We stayed at the park for two months from December until February. Rate is based on monthly stay. Sites are grass and most have a cement patio. Park is a mix of RV's and Park Models. Lots are back-ins, not huge, but large enough for big rigs and other vehicles. Since designed for park models at least awnings are not touching. Dominated by snowbirds, but there are some permanent residents, and not all are seniors. There are trees for shade, however, they also drop leaves constantly. We had satellite reception and all major networks are available OTA. Cable TV is available if you contract with local provider. WiFi worked most of the time. WiFi speed depended on time of day. Park is well kept and residents are friendly and considerate. Park staff are very helpful. Bathhouses and laundry are older but very well maintained. Washer and dryers were $1.25 a load. This is not a luxury resort. They are a 9 in their class. Grass sites with concrete patio. Patio's need work in some sites. This is our third winter here and they are improving some sites each year. Price reflects weekly rate of $250. Section 12 is brand new and beautiful. Large long concrete pads and beautiful grass. Utilities are placed perfectly. They are back in sites; however, personnel is very skilled in maneuvering you into the lot. This is a super location close to Tampa and Clearwater. The other side of the park is old and needs renovation. Close lots with gravel and old electric. I would not stay anywhere except in Section 12. This is a large busy park with two distinct sections. New section on Mullet Creek is a modern model of RV Parks. It has large angled concrete pads for easy backing; unlike older section. New one-unit utility pedestals with 50 to 100 amp service to accommodate newer bigger rigs. It also has the price to go with it. Missing from this section are showers or restrooms. If patrons choose to use provided facilities, they'll have to use the restroom/shower facilities in the other older section. Restrooms and showers are always clean and neat. Older section has some permanents, but park has rules and enforces them so perms have to keep up their sites. Close to gulf beaches, Busch Gardens, Ybor City, and many other Tampa Bay attractions. Staff friendly and very helpful. Older section is a little tight for large rigs, but manageable. Traffic noise from Hillsborough Ave can be annoying, especially the sites in the rear of the park. - Rick Frazier

Bay Bayou was a convenient RV park for my husband and I and our 20 foot travel trailer. We chose this site because of its location, and because it had a swimming pool. We had our two grandsons with us for nine days and we had chosen a Site almost directly across from the pool for their pleasure. We found the campground very well-maintained with spacious sites and full hook ups. The Wi-Fi was strong though a bit overloaded as anticipated late in the day. Laundry facilities were located in various areas of the park and were reasonably priced, well-maintained and adequate number for no wait. Because we were there late in April many of the residents had already left to head north so we did not get involved with the limited activities offered at that time. It is our understanding that during the winter there are many activities offered and we were told a very friendly resident community. There was cable connectivity included with your rate and a wide variety of channels offered. The park has kayak and canoe launch though no rentals available and areas from which one can fish. A wide variety of county parks, restaurants stores and supermarkets within easy reach. We even found a BMX track that our grandsons could try out. Lots of fun things to do in Tampa and St. Petersburg as well has done Eden and Clearwater. The community building has a library, a stage, large screen TV, pool table lots of games and puzzles, computer station, sewing station, and many tables for community activities. Again we did not participate in any as those offered at this time were not of our interest. The pool was kept clean with lots of tables and loungers and on Wednesday they have a midday hamburger hotdog barbecue. The boys had loads of fun spending hours in the pool With the season coming to an end we did not feel what is likely to be the enthusiasm of winter residence and did in turn become included in the limited activities offered. - John-Jean

This is a snowbird park with lots of activities every day. Texas hold'em poker a couple nights a week. This is 1 of the friendliest parks we have been in. Nice sites. Mail boxes available for those staying a month or more. We stayed for 2 months and really enjoyed ourselves. Mostly seniors in park. Weather was so nice so great getaway from the North! - User2277

I can't say that I agree with their web site when it says "A premier RV resort located in the heart of Florida", as it's actually quite a tired campground just off US 19, mostly occupied with old trailers and park homes. They DO keep it tidy though and it has a big recreation room with lots of activities over the winter season. Nice RV park with level cement pull-thru full hook-up 50-amp sites and cement patio with picnic table. Quiet. Close to beach. Very near great bike path. No wifi or cable. (Were told WIFI had been ordered.) Warm pool; no hot tub. Lots of long-term but well maintained rigs in the back area. Front area has the short-term rigs. Nice staff; friendly park. Cost seemed a high, given the amenities but it is near beach and centrally located which probably explains it. Place is popular; have to reserve ahead, especially during Snow Bird Season. This is a very nice park with spacious sites with full concrete pads & patios. Pull thru and back-in sites. Back off the roadway so it was quiet at night. Full hookups with cable TV, which did not have very good reception. Over the air reception was not good either. They have a clubhouse and a pool but no spa. The location is great for taking in the sites and beaches of the area. Tarpon Springs and Clearwater Beach are a must. - Michael Kibler

