I would not recommend this park to anyone. We have been here 1 week and 1 day. Will be leaving asap. The park is run down, the grass is not mowed and full of stickers. We asked the gentleman to mow and was told that they would get to it in a couple of days. Have not seen anyone yet. He had no problem coming and collecting his rent. Wrote us a receipt on an index card, not very professional at all. My husband and I are pipeliners and I can see come tax time explaining to our accountant that this really is an rv park receipt. Long and short of it is if your working around Great Bend, Kansas, do not stay here. Also the park is not pet friendly because the place is a sticker patch. We camped at All Seasons Mobile Home & Park in a Travel Trailer.

I am sorry to hear about your experience and would like to clarify few concerns you shared in your review:
- glad to see you are still staying at the park (September 8, 2017).
- we do mow our park and keep it clean. quite a possibility we fell behind due to rain on particular mowing days.
- park assistant just provides an acknowledgment (index card) of rent. professional receipt is made for every transaction and provided. (In your situation payment was made by check and every accountant in this world will accept it as a valid form of payment/receipt).
- we are working on the goat head stickers. we do our best to get rid of them as we see them in patches and have a program put in place to eliminate them in the long term. we are treating the park and it has to go through couple of seasons.

We always like to hear feedback without any bias or premature judgement. I hope your review was sincere and not influenced by some sorry people around.

I am a full time resident at this park and this place was great when i moved in. Sence the new owner has taken over it has gone down the tubes! Grass is never mowed, tree limbs still on the ground from january's ice storm! Pot holes, abandond trailer houses, just going down hill. We had recent tornados and the sirens never went off because the new owner is nowhere to be found to turn them on! What a joke! My life and my familys life just might need that warning. Not to mantion the storm shelters leak like nothing I've ever seen! You make the call but i might have to look for another place to park! If you would like to have a index card saying you paid to stay here rather then a recipt and have to pay in cash then this is right up your alley DISAPPOINTED! We camped at All Seasons Mobile Home & Park in a Travel Trailer.

The place was great when you moved because the old management never worked on the park and busy taking care of their own personal interests. Pot holes, abandoned trailer houses don't happen overnight...it takes time!!!
The new management was introducing new rules to clean up the park and get rid of thrash like yourself. It is very unfortunate that when people don't get to do things their way - they vent it out over the Internet which is a non-scrutinized medium.
The park has a siren system that was serviced and tested by the new management and as a courtesy send warning texts to most of the tenants. It is not park responsibility - we do it as a good gesture.
The park assistant provides an acknowledgment (index card) of rent accepted and provides a receipt at a later date. This has been the norm. The park encourages residents to pay by check or money order.
The park is HAPPY to see TRASH like you are NO LONGER STAYING WITH US.

This is really not an RV park. Most of the units are park models or modular homes. There are a few travel trailers and fifth wheels but they are skirted and obviously are permanent on their sites. There are a few sites for RV,'s but that is obviously not the purpose of this park. The office was not open. A man met us when we pulled in and insisted on payment in cash only. No credit cards, no checks. We don't carry a lot of cash when we travel so we had to scrounge laundry quarters for the last couple of dollars. Wierd. We camped at All Seasons Mobile Home & Park in a Fifth Wheel.

Thank you for staying with us. I sincerely apologize if there was any misunderstanding around form of payment. We recommend our guests to pay by check or money order, and always ask for a receipt if you are paying by cash. The park assistant was fairly new and was not aware we do accept credit cards with a small convenience fee.
The park was a mobile home park and we are transitioning some of the sites/areas into RV park.
We are a Full Service park - 50AMP/30AMP electric, Water, Sewer, Trash, Cable and Wi-Fi. We have storm shelters and community shower area.

I request you to come back and see us and I promise to make your experience richer than what you have experienced before.

Again, please accept my sincere apologies for any miscommunication, or misunderstanding that lead to any kind of inconvenience.

