Nice wide and deep spaces. All connections (sewer, water and electric) were smartly placed and easy to find. The staff (check in, camp store and grounds) were all super friendly. The only negative was that our site was on the main road in the park and some drivers did not adhere to the posted speed limit. - ETCTA

Stayed here with a group. Large campground with many types of sites. We were in the premium section. Our site had a wooden deck overlooking the lake. Deck had a picnic table and a gas grill. Propane supplied by the campground. Easy check-in. Sites are well marked. We would stay here again. - RLH

We stayed in our 45' motorhome for several nights. Near freezing cold weather really slowed things down at the park. Things were pretty quiet. Our 30-RV group used the open pavilion for gatherings and meals. There is a fireplace in the pavilion so that helps keep some warmth in the building. Staff was friendly and responsive to any requests. Our back-in site was fairly level, gravel with picnic table and grill. However, due to rain the entire day prior to our arrival the utility hookup area was completely covered in water. We alerted the staff & they brought a load of base gravel to try to mitigate the standing water. Many of the sites need to have the gravel re-leveled & edged. Several paved roads need asphalt patching as there are broken off/cracked areas. Overall a good place to stay. Recommend you walk your site first before bringing RV to the space. Note: Left Lane at Entrance gate to park is EXTREMELY tight for large RVs. Approach slowly! Swing a wide right into the Campground as there is a stone monument divider at the entrance. We were here for a month while receiving medical care at Emory. The managers are pleasant, kind and easy to deal with but work on a limited schedule. The park is a mixture of full time mobile homes and RVs passing through. No bathrooms, store or playground. Pool closed in Sept. The roads were recently repaved. Our site was level. It was quiet even up front. Water pressure is high but we always use a regulator so no problem. WiFi good at our site. Lots of restaurants and shopping in walking distance. Not scenic but clean, safe, tidy and pleasant for walking. Thankfully they enforce poop scooping for pets. Would stay again if in the area. - rudyhehn

Park needs updating. Roads are paved but rough. Pool is open May to Sept. we had a pull thru site and it was level but I saw other spots that weren't. Concrete patios no picnic table at our site. Roomy spots. We didn't have to unhook the tow. Stayed one night passing thru. Food, gas, etc near by. We walked to a gas station to pick up a couple things. Plenty of grassy areas for walking the dog. Tennis court in bad shape. We in the back so it was quiet. - Patricia57

Run down park with no amenities. We were there in the summer and the pool (which is already small) was closed. Sites are super narrow; we were afraid we would slide off the gravel! And it was not at all level. We have automatic jacks but had to use blocks, so that our wheels were not off the ground. Ugh. It's quiet enough; that is about the only positive I have here. But the folks who run it are nuts when it comes to dogs - actually stopped and harassed us to see if we had a bag with us when walking our dog! - Georgia family campers

CAUTION-slow down for speed bumps they are whoppers!!! We stayed here twice in January, first for 2 weeks, then a week away and back for a week. It is a simple campground in the middle of the hussel and bussel of the city. There is tons of shopping and food choices within a few minutes drive, if you can survive the ongoing traffic. It can be noisy on a cold crisp night when the traffic sounds from the nearby highway carry. It is important to know that first the office closes at 5pm on Friday and doesn't open until 8am on Monday and second if you do not have a mailbox your mail will go to the office for you to pick up and always remember to put your site number preceded by RV since there are permanent residents there and without the RV 100 your delivery could be in limbo for a while. FedEx and UPS deliver to your site if it is one package but USPS mail goes to office. Great place and large sites for short stays. - witchey1

Very basic park, mainly full time residents. Park located close to i-85, few miles from i-285 and close to Atlanta. Located in a commercial area with some housing nearby. Called in before arriving and we were told to just pick a transient site as we were arriving after the office closed. Staff answering phone was friendly. We followed GPS and it took us to the park. Stopped at office, picked up park map. No other instructions. Followed yellow arrows to transient area. We drove past all the sites, and only one was open, so we came around again, and took that site. Our site was dirt/sand base, narrow long pull thru, full hook up. There was a tree next to us, but were able to get satellite. The site next to us had a reserved cone, and the RVer came in right after us. He told us they reserved it for him. There were no other sites open, and we watched an RV come in later, and leave because there wasn't any open sites. We only noticed one other overnighter, as the rest of the limited stay spots seem to be full timers. If you call, tell them to assign you a site to reserve. If we came a little later, we would have not been able to stay. There are two electric hook up sites out front the office, but those are on a slight hill and have a sign for registration. Sites are close together, the other side of our site was packed with cars. Little green space to walk dogs. We were there on a weeknight, therefore quiet evening. Noise starts around 6 in the morning when people are leaving for work. Basic rate is $35.00, put payment in envelope, drop in rent slot at office. This worked for a quick overnight stay close to Atlanta highways but not for extended stay. - KKColorado