We have stayed at Dunedin park multiple times the last 3 years. Arrived right after Hurricane Irma, and the park was empty and quiet. Park is located about 30 minutes off major highway but good roads in. Internal roads good, good size check in, and check in was easy. Our site was pull thru, level, concrete, full 50 amp hook up with patio and picnic table. Our site just fit the 40' Rig plus tow. The sites up front are tight to get into, therefore easier to unhook tow in check in area before proceeding to site. There is additional parking located nearby. Some sites are open, other have tress that drop acorns or leaves certain times of year. Park maintenance was working hard to clear storm debris. WiFi was out due to the hurricane, and was not available even after two weeks. Park doesn't have cable. We were on an end site, therefore able to get satellite. There is a small dog park, good size pool, large club house, plenty of activities. This trip I found a borrowing library in the main club house. The bathrooms are clean as are the good size laundry rooms. However, the bathrooms and laundry rooms are starting to show age. Bring bug spray as the park is surrounded by wetlands. - KKColorado

The park has a lot of full timers and office staff is rarely there for working people's hours.
Manager treats some residents with no respect.
Sites are very unlevel and electricity shuts down due to overload on a very old infrastructure along with only a row or two having 50 amps.
Asphalt is is need of replacement in pad areas and concrete patios are a trip hazard on most sites.
Ants and bugs along with limbs that need to trimmed are an everyday issue.
I have dealt with this park due to job locations for the past 3 years and it needs new management that has respect for park residents that pay the bills.
You have to rake and bag your own site.
If you get put in the field, it's overrun with stickers and ants.

We have stayed here several times, over the years...usually during the off season, so the rates are less, and the park isn't crowded. This rate is the off season, monthly rate. The staff have always been very friendly, and accommodating. The recreation room, pool, laundry facilities, showers and bathrooms have always been clean, well maintained, and in excellent condition. All the sites we have used had picnic tables, concrete patios, and were level. The sites are fairly close together, but not so close as to be a problem. There is a large no smoking section, which is nice. We will be back. - cliffw42

This is our second stay at this park. The park is nicely maintained with pretty regular maintenance and upkeep. The park is mostly full time manufactured homes or stationary RV's of different types. Spots are reasonably spaced apart with the ones on the lake closer together than those farther away. Very few pull-throughs but plenty of storage space for tow dollies or trailers. Roads are well kept with no potholes. Although we didn't use the bathrooms, showers or laundry, they were all well kept up. There is a nice sized lake with a large gazebo with fans and plenty of seating. They also have a very nice swimming pool. The folks who run the office couldn't be nicer or try to be more accommodating. The location is good, not far from the beaches, shopping or downtown Clearwater or St. Pete. Good cell phone services, decent wifi, but no cable tv.
Pricing is consistent for this area. Off season is pretty reasonable, especially the monthly rate. Monthly rates are good but do not include electric. In season, pricing goes up more than $200.00 per month. It makes sense, because by the beginning of summer, the park is completely booked during the winter. The price, is however, very competitive with neighboring parks (some of which offer less for the money). This is not an area of brand new, high end parks.
All and all, a good place to stay. We have already made reservations to come back a few times during the next year. - Ivan46