We have stayed at this park four or five times in the past few years. After reading the recent reviews we were hesitant to return. We drove through before calling. Everything appeared as it had in the past. Grass was mowed. Electric water and sewer was available at sites that are well spaced throughout the park. There is a concentration of RV sites near the office and bathroom facilities. If you want to use the park's facilities this is where you want to be. To access all the sites, you have to go over a relatively low curb. Depending on the site, you may be able to pull-in, back-in or pull thru. There are paved parking areas in front of the RV sites. This park is much more spread out than most RV parks. Areas 10 and 12 are several hundred yards from the bathroom facilities. We found the new management to be very accommodating. The site we had stayed in several times in the past was open and they agreed to let us have that site. Most of the sites ae out in the open with no shade. There are a few back-in sites on the North boundary of the park that have some large trees that provide some shade. In talking to the new manager, they saw the reviews here and apparently took them to heart. I walked through the entire park several times during this stay and did not notice any uncut grass or abandoned mobile homes. Some of the mobile homes are old and well worn, but all appeared to be occupied. It does appear that a number have been removed since our visit last year. One of the newer ones is for sale. The residents are friendly and welcoming. This is their home, there are kids and dogs playing in the yards. Folks do start leaving for work in the early morning so there is some traffic on the park roads. We camped at All Seasons Mobile Home & Park in a Travel Trailer.

As the name says, this is a mobile home park that can accommodate some RVs. We changed locations because of the site access and as a result had no wifi. Quiet, surrounded by many mobile homes that appeared abandoned. Site was level and the young guy helping us get in position was very helpful but we won't be back. We camped at All Seasons Mobile Home & Park in a Travel Trailer.

I'm really sad to write this review as I've stayed at this park several times over the past few years and its been a great park. It is under new ownership and so far, not for the better. Pulling in, I was appalled. The grass was over knee high, the first thing you see after the tall grass is the remains of an abandoned trailer house with weeds, tires and scrap lying around it. The office has a note taped to the door with a phone number to call on it. The RV sites are not mowed, the roads have even bigger pot holes and there is no on site management. Inside the park, there is another abandoned mobile home and a trailer load of tin/scrap. Had I not been familiar with the park and the "usable" sites, and had to be in this area, I would definitely not stop here. No Internet, no cable, no one to help you park. The sites are old mobile home lots and it would be very easy to hit a water faucet, as they're set at ground level. In the tall grass, you can't hardly find the sewer connection. Just such a disappointment to find what was once such a nice park now not worth the stop. We camped at All Seasons Mobile Home & Park in a Fifth Wheel.

Rate is for long term stay. The best park about this park is Miss Joy! She is so welcoming and caring, you can't help but feel like family. I've stayed here several times and never had a problem. The sites are spaced out nicely, the power is good. Water pressure can be weak but adequate. The sewer hookups are in the center back of the site and can be awkward to get to. The sites can be a little tricky to get in to depending on where and the size of the coach. If there has been lots of rain, it can be a little soft but Joy manages it so that you get in and out safely. Internet is hit and miss depending on the site you're in but good around the office. It is a mobile home park with rv sites so there are lots of long term residents but everyone seems to exist together just fine. Considering the choices in the area, this is by far the nicest, most spacious park. I'd stay here again. We camped at All Seasons Mobile Home & Park in a Fifth Wheel.

This is a mobile home park with some sites for overnights. The manager is very friendly and helpful but the site she put us in was hardly a pull through. We drove up onto it through the grass and had to exit down over the curb. Driving our 35' motorhome with our toad on a dolly over a curb was horrid. The traffic on the county road behind us was like a freeway. We did not sleep well. In spite of her helpfulness and the excellent price for FHU, we would not stay here again. Be sure to ask about which site and its access if you decide to use this park. We camped at All Seasons Mobile Home & Park in a Motorhome.

