This campground is small and close to the highway - which makes it easy on and easy off but there is a bit of highway noise that filters into the campground. It is tight and, while most of the roads are asphalt, one of them is actually still dirt. The bathrooms are clean and so is the laundry room. It is an older park but under new management. The front row faces a nice lake. Older and rustic but we would camp here again. - swike

This is a regular stop for us on our way to and from South Florida. It's nothing fancy, but it's clean and reliable, and the new owner was very pleasant and friendly. Front-row sites overlook a nice little lake. We've never been bothered by noise from I-95, but we're in the habit of running the fan at night. It's easy in and out with good-size pull-throughs. We were surprised this trip at how busy it was and will call ahead next time if it's in season. - Jean D

As of April 2013, the park is under new management. The new owners are in the process of renovating the rec hall, updating the facilities, and generally sprucing up everything. The park now is a gem -- level sites and a beautiful lake with fish and wildlife -- so it will be amazing when they get done. The new owners could not have been nicer. It is near a highway, but we never heard noise at night (trees are in between). Our rate reflects the Passport America discount. - ZoAnn

Very small campground for fishing and boating. If you don't have a boat there's nothing to do although the view of the water is great. It's on the Indian River and Intracoastal Waterway, so isn't ocean but is saltwater and much wider and rougher than a regular river. It's extremely shallow until you get out to the channel so suitable only for very shallow-draft boats.
All sites are occupied by permanents or seasonals. We got the only space that wasn't locked up. It was a pull-thru in deep dirt and sand which was a real pain to get into and out of, requiring use of 4WD to get us unstuck while pulling in.
Wifi was terrific. OTA TV worked well. BYOB happy hour at the tiki bar every day at 4:00 to get to know the neighbors. Owners and staff were very laid back and extremely nice. We won't return because we have the wrong type of watercraft for this situation plus the site was just too difficult to deal with. - all4pets

I pulled into the campground at 8PM. The front office was supposed to be open until 9PM. They closed one hour early. The office attendant saw me pull in but didn't keep the office open for me. I looked at their after hour check in. It wasn't stocked or had any information how to check in (they did have a flood light shining in your face to blind you instead of shining on the check in info). The spouse of the person working the office was outside, but wouldn't offer any information on the campground. It was just a strange situation. Don't waste your time pulling in. - All American 6

We stayed for one week to do the usual tourist sites and to relax. We had a level and concrete site with nice landscaping in between sites. The sites are close together but we had plenty of room. We were escorted to our site and the connections were explained. The cable was good with lots of channels to choose from and the picnic tables were brand new. The office staff was very friendly and the owner gives out his personal cell phone # in case the office staff cannot resolve any issues. The only real downside to this park is there is also a permanent section where most of the campers are quite run down. There is a fence separating that part with openings for them to drive out. There is no reason for temporary campers to be over there except to walk. The roadway is not safe to walk and we like to get some exercise every day so we would walk the park a couple of times. The store did not have much selection so it makes it look like they are shutting down but honestly, it probably doesn't pay for them to carry too many items. When we had issues with our awning, Two of the staff came over to help us. Customer service was excellent!! We also rented a 1 room cabin for daughter and her kids, Close to the cabins is an area that had older models of RV's, people lived there. We were very close to the playground, WiFi was ok certain times of the day. Cable was nice. The pool looked very clean. Lots of squirrels, thought we saw hummingbirds. Close enough to see the beach, Kennedy Space center. I would stay here again! - jstd2u

