We stayed at the park for two months from December until February. Rate is based on monthly stay. Sites are grass and most have a cement patio. Park is a mix of RV's and Park Models. Lots are back-ins, not huge, but large enough for big rigs and other vehicles. Since designed for park models at least awnings are not touching. Dominated by snowbirds, but there are some permanent residents, and not all are seniors. There are trees for shade, however, they also drop leaves constantly. We had satellite reception and all major networks are available OTA. Cable TV is available if you contract with local provider. WiFi worked most of the time. WiFi speed depended on time of day. Park is well kept and residents are friendly and considerate. Park staff are very helpful. Bathhouses and laundry are older but very well maintained. Washer and dryers were $1.25 a load. This is not a luxury resort. They are a 9 in their class. Grass sites with concrete patio. Patio's need work in some sites. This is our third winter here and they are improving some sites each year. Price reflects weekly rate of $250. Section 12 is brand new and beautiful. Large long concrete pads and beautiful grass. Utilities are placed perfectly. They are back in sites; however, personnel is very skilled in maneuvering you into the lot. This is a super location close to Tampa and Clearwater. The other side of the park is old and needs renovation. Close lots with gravel and old electric. I would not stay anywhere except in Section 12. It was a very enjoyable stay and I will return. - Freedom Bus

This is a large busy park with two distinct sections. New section on Mullet Creek is a modern model of RV Parks. It has large angled concrete pads for easy backing; unlike older section. New one-unit utility pedestals with 50 to 100 amp service to accommodate newer bigger rigs. It also has the price to go with it. Missing from this section are showers or restrooms. If patrons choose to use provided facilities, they'll have to use the restroom/shower facilities in the other older section. Restrooms and showers are always clean and neat. Older section has some permanents, but park has rules and enforces them so perms have to keep up their sites. Close to gulf beaches, Busch Gardens, Ybor City, and many other Tampa Bay attractions. Staff friendly and very helpful. Older section is a little tight for large rigs, but manageable. Traffic noise from Hillsborough Ave can be annoying, especially the sites in the rear of the park. - Rick Frazier

Bay Bayou was a convenient RV park for my husband and I and our 20 foot travel trailer. We chose this site because of its location, and because it had a swimming pool. We had our two grandsons with us for nine days and we had chosen a Site almost directly across from the pool for their pleasure. We found the campground very well-maintained with spacious sites and full hook ups. The Wi-Fi was strong though a bit overloaded as anticipated late in the day. Laundry facilities were located in various areas of the park and were reasonably priced, well-maintained and adequate number for no wait. Because we were there late in April many of the residents had already left to head north so we did not get involved with the limited activities offered at that time. It is our understanding that during the winter there are many activities offered and we were told a very friendly resident community. There was cable connectivity included with your rate and a wide variety of channels offered. The park has kayak and canoe launch though no rentals available and areas from which one can fish. A wide variety of county parks, restaurants stores and supermarkets within easy reach. We even found a BMX track that our grandsons could try out. Lots of fun things to do in Tampa and St. Petersburg as well has done Eden and Clearwater. The community building has a library, a stage, large screen TV, pool table lots of games and puzzles, computer station, sewing station, and many tables for community activities. Again we did not participate in any as those offered at this time were not of our interest. The pool was kept clean with lots of tables and loungers and on Wednesday they have a midday hamburger hotdog barbecue. The boys had loads of fun spending hours in the pool With the season coming to an end we did not feel what is likely to be the enthusiasm of winter residence and did in turn become included in the limited activities offered. - John-Jean

This is a snowbird park with lots of activities every day. Texas hold'em poker a couple nights a week. This is 1 of the friendliest parks we have been in. Nice sites. Mail boxes available for those staying a month or more. We stayed for 2 months and really enjoyed ourselves. Mostly seniors in park. Weather was so nice so great getaway from the North! - User2277

I can't say that I agree with their web site when it says "A premier RV resort located in the heart of Florida", as it's actually quite a tired campground just off US 19, mostly occupied with old trailers and park homes. They DO keep it tidy though and it has a big recreation room with lots of activities over the winter season. The pool is small and quiet but suited me fine and the restrooms opposite my site/by the pool were okay and clean but very dated and worn. - Leo Millward

Would have given this park a 10 but for the mosquitoes at dusk. Unfortunately the park cannot spray repellent because of the restrictions for endangered species in the nearby swamp. Check in was a breeze. Maintenance came by to assure that all was well. Nice clean pool and restrooms. Short hop to Honeymoon island, which had a pet beach, just south of the public beach. A lot of trees. If you have satellite, make sure that you request a site with clear southern exposure. My next door camper allowed me to sit my portable antenna on his site for signal. This is a nice campground close to Honeymoon Island. Campground is a mix of permanent and transient sites, and all are clean and nicely landscaped. The pool is large for a campground and was always well kept. We enjoyed 2 weeks here. The facility is nice, the residents are great and the manager and staff could not have been better. This resort is mixed use; class a, b, c travel trailers etc. The site was plenty long for 40 foot class a and a jeep. Sites were close by but not crowded and the street was narrow. They have park models for rent as well as full time residents. Although some of the amenities are older they are clean. The resort is convenient to the causeway and Pinellas Trail which we loved. The park has a lot of full timers and office staff is rarely there for working people's hours.
Manager treats some residents with no respect.
Sites are very unlevel and electricity shuts down due to overload on a very old infrastructure along with only a row or two having 50 amps.
Asphalt is is need of replacement in pad areas and concrete patios are a trip hazard on most sites.
Ants and bugs along with limbs that need to trimmed are an everyday issue.
I have dealt with this park due to job locations for the past 3 years and it needs new management that has respect for park residents that pay the bills.
You have to rake and bag your own site.
If you get put in the field, it's overrun with stickers and ants.