This is a basic mobile home park that also accommodates RV's. The sites are long, level, FHU with concrete patios. The manager is very friendly and makes you welcome. The Wi-Fi started out strong and fast until the network started assigning the same identifier to my and another computer. We saw a pool but it wasn't open yet. We did not see showers/toilets but in a mobile home park, probably not there. We stayed two nights and would stay there again. We camped at All Seasons Mobile Home & Park in a Motorhome.

This park is primarily for mobile homes, but has a lot of empty spaces. We had a full hookup with 50 amp electric (need adapter for 30 amp), water, and sewer. The spaces are very long and wide. There is lots of green grass throughout the park. It is very well kept up and is extremely quiet. The staff is very friendly, helpful and personable. I did not ask about bathrooms when we checked in, but did not see any. I would recommend this park to others. We camped at All Seasons Mobile Home & Park in a Travel Trailer.

This is an older mobile home park in a rural setting with paved, winding roads and widely spaced lots separated by well kept grass. There are trees throughout the park. There are a number of vacant sites, some are shaded. Each site has 50 amp service, water, sewer and cable, plus excellent free Wi-Fi. There is no pool or washrooms. We have a 30 amp cord and the owner loaned us a 50 amp to 30 amp converter cord. Our neighbor across the street came over and introduced himself and offered to help, if help was needed. We enjoyed our stay here. We camped at All Seasons Mobile Home & Park in a Motorhome.

The manager, was absolutely the most friendly and helpful person I've run across in any campground. She went way beyond to be accommodating. I felt like we were visiting a friend instead of renting an RV space. Since this is primarily a trailer park, the 50 amp power was superb, as well as the other connections. There were quite a few spaces available when I was there but wouldn't hurt to call ahead. The only complaint I had was goat head stickers that made it tough to walk our dogs. Otherwise, this would be a 10 for a well run and friendly park. Highly recommended. We camped at All Seasons Mobile Home & Park in a Motorhome.

I am an RV newbie, so I don't have a lot of experience with campground standards. But if this is anything to go by, I'm in. From the moment we touched down here, the hostess was at our side. And she was here during an ice storm a week later, when my water froze (not hers) and my husband was gone and I had a minor meltdown. I won't elaborate here, but she went above and beyond in every respect. As did the other campers. This is truly a friendly place. It's wonderfully clean and close enough to Great Bend without being in it. Thanks! Totally would recommend. We camped at All Seasons Mobile Home & Park in a Fifth Wheel.

The staff was friendly and very helpful. We were in a section of the park with a mix of mobile homes and temporary sites near one of the storm shelters. Most of the other short term guests were working on the fall harvest. The park was getting ready for winter and many sites were already winterized and unavailable. There was wiring for cable TV and telephone at the site but it was not activated at our site. There was a weak WI-FI signal for a secured network that we did not investigate. We used our air card and got excellent connection and signal strength. Satellite TV setup and reception was good. The sites were spaced about as far apart as any we have ever stayed at. Each site was surrounded on all sides by grass and there was a concrete patio at each site. Paved parking was in front of each site perpendicular to the street. We enjoyed our stay and would comeback again. We camped at All Seasons Mobile Home & Park in a Motorhome.

We have typically avoided mobile home parks in the past, but due to convenience to business in the area, we decided to give it a try. The park appears to have been established in the 1960's and some areas are somewhat in disrepair, but the new owners are working hard to make improvements. We found the owners very attentive to our needs when we experienced an electrical problem, they were right on top of it and made the necessary repair. The sites are spacious with concrete sidewalks, patios, and grass next to dirt parking. We experienced the "homey" feel of a neighborhood, complete with cul-de-sac type areas complete with storm shelters. I have to disagree with the previous reviewer as to being "quiet", as there were some really obnoxiously noisy dogs in our area. We got good Verizon and satellite signal and would definitely stay again. We camped at All Seasons Mobile Home & Park in a Motorhome.
