Love, love, love this place. Stayed here before and I've seem some nice improvements. The sites are level, hoo ups on either side, the park is close to any and every thing. They added lounges and umbrellas on the beach at no charge to the guests of the park. There are kayaks for rent for a nominal fee. The beach part does have some shells but the sand is too hot to walk on anyway so it wasn't a problem when wearing flip flops. One small thing we were not happy with was there didn't seem to be a "quiet time" and our neighbor was playing music with a heavy bass until 1 AM. Thankfully our AC muffled much of the sound except for the annoying bass. We stayed in a premium spot and enjoyed seeing dolphins swimming in the bay, an osprey fishing, a heron standing on the rocks doing some fishing too, the para sailors, wave runners and of course the spectacular sunsets. It was much cleaner than the gulf side which had a ton of seaweed and the beach was very lopsided to walk on so we stayed right on our own little beach in front of our motorhome. We even caught sight of a couple of Blue Angels flying way high off to who knows where. Very cool. Still didn't like the front dog run area. It's just too close to the road. The other one is sand which wouldn't be too bad but the sandspurs need to be kept down. Staff is nice, professional, and helpful. We will return again and again. Crabs, Sidelines, Paradise Inn bar and grill, trolley, shops, real estate offices, hotels, beach, etc. All within walking distance. The trolley can take you to places farther away since it runs most of the evening.

Nice location on the barrier island. Trolley stop directly in front of campground. Level, clean sites. Reason for 4 stars: only 3 laundry machines upstairs; 3 working showers/toilets for entire park, also upstairs, for the 3 nights we stayed. Most guests are staying multiple nights and a park this size should have more facilities. Dog run was not used by us or any other campers - needs serious help. Since most sites are pull-in, a place to reattach tow vehicle would be nice. We had to leave the park to attach our tow car since others were also trying to leave. We camped at Pensacola Beach RV Park in a Motorhome.

I wish I could review the park beach area separate from the park. The park is fairly new and it's really wonderful. The sites are all concrete and level. The spots are also very deep. Our 36' with Jeep in tow fit without the Jeep sticking out in the road. They're a little close together but not any different from any other beach park that I've been to. It's on the bay side but there's public beach access to the gulf side that's only a few yards from the park. The choice of restaurants and shopping within walking distance from the park is HUGE. You have no less that 15 places to eat that are less than 1/8 of a mile. The staff was very friendly and helpful and the park was spotless. They have a small pool and the entire area under the club house is for customer use with a large gas BBQ pit and picnic tables. The ONLY negative is the beach for the resort. It's full of shells and rocks. When I mean full you really need shoes or flops to walk in the sand. The water's edge is lined with large limestones with only three small wooden walkways to access the water which also has limestone boulders near the shore. With two small kids this beach area was totally useless. They have businesses a few hundred yards to the west that have nice sandy beaches that you can walk right into the water. It's really a shame because the park has a GREAT view of the bay. If they'd haul in some CLEAN sand, remove the boulders, and make a usable beach this place would be a 10+. But even with the beach in the condition it's in we have stayed here twice and will definitely be back again. Oh also all the palms and landscaping are new so not much shade to speak of. Your rig will be in full sun for the entire day. We camped at Pensacola Beach RV Park in a Motorhome.

The lots are jammed together and the pool is just a little bigger than a hot tub. They put me on a "waterside" campsite after first trying to put my 42' camper on a 30' site. Thought I was getting taken care of however, all I have a view of is a chain link fence. I made my Rez months ago and 5 minutes before I got here they gave my lot away to a another angry/upset customer.

Beautiful location, close to so much and if it isn't you can take the trolley in the evening. The spaces were very level and clean with everything in working order. The premium spaces are a bit close but guess they wanted to fit as many in as possible. Two little dog runs available but wish they were located towards the back and not right next to the main highway. Nice little pool, good laundry set up, and the showers were home like. We will definitely stay here again. Might not get a premium space next time since they are pretty pricey but it was nice looking out at the water. Overall an A+++++ experience. The trolley runs in the evenings and makes it easy to get to the restaurants that are a bit farther away. It's free and fun to ride the whole loop. Many, many restaurants and shops are in walking distance. The beach was across the street, not visible, but certainly easy to walk to. Beautiful and the guys were very helpful there. Not easy to get food or beverages though so bring your own.

Wow, what a nice find. Place is not too big, not too small. It is on the Lagoon with an easy walk to the beach across the street. Spots are spacious and are either pull in or back in depending on where you are. They have a "beach" on the lagoon that has chair rentals, paddle board rentals, etc. The campground is clean and the people are friendly. Will use again if we are in the area. We camped at Pensacola Beach RV Park in a Motorhome.

Great park with a fantastic location. Directly on the Intercoastal Waterway and across the street from the beach. Nice little pool. Office staff very helpful. Cable TV worked great, WiFi didn't work the entire 5 day stay. Beach area is nice, easy in/out, bring a float and a mask. Clear water and lots of fish. This park was great. It's new so the landscape is not mature, which means no real shade from trees. The only negative is the sand on the small beach on the bay is full of shells and the waters edge is bordered with large stones for erosion. They have two walk overs to get to the water but the water also has large stones making walking in the water not that great. Other than that this park was wonderful. Access to gulf side was easy with public boardwalk. Walking distance to everything!! We camped at Pensacola Beach RV Park in a Motorhome.