We have stayed here several times, over the years...usually during the off season, so the rates are less, and the park isn't crowded. This rate is the off season, monthly rate. The staff have always been very friendly, and accommodating. The recreation room, pool, laundry facilities, showers and bathrooms have always been clean, well maintained, and in excellent condition. All the sites we have used had picnic tables, concrete patios, and were level. The sites are fairly close together, but not so close as to be a problem. There is a large no smoking section, which is nice. We will be back. - cliffw42

We stayed 2 nights. The rec. room was wonderful for the kids and the laundry room was clean. The big problem we had was that we had to park on the grass. We travel in a 33' class C motorhome with a tow. It rained quite about so the ground was muddy. There were ruts in the grass which made more mud. You had to pay for a premium site if you want to park on a slab. We didn't know this or we would havr done it. Muddy shoes for 2 days was not good. - SoniaR

We stayed here from April through the end of June and loved the campground. It can be a little noisy because of the proximity to ALT 19 but the distance from multiple beaches including being 4 miles from Dunedin Beach and Honeymoon Island make up for the noise. It also had a number of excellent restaurants with in walking distance from the Pinellas hiking/biking trail right behind the park. And a delicious ice cream shop with in 200 yds of the park. The staff was very helpful. Sites were large enough for our 34' Class A but we had some difficulty getting level in our site. The park is pet friendly and several of the staff will actually pet sit. For longer times of leaving our 2 dogs in doggie day care we used Dick Martins K9 Adventures. They were wonderful with our pets and very professional. - Bruce_SA

This is our second stay at this park. The park is nicely maintained with pretty regular maintenance and upkeep. The park is mostly full time manufactured homes or stationary RV's of different types. Spots are reasonably spaced apart with the ones on the lake closer together than those farther away. Very few pull-throughs but plenty of storage space for tow dollies or trailers. Roads are well kept with no potholes. Although we didn't use the bathrooms, showers or laundry, they were all well kept up. There is a nice sized lake with a large gazebo with fans and plenty of seating. They also have a very nice swimming pool. The folks who run the office couldn't be nicer or try to be more accommodating. The location is good, not far from the beaches, shopping or downtown Clearwater or St. Pete. Good cell phone services, decent wifi, but no cable tv.
Pricing is consistent for this area. Off season is pretty reasonable, especially the monthly rate. Monthly rates are good but do not include electric. In season, pricing goes up more than $200.00 per month. It makes sense, because by the beginning of summer, the park is completely booked during the winter. The price, is however, very competitive with neighboring parks (some of which offer less for the money). This is not an area of brand new, high end parks.
All and all, a good place to stay. We have already made reservations to come back a few times during the next year. - Ivan46

We really enjoyed our stay here. The park is right next to The Pinellas Trail where you can walk, run or bike ride for forever (93 miles!) We rode our bikes to Honeymoon Island state park. Beautiful! There are about 6-7 restaurants just a few blocks away. The RV Park is very well run. Clean bathrooms, nice laundry room and a nice pool. The people we met were very friendly. They constantly keep up with the place. Tarpon Springs is nearby and it's only 20 minutes to Clearwater Beach. We paid $1100 for 5 weeks, off-season. - GPSunny

We waited to do the review because this was our first experience. Now with comparisons we can state the staff was great, the park was clean and everyone was helpful. This place is owned and operated by a hardworking young man and his sweet wife. Both of them were extremely accommodating. They went out of their way to help us with everything from recommending a yoga class to a rather silly and unusual favor involving our dog. :) Caladesi is clean and well-maintained. It has a fantastic location, just a block away from the Pinellas Trail and lots of cute shops and restaurants. That's super convenient because I was able to explore on my own when my husband was on the golf course. And the tenants and campers were very warm and friendly. One man introduced himself when we arrived and another lady offered to drive me to the yoga class. We got to socialize with even more of them during the free coffee and donuts event each Thursday morning. We haven't been to this area of Florida in more than ten years, but we had such a fantastic experience at Caladesi RV that we plan to return there in a month or two. We can't wait. We prefer to stay at a small and warm family-owned campground rather than the stuffy, corporate type so common these days. - prairie4peace

Worst camp ground I have stayed at in the last 20 years. Site was so small, I could not fit between sewage hookup and concrete patio. I could not put out any of the slide-outs. Tree branches scratched the sides of the coach. Lots of branches rubbed roof too. No grass at all on the site. Young men on motorcycles driving around park most of the night. Lady in a 40 year old park model next to our site played music ALL NIGHT and load enough to hear it in our coach. we didn't sleep much so we just got up at 7 am and went home. - Mike And Jan

There wasn't much of an area for a dog walk, and other people didn't pick up after their pets. The sites are tight and close together, making it difficult to get into your site. Restrooms and laundry room could be cleaner! The Front office staff was nice but could be a little more personable and smile more. The lady who cleans, needs to deep clean more often! The pool was not working properly in the 3 months we were here. Long term people had to rake and bag there own leaves to have a nice yard. The trees are over grown, blocks satellite service. Sites are small, buildings are old & in need of replacing (not repair). Security is non-existent, with no weekend office hours. Pot holes can swallow an RV. More damage was done inside my RV driving in the park than in 6000 miles to South Dakota & back! - postaldaddy212