My rating is based on an overnight stay. Easy on/off on I-85. We arrived on a Sunday when they are closed. We were told to take any open spot on the right. We took site 101 which was level and quite long. We had no one on either side but the sites are close together. The office doesn't open until 9:00 a.m. So we placed our payment in an envelope and deposited in a slot by the office. The power was fine but water pressure a little low. Most of this park appears to be full timers and around 6:30 a.m. The departing traffic in the park was heavy. Overall, recommended for a quick overnight stay northeast of Atlanta! - Rd yacht

My rate is based on monthly rate of $400 that includes electrical and wifi. I stayed at Riverside Estates from December 2016 thru February 2017. This may not be an RV resort, but it is a good place to stay if in the Atlanta area. The Park offers full hook up's, and has both 30 and 50 amp service. WiFi was included with the site and, for the most part, I had good wifi service - as good as or better than other campground's wifi. Many of the people in the Park were long term and, except for a few, all rigs were in good condition. The sites were well maintained. The campground is an older campground in need of a makeover, and the current management is in the process of giving it a face lift. The sites are concrete and level with some cracking of the site pad due to age. The sites are not large, but are of average or larger than other places I have stayed. Most of the sites are in the open with a few trees scattered throughout. There are both back-in and pull thru sites with plenty of room for maneuvering thru the park. I selected B Section next to the Yellow River, which I was told was a flood plain before I decided on the site. During a heavy rain the river started to rise and the management team went to each camper and informed them they may have to relocate, gave them new sites to move to, and an emergency number to call if needed. I enjoyed my stay at Riverside Estate's everyone I came in contact with were friendly and a pleasure to interact with. We stayed here from Sept. to Dec. due to it being close to my husband's job. The other people in the park were also mostly long term. Most people were nice, but some were of questionable character. No one follows the rules for leashing their dogs, many just run freely through the park. If there is an issue it is not addressed in a timely manner. Almost none of the washers or dryers work in the laundromat. We were on lot C which flooded overnight on Christmas, which we were woke up at 6am to move by a resident not the maintenance or management. The Wi-Fi is sporadic at best. The only good points were management is very nice, and hook ups are consistent, although my daughter was having some skin issues that have now disappeared since we have left and are no longer showering with the water there. If I could give zero stars I would. Our nightly rate is an average as we paid monthly at $400. - A W

This is a large park with easy access off of I-75 so there is some road noise. The roads into the park as well as inside the park are easy to navigate. They have around 150 sites as well as cabins. There is a pool and a fishing pond. Check in was fast and friendly. We were in Site A3, a gravel pull through that was plenty long enough for our 37-foot Class A, tow-dolly and parking the car. It was very narrow and no picnic table. WiFi was spotty and our Verizon signal was strong. We stayed January 10, 2017 and paid $36.00 a night with our Good Sam discount. - BarrettsHappyTrails

We didn't like this park at all. It is so incredibly tight and uncomfortable. The topography of the park is a gradual uphill and therefore each site is a step up from each other and they chose to make that step up using concrete curbs. So, each site is about 10 to 12 feet wide and on each side of it is a concrete curb with a drop off as much at 2 feet. The grass yard beyond the curb is at a downhill slant not suitable for picnic table or chairs and even if the decline wasn't severe, the width is only about 3 feet. The sites are so short that our 40' 5th wheel filled it up and we had to park perpendicular to the RV with part of our dually fender in the road - as did everyone else. The roads are already very skinny, but with the trucks parked as they had to be it was very uncomfortable. We were really worried about getting out because of the curbs, trucks and the RV across from us. We made it okay only because when we were leaving 2 trucks were gone which left just enough room for my husband to go back and forth with the RV so he could swing wide....We will not be back. - jomark