Located close to the Gulf coast just down the street from quaint Dunedin FL this park was convenient to major shopping. It left us with a warm, homey feeling. You can tell there are lots of long term folks who live here and some of the mobile homes and RVs look quite run down (that's the sad part). The park itself is maintained and has a little lake with water birds and a resident swan. We had a spot right on the lake in the mornings we often could hear seagulls! I felt like we were on the beach at times, that was cool. No cable, even though the connectors are there. We use an electric powered antenna and the TV channels available were hard to get. Bring your own MiFi too because, as with many parks, the "free Wifi" is well, you get what you pay for. The rate was with our Escapees Discount. I would stay here again. This place is owned and operated by a hardworking young man and his sweet wife. Both of them were extremely accommodating. They went out of their way to help us with everything from recommending a yoga class to a rather silly and unusual favor involving our dog. :) Caladesi is clean and well-maintained. It has a fantastic location, just a block away from the Pinellas Trail and lots of cute shops and restaurants. That's super convenient because I was able to explore on my own when my husband was on the golf course. And the tenants and campers were very warm and friendly. One man introduced himself when we arrived and another lady offered to drive me to the yoga class. We got to socialize with even more of them during the free coffee and donuts event each Thursday morning. We haven't been to this area of Florida in more than ten years, but we had such a fantastic experience at Caladesi RV that we plan to return there in a month or two. We can't wait. We prefer to stay at a small and warm family-owned campground rather than the stuffy, corporate type so common these days. - prairie4peace

Worst camp ground I have stayed at in the last 20 years. Site was so small, I could not fit between sewage hookup and concrete patio. I could not put out any of the slide-outs. Tree branches scratched the sides of the coach. Lots of branches rubbed roof too. No grass at all on the site. Young men on motorcycles driving around park most of the night. Lady in a 40 year old park model next to our site played music ALL NIGHT and load enough to hear it in our coach. we didn't sleep much so we just got up at 7 am and went home. - Mike And Jan

We found this site through Encore. Although we are not members, to call it a "resort" is too big a stretch. The sites are tight, with neighbors very close beside. The place did not have a "resort" look to it at all. After having no luck finding other places to stay in February, we took this one for 5 days. The park is on extremely busy Ulmerton Road in Largo. RVers approaching from the east should not count on being able to make a U-turn to get into the park on the south side of Ulmerton. Just west of the park, Ulmerton Road is under major reconstruction and the daily traffic jams are epic, to say the least. We stayed here to visit friends and see the sights in the area. The Pinellas bike trail from St. Pete all the way to Tarpon Springs (43 miles) was great fun and the Pinellas county parks were very nicely done. If we were to visit this area again, we'd likely look for another place to stay. - Jay Rutherford

There wasn't much of an area for a dog walk, and other people didn't pick up after their pets. The sites are tight and close together, making it difficult to get into your site. Restrooms and laundry room could be cleaner! The Front office staff was nice but could be a little more personable and smile more. The lady who cleans, needs to deep clean more often! The pool was not working properly in the 3 months we were here. Long term people had to rake and bag there own leaves to have a nice yard. The trees are over grown, blocks satellite service. I have lived here for almost 4 years and have been an excellent tenant, paid my rent on time and even ahead of time, maintained my site and made it look very attractive with fencing, flowers, etc. I had given my notice that I was going to move about 6 weeks ago although I wasn't sure if my job up North was going to last so I'd like the opportunity to return within 5 or 6 months if it didn't work out. The manager of the park told me that it was "policy" that I could "reserve" my site until September for a nominal fee as many other residents have done in the past. I thought that was very agreeable and proceeded to move my RV to another resort closer to my job. This weekend I returned to move some of my other belongings and straighten up the site so it looked presentable when the Manager and the Park Maintenance man came to my site and told me that I was to vacate IMMEDIATELY or they would start "the eviction process" for NO REASON!! This truly is the straw that encouraged me to write this review. During the past 4 years as a great tenant, over and over again the Management has contradicted what they say verbally a few days or weeks prior and then make up their OWN RULES as they wish. If they want you to move because they have a "more desirable" tenant in mind or want the site for themselves, then they just find an "excuse" to have you move, evicted or shunned from the park. I just want others to know that this IS NOT A PARK I WOULD RECOMMEND for LONG TERM tenancy. I'm sure you would experience the same that I have if you choose to live here! - One VG Couple

Very nice park. Owners extremely accommodating. We were able to get a spot at the height of their busy season. W/E/S easy to get to and worked beautifully. We were right across from pool and hot tub/spa. Our site was very long, but extremely narrow. Could not open our window awning on our LR slide without hitting neighbor. Could only open full awning if site next to us was empty. Less than 5 feet of walking space between sites. Nice laundry facilities, heated pool, spa, bocce courts, deck shuffleboard and paved roads for bike riding. Very convenient to shopping, attractions, beaches, restaurants. Except for proximity of sites, it's a nice park. Would stay again if just for a few nights. - usamacdonald2