Pros: very, very clean, manicured sites, easy accessibility inside resort, pet friendly - doggie bags available.

Cons: Sites are too close together. Your outside area is right next to your neighbors sewer hose. This was our first resort visit, previously we had stayed at state parks. When we got to our site (a deluxe site at that) I thought this must be a mistake - we will be sitting right by the neighbors sewer hose. At our site #53, noise/music from club next door very loud until 2am. Was told it was just because of spring break, but I saw other reviews later that complained of the same thing. Would definitely ask for other end of the resort. You can not request a specific site - just a specific type. This is not a gulf-front resort, and the beach is just a spot with some sand-mostly rocks, wood, glass. Please clean and add more sand.

While the sites are expensive for the small size, we would return if in the area again. We camped at Pensacola Beach RV Park in a Travel Trailer.

The park is extremely well maintained. It's location is spectacular and the staff is extremely friendly. Even with a 45 foot RV parking and maneuvering was easy. This is a true RV Resort. We camped at Pensacola Beach RV Park in a Motorhome.

This is a nice small park that is very clean and well organized. It's price reflects the fact that it is right in town with shopping and restaurants within easy walking distance. This was an incredible RV facility; however there were issues that I feel should be mentioned. Location is incredible. We were able to walk everywhere; restaurants, bars, shopping, the boardwalk area, and a short walk across the street to the beach. The free trolley from 4 PM to midnight has a stop directly in front of the park and was convenient and easy to use. The park was easy to get to and we did not have any problems navigating our 33 foot fifth wheel into the facility or our site. This park is not on the beach side but on the bay side. It does have a sandy beach, but a rocky bulk head between the sand and the water. Also the water in the sound is not pristine and most of the time while we were there had a fishy smell. There was a step pier and a kayak slot to easily enter the water. The actual sites were pristine concrete sites. Our premium site was perfectly level and had 2 very nice pedestals. This way you had a pedestal on the correct side whether backed in or pulled in forward. The water, electricity and sewer connections were very convenient and easy to use. Cable TV is available with plenty of channels to choose from. However; if you have one of the deluxe sites on the inside of the loop, be aware that the pedestals are on the wrong side if backed in with a fifth wheel or TT. This puts the entry door opening to the neighbor’s pedestal and their electrical/water connections running through your site or beneath your picnic table. The 2 bath rooms that they had were also pristine. Very large, extremely clean and well equipped. However; they only had 2 for the entire park. And these 2 bath rooms were also located next to the pool so they were also the only bath room facility for the people using the pool. The pool was very small, but it was very nice and refreshing. There were 4 or 5 tables with umbrellas and plenty of chairs and lounges. However; the park staff was apparently neglecting their pool maintenance duties and a city inspector surprised them while we were there and promptly closed the pool due to inadequate pool chemicals. The pool was then closed for almost 2 full days. Cable TV was completely out for one evening, and the ice machine only worked about 20% of the time we were there. The staff at the park was very nice and seem willing to accommodate; however when I approached them with my issues (mainly the pool being closed) they just blew me off. Although this park has some issues as far as I am concerned, and their prices are extreme, I do consider this a very nice park, and we had a great vacation. This RV park has great access to of Pensacola Beach. The only complaint (and it was a big one) was WiFi being virtually unavailable at your RV site. We had to visit the office area each time we wanted to check something on the internet. This was very annoying! We camped at Pensacola Beach RV Park in a Travel Trailer.

I really enjoyed my 6 week stay at this RV park. The Premium spots are on the bay (actually the inter-coastal waterway) and not ocean-front. But that is OK and especially after the addition of the steps on the bay in front of spot 22 really was needed and is very nice. I found the park to be quiet and peaceful most especially thru the week days. Weekends became more hectic but that's to be expected. It's a short walk to bars & restaurants and reasonably easy access to the Gulf beach. I do have some input or suggestions. 1. Parking pull-in and back-in units next to each other on the Premium spots needs to be changed. Move the back-in campers to the West side would resolve this situation of having "uninvited" guests in the middle of one's camp "private" area. 2. You need to fix your ice machine so that it accepts coins. Ridiculous to not have that fixed. Minor issue. 3. The sand next to the bay needs to be raked to get rid of things like GLASS, concrete, shells, asphalt, etc. Myself and others cut our feet walking across it to get to the water including young children. Very dangerous as it is now. It's a cause for a lawsuit waiting to happen. 4. The Wi-Fi in the West side Premium sites did NOT work for the first 4 weeks I was there. It finally started working intermittently the last week but still was not reliable. I reported this problem to park management. via 6 different phone calls and multiple times face-to-face. They either fix it or quit advertising that they have it. We camped at Pensacola Beach RV Park in a Motorhome.

Camped right on the water. A little misleading since it's actually NOT on the Gulf of Mexico side, it's on the sound side so although you're right on the water, it's not RIGHT on the beach. Really small park with a dog walking area that's about 10 feet by 8 feet. Literally. And no fence, just a sign and a couple of posts with steel cable around it. I loved the proximity to the actual beach, dining, etc. The only thing that was a hassle was that there was nowhere close by to do grocery shopping of any kind. You will either want to bring a toad, or stop for groceries on the way in. The narrow bridge (super windy) isn't exactly where you want to bicycle or moped into town. Typical touristy restaurants very close by so you get a little bit of live music noise, but with the wind you don't hear it that much. Very relaxing place. We camped at Pensacola Beach RV Park in a Motorhome.