Mims - close to I-95, easy in and out, large check in area. Staff was friendly and helpful. To get to the sites, You will have to unhook tow and then drive through a one arm gate but it's wide enough for big rigs. We drove on a winding road to get to site. There are both concrete and grass sites, so ensure you tell them what you want. Our site was in the back near the clubhouse next to a pond. Concrete, close to level and long enough to fit both the 40' Rig and tow. Site had a picnic table. Appears to be some permanent residents and upkeep was mostly good. Clubhouse was a good size, had plenty of area for meetings/party plus a few pieces of exercise equipment as well as a pool table. There is a library of donated books, take one, leave one. There is a pool too, as well as tennis courts. Small dog park located near propane tank but plenty of grass to walk dogs. Water pressure was good, we had an open spot, therefore able to get Sat TV. They have 3 WiFi points, however we couldn't get the WiFi to work. Snowbird season was over, therefore park half full and quiet. Most people that live here work, and their sites are kept clean. This park is one of our personal top 10 favorites, well laid out and maintained. Park has recently been sold which may be a prelude to some changes. There are now many long term leased sites now which is distressing since it decreases the amount of transient sites available. Folks are storing their rigs here at the sites permanently. I also asked about availability for winter 2017 and was told that they now only accept 6 months long reservations which leaves us out of coming here during that period. - Bob & Stephanie

I would've given this park a 10 if it weren't for a number of sites which were gravel and not kept very clean as the others in the park. We were on lot 181 which is in the more modern (newer) part called The Palms, they call them super sites; based on the length and width (both large) they certainly are! we had a nice view of the lake (pond) , we were told we might see some alligators! Very nice facilities, especially great deal with our Passport America discount!! And NO park models! Nice pool area, as well as shuffleboard, tennis and pickleball courts, lots to offer here. Very close to Cape Canaveral which is a must see if in this area. Highly recommend this park. - North America in 90 days

This is a very modern, clean, luxurious park consisting of RV sites, park models, RV ports and stick built homes. The rental agent was very friendly and informative. She and her husband even came back after hours to try and help us hook up our cable box! All RV sites are concrete and all roads are paved. We weren't able to fit a round in, but they have a beautifully landscaped, well-maintained Executive Par 3 golf course. We would definitely stay here again. - melissab7

We sublet site #237 which looks out over the small lake. Stunning view. It's a pull in site. Full hookups with no restrictions on water. Cable is tricky, but we just used satellite. Grounds are very well kept. The minor down side of this site was that it's 70 yards or so from Hole 4 of the golf course. We were concerned, but never hit in our month there. Our Verizon and AT&T both worked well. If you kayak, don't miss the Haulover Canal and there Manatees. - Kokomo

This is very clean, well maintained resort. All the roads are paved and the full hookup sites are concrete and large enough to park the tow in front or next to the coach. There are many full time residents and everyone that we met was very, very nice. We were here for a one night stay and the rains from Hurricane Hermine kept us inside. The resort is surrounded by a golf course and beautiful grounds and lakes. - Michael47

Excellent: perfect campground for planning space shuttle launch viewings, very close to Titusville, no deposit required, no check-in or check-out time, very flexible, very friendly staff, customer service is the best, restaurant bar serves excellent foods and drinks, great prices, airboat rides are excellent and fun too. Needs improvement: Hatbill Road into the campground is not paved, super bumpy road, they need to have this road paved, terrible shaking while driving in. The RV sites are all on grass so you will have to find the perfect spot and use blocks to help get perfectly level. No sewer connections but there is a dump station. Has tons of mosquitoes. - univmd

What a great place. We love the peace and quiet of being on the river without all the city/traffic noises. Air boats are right in the area, but the sound didn't bother us. There is a restaurant/bar & grill on the premises with great food. Management couldn't have been better. Top notch people. Huge area for animals/kids to play. If you are looking for "resort" with all the fancy stuff you never use, this isn't the place. If you want nature, solitude and beauty, you'll love it here. We will definitely be back. This is "old Florida". It is a small campground right in the historic section of Titusville. The campground is small and tight maneuvering in some cases but the owners assist. There are some full timers in old units, some seasonal, and some of us transients. It has Old Florida flavor and I loved that. You can tell this campground has been here a long time and probably neglected awhile but these owners are in the process of updating. My spot had newly poured gravel for the trailer and my concrete pad had recently been painted. It is full hookups and you need to be self contained as there is no bathhouse but there are laundry machines. The location is the main thing if you like camping but also like having things like a brewery, bakery, and eateries "around the corner". The owners are on site several hours a day and are friendly and helpful. Of course, they and the full timers here are a wealth of information on the things to do that you might not find in the brochures. I came for a launch which was delayed but then it was so comfortable here, I have extended my stay. There is lots of green space if you have animals. A long city block down is a huge public park on the water. Right beside the RV park is a huge vacant lot and a space park especially set up to view launches. You are next to the bridge that goes over to Merritt Island with its wealth of birding drives/trails, hikes, beaches, manatee viewing area, etc And you are less than ten miles to the Kennedy Space Center, close enough that I bought an annual pass which is not a lot more than daily and includes parking. I'd go over for two or three hours and then come back to check on the dog and do something outdoorsy. This type of park may not be for everyone but it felt quaint to me and I liked its personality! - Abby1313

