is a good place for an overnight stop if you are traveling.
We would not stay here again. The off-season rate of $42 a night was overpriced and not worth it. - RobtK

We got to the park the last week of March so it was full, we took the last spot in the "supersites" area. Plenty of room for our 44' toy hauler with both the side & back patios open & our truck to park on the all concrete site with room under our awning for the motorcycle - still on the concrete.
The full timers that lived there year around as well as the snowbirds down for 2-6mo. were all very nice, friendly, & accepting of us. The staff were wonderful, helpful, & friendly! Once the park started to clear out with people heading back home, we asked to move to a new site for a better view & we were told "not a problem." Great place! - Lisanator

When we talked on the phone, they made the place seem like a great RV Resort. Arriving on a Sunday, as per our reservation, the office was closed (2:30 PM) They had an emergency number listed, but it was answered by a fax machine. We picked out a site a proceeded to park & setup. When backing a water pipe, next to the road, was broken, but could not report it to the fax machine. Basically this a Trailer Park, with no amenities, that one would expect at an RV resort. I'm trying o be nice, but this place is a dump. - Chef

This is an old park in a rundown neighborhood. You can hear gunshots at night. The manager is very abusive and likes to flash his handgun, threatening, and downright mean. He likes to brag about how much money he has. He keeps folks deposits when he shouldn't.. There is a big problem with anything left in your yard getting stolen since the park refuses to install a gate. Many of the mobile homes are empty and abandoned. The laundry is run down, the pool has been deemed unsafe by the city. No WiFi or cable. No services except a small area for your dog to be loose. . The RV sites are small and the roads are narrow. I only stayed here because other parks were full. I worked nights and slept during the day and there was loud loud construction of a school next door with diesel smoke from trucks and equipment and very noisy, Constant noise from sirens and traffic. Over all a nice place - Yes is is/was a mobile home park that is using blank sites for RVs and perimeter sites for RVs as well. The roads were narrow ans I was lucky to be at an intersection so I could maneuver my 35' fiver in to the site w/ ease. Manager & wife are great people and very friendly. The maintain man was there in an instant and trimmed a tree in no time, to keep it off the side & top of the camper. Hard to estimate the ratio of RVs to Mobile homes but there were quite a few RVs that looked to be setting down roots and soon to become a part of the place as well as the mobile homes (though mobile is hardly the term I'd use to describe them. Traffic noise to be expected being right off a 4+ lane main drag through town (an EMS - Fire station was in the nearby area). Very easy to reach the interstate, as well as cycle into the downtown and see the Edison/Ford estates for a good afternoon. Might use this again - will keep in mind - maybe to try for a work camper position one year. Though no WI-FI, my Verizon air card worked well. Cable TV was a service you have to arrange - not worth it for just a week. - D Ward