Disclaimer: I was in town for a family gathering and wanted to check out this park out so I stopped by. My first stop was the MWR office. The excellent value rating is the price. There are a lot of services available at this office, unfortunately, caring that there was an RV park on-site wasn't one of them. The young lady answered my questions but couldn't provide a map or brochure for the park. She also wouldn't take reservations either...call first before coming here! I got directions to the park and headed out. There is a sign at the entrance for new arrivals. Step 1, pick a spot. Step 2 check in at the office. Too bad there aren't any empty spots. One possible spot had somebody's car in it. Very heavy tree cover throughout. The road is narrow and trees are close. Every occupied spot had evidence of long-term occupation; semi-permanent steps, PVC poo pipes, fences and in one case a lawn! Yep, a honest-to-goodness real grass lawn! To his credit he had a sign for the "FAMCAMP spot of the month"!! I think that since this is a reserve base the rules may be different as far as long term/permanent party occupation of the FAMCAMP. I agree with the other camper who said not to bother. We have camped at several military campgrounds and have always had a good experience. This is an exception to those other campgrounds. First we called the office number numerous times on different days and got a recording, left messages for call back and nothing. 3 hours before we arrived we called the office# and finally a woman answered and said there were 5 open sites. We arrived to find one site taped off with yellow caution tape, another site with a van parked off to the side in the woods but no vehicle on the pad. We pulled out and parked in parking area in front of the office hut and husband called base security to ask if it was OK to dry camp for the night. He was told to go to a building and check in which he did but guy in office had no idea why he was told that! Husband came back and drove back into campground to look at the site where van was parked and another camper told him the owner takes his rig out and is gone for days meaning site is not paid for but discourages someone from using it. We paid and used the site for the night. The remaining sites were occupied by long term people but not all workers. 1 retiree had been there since October so 2 week rule not in-forced. Another site had a 35' motorhome, 30' tow trailer, the truck to haul the trailer and 3 cars. Another site had a portable garage frame with tarp setup in front of the trailer. I would dry camp in a Walmart parking lot before returning here. - petpeople

Nice park with several sites available but the bathrooms, specifically the men's was atrocious. One toilet was severely messed up and wasn't cleaned for two days! The women's was fine and I had no problem. A few sites were 50' long and nicely separated from your neighbor. Quiet and nice park. There is a little bar that is busy during the week. Our neighbor, Jeff, who is responsible in some fashion there, was extremely helpful when we were concerned about getting to the dump station in the morning - someone was parked there and he made sure they moved. The biggest issue we had was on our departure GATE 2 (which is the only RV accessible gate) is closed on the weekends, which we did not know!! Luckily for us the security spotted us heading for the exit and flagged us down to wait while he brought someone up to open up the gate for us. So it all worked out fine, but if you're planning on arriving or leaving on the weekend you should call first to find out the proper procedure. Calling this a resort is like calling a beat up old Caddy a luxury car. It's an old park with minimal upgrades. It's tight and the speed bumps bear the scars of many landing pad scrapes. The sites are so close that there's no parking for a vehicle other than on the street, which makes it even worse getting in and out. Lot of permanent residents, with junk outside. The sites are crumbling blacktop for a pad, not level.
The biggest problem we had was with the manager on duty when we arrived. After check in we were assigned a site. With cars in the street I had to jack a 40' 5th wheel around a car, and miss an old motor home that was just over the edge of the street on the other side. It was tight, but we managed to get in. When I plugged in the EMS and flipped the breaker it immediately tripped, then showed no voltage. I tried it two more times then went to the office. The manager who checked me in acted like it was big imposition to even come out, telling me and everyone else in earshot about how he didn't want to do this and he didn't want to mess with this crap. When he couldn't get a reading on the breaker he then wanted me to plug in my RV. Politely told him I would plug in my EMS, but not RV on a plug that had already shown a problem. Apparently that really made him mad because he told me that if I didn't plug in my RV he'd refund my money and I could leave. We were in a bind and needed a site because of commitments, so I asked about another site. He pointed to a small site across the street, and told me I could take it or leave it, despite several other larger sites nearby. We did get into the site, with the front at the edge of the street, but at least the EMS showed good power. Several neighbors who had heard the man came up to us after he left and all said they couldn't believe how rude and arrogant the man was. Will never stay here again, and would advise anyone else to find another park. - Wraber

Location, location, location. Close to Atlanta, the Braves ballpark and other attractions. The park is older but comfortable. It was easy to navigate for our 24 ft. RV. The owners were helpful in getting us a 5 day stay by moving us around but that was fine with us; it helped us out. There a few big rig spaces but not many. Close to Hwy 75 with no traffic noise. Not a resort. This is in the perfect location for Braves Baseball and amenities in Marrietta and nearby Atlanta. Staff is friendly. The huge drawback of this park are the speed "mountains" throughout the park. Everything scrapes bottom--jacks included unless you are able to angle perfectly which is difficult with cars parked out in the roads. Sites are very tight. - krj89
