The only concern causing us to rate this park lower than a 9 or a 10 is the close layout of the sites. Our motorhome with slideouts on one side and our awning on the other did not completely fit within the side boundaries of the site. So if anyone had been in the sites next to us our awnings would've possibly touched each other's units. The sites are very close to each other and only just barely wide enough. The sites patio/deck and picnic table are situated behind the site so that the site's widths may be kept as small as possible. Having said that, the sites themselves were the nicest we've been in that aren't concrete, they just need to be wider.
The entrance to the park is very narrow for an RV, and if you have a toad you'll need to unhook at Casey's Store before pulling into the park.
This is a lovely RV park to stay in. And the new owners (since October 2015) have everything nice, clean, and well maintained. The pool area with covered deck, ceiling fans, and picnic tables is the nicest we've seen in 3 years of fulltime RVing. Since we were the only ones there we had the feeling of camping in our own backyard - really nice! And the WiFi was excellent!
If you have a small camper or RV, or if you don't mind "touching awnings" then this is a great place to stay. But it's too tight for us to camp in the future. - TCandME

Clean CG with very nice hosts. They let me use their power washer as my windshield was completely covered in May Flies. The sites are gravel and level but are open with no shade. They have a nice pool. All the sites are back in and are easy to do so except the last two because of the buildings in front. The signage at the road was extremely poor and we missed the entrance and had to drive a few miles toward town to find somewhere to turn around. - HRambler

Campground roads not paved. Trash everywhere. Crumbling pads for "patio" area. Weeds, bugs, garbage everywhere. This place looks like it hasn't been cleaned in 5 years. The office is a covered three sided room in the garage. Wi-Fi didn't work the entire time we were there. (3 days). No grocery store except for a convenience store which was pretty decent for the necessities. People do alot of fishing and oysters around here, shells and fishy smells everywhere. They have a fish cleaning table near the parking spots. Nasty is being easy on them, they should close this place down. - akhila

This is a no frills park on the Gulf. The owner is a very nice lady who lives on site , you check in at her house. We were traveling with friends and she put us together right by the fishing dock on the water. You do get a unpleasant smell when the tide is out but the sunsets are beautiful. We were to stay a week but changed to two. As others have posted there isn't much to do in the area and it's 25 miles to Perry if you want to go out for dinner. A good park to kick back as we are touring the Gulf coast. Would stay here again if in the area. It can be a little confusing at the park entrance; it's across the street from the Sea Hag Marina behind the visitors center. - roger a

This park is very small and the sights are tight. We has a sight at the edge of the park and kids kept running by all night. If you like, love, fishing then this place is for you. If you are not, the you will not enjoy yourself. At 6 in the morning, the guy in the site next to us started detailing his truck. At 7 he fired up the leaf blower to dry it off. - TinArt

An unusual park, a great view of the gulf. Staff was very nice and helpful. Its a park to just relax and unwind. Little to do here, there is a deck/fishing pier out into the sea which we used a few times. We had a site right next to the bath house, not a good site, it was noisy in the morning ,and the bath house is not for the shy. There is a marina across the road and a gas station just about a mile away for some supplies, otherwise load up before you come, unless you just want beer. - scouse

This park has both good and bad points. it's hard to get in and out. Also, the staff aren't good at giving directions, and one bad turn, you're stuck in pure sand! The good is that it's a fun park. The music camp for kids is the best I've ever seen, and one I'd recommend to every parent. You'll be amazed at what your child learns in just three days. People are nice here, but warning, people often come here to party, so it can get loud/rowdy. The experience was overall great, and we'll likely stay here again. - David Paul

Campground was adequate for an overnight stay. Individual in the office was very friendly. He led us to our campsite which was a good thing since we drove through a field: no road of any sort to access our site. I have no problems with paying a small amount extra for more than two adults but $5 per adult extra is a little much! Nightly rate for 2 adults is $27. Site was sandy. Swimming pool is under construction. Bathrooms were clean but small: two showers and one toilet. Overpriced for what we got! - knipp4la

The previous horrible review was 2 years ago. This campground is under new ownership and they are working hard to make it nice. I asked for an open site for my roof top satellite and they were very accommodating. My Verizon phone worked to get on line with a strong EVDO signal. It's right along 98, so not searching for it. No road noise. There were quite a few full time residents, but all were very nice, quiet and respectful. I wouldn't hesitate to stay there again. - airstreamingypsy

Wonderful privately owned park for adults ( just be 40 or older). 60 very long, level and spacious pull thru sites. Free wi-fi and cable, heated pool, hot tub, clubhouse, fenced dog park. Roads and sites are compacted rock.
Very open and lots of trees. Picnic table at each site. Very clean and reasonable. Would recommend for an over night or a winter! - travelswithpuppies

Sites are OK, but WiFi was poor and the place just held no appeal to us. The sites are long, pull-through, so unhitching is not necessary. Despite that, I could not grade this park higher than average. We would stay here again, if necessary, but another park in Old Town is friendlier, has better WiFi and is much less expensive. Did not check out the facilities: pool looked unappealing. - jGalt

Large pull-through sites. Adults only (over 30). Great screened in pool. Cable/Direct TV was limited and went in and out but that was OK with us. Friendly owners. Lots of large live oaks. Both shaded and sunny spots. Concrete pad and picnic table in each spot. Lots of room between spots. We were only there for 2 nights. Only issue we had was no toilet paper in ladies room either day and no hand towels in men's. Showers were big and clean. We would stay here again as we enjoy biking in the area. Did seem to be a lot of full timers but all places were neatly kept. - Lindaosm

A well maintained and medium-sized RV park, quite a bit off the beaten track which means it's quiet. Very pleasant surroundings overall with lots of trees, palms, etc. Owner was pleasant and friendly. Fair WiFi (apparently better in other parts of the park than our site), moderately ok cable quality and good selection, and good Verizon signal. There were only two spots available when we arrived -- no reservations, just assurances, and only cash or check. There were a lot of one- and two-nighters coming through. We stayed 8 days and enjoyed them all. Our site hookups were all good, but no sewage. Since we left every other day to see some local attraction we used the dump each time, which worked fine for us. Some long-termers had portable dump tanks with wheels. Our water pressure was low, about 20psi, but seemed okay in the showers. Picnic table but no fire ring/pit/grill. And despite it being "in the middle of nowhere," there were a lot of things to do close-by. Private bathroom/showers which were clean. Two washers, two dryers in the laundry and they did a good job. Main path is paved, sites are sandy, grassy, pine needles. Everyone was friendly. Price was with Escapees discount. This is an excellent value! We would stay here again. - RobtL

The website says "full hookups", but only some sites have sewer - ours did not. Sand site, no social activities. Strange rule about lights off after 7 PM to avoid interfering with infrared security cameras.

We stayed here in a 26' travel trailer for 2 months from mid-Nov. to mid-January. The campground has many long term/permanent residents in older RVs. The bathhouse was a single building with 2 separate rooms. They were very clean. The owner is very nice and extremely helpful. They were constantly working on the grounds, however, the old and mildewed permanent rigs, really detracted from what a good value this facility is. - MThome