We called rather last minute and the owner was very helpful and accommodating, We weren't sure how many days we were spending and actually stayed a week. She was nice enough to give us the weekly rate which was $200.
There is water and electric service 20/30/50 at each site and the whole park is well landscaped and convenient to I-95. It is not a large park, but if you're lucky you could get a spot overlooking the Indian River.
We loved the proximity to the beaches across the river and will definitely return when there's a launch as its right across from Kennedy Space Center. Check the NASA site and you might be lucky enough to be there during a launch. - william cate

This more like a town than a RV resort. There are 1300 different sites with a variety of options. You can choose just a pad, pad with executive suite, RV port, homes with or without a place for a RV. Theres a church, two restaurants, clubhouse, retail stores, and 18 hole golf course. Different areas have different options for ownership. While we were here, we parked on a basis pad just long enough for our coach and car. . No park-wide WiFi took rating down a point. - cincychic

This resort is a huge ownership resort with many types of RV sites and port homes, with different roads and cul-de-sacs encompassing almost 3000 acres. There are nature trails, a golf course, a diner, a restaurant, pools, many lakes, a post office, etc. Everything in the resort is very clean, but a little dated. We stayed for a few nights to check it out but there seems to be a lot to do in the area if you have a vehicle and want to stay for a month or more. Somewhat unusual park. It is a lot-owned park. Many of the owners have built small cottages on the back of the lot and many also have high roof carports for storing their RV. There are also neighborhoods where some attractive single-family homes are available, usually with a high garage to store the RV and some also with a 2-car garage and a golf cart garage also. Homes are mostly stucco but very attractive. Think that they start in the $300s. Back to the RV area. Not a lot of landscaping, almost no one has planted any flowers on their site, very unusual. Park was clean, located close to shopping, restaurants and the Kennedy Space Center and had very good roads. The site that we were assigned was just average, concrete pad, no fires allowed even in a fire pit and no picnic table. It is a mid-range park, not luxury, though their nightly price would indicate that it is higher end. Golf course on site, though did not get to play. Several pickleball courts, though only 12 people came out on a sunny Sat afternoon. Would stay here again if we came back to the area, but would also see if there are alternatives. - NC Bill

My visit was just after Hurricane Matthew went through the area. The staff were great, accommodating my 40 ft MH in an area that had already been cleared of debris. Rustic surroundings, gravel parking spot with some grassy areas. Power was fluctuating because of power line work in the area, but phone service (signal) and internet were bad. Others I spoke with in the park stated they had spent prior visits there and it was better, so maybe the storm affected the communication services. Nice location south of Daytona, close to the water (10 min) and an easy find from I-95. - wolffden

This park is not terrible but deserves a pros and cons;
Sites are large and mostly pull thrus BUT the landscaping is in terrible shape and the sites are very dirty. Some people a few sites down who used to come here a lot left due to the conditions.
Restrooms are very clean BUT are old and worn and hit and miss if you get hot water.
Has play ground, shuffle board and basketball BUT they have not been cleaned in a long time and are not usable.
The office is open and staffed BUT I disagree with others in that they are borderline rude.
The laundries are open air, clean and well kept BUT the machines are old and need replaced.
Cable is pretty good BUT seems to be rebooting a lot.
WiFi is available and good most of the time BUT as the park fills up and in the evening it really slows down.
The pool is very nice, clean and well kept BUT not heated and very cold. Not usable this time of year.
This is the first park in 4 years of travel that we did not make new friends. Very clickish.
I am not really that picky but did not enjoy our month stay here. Probably will not come back. - digger2280
