This long-time favorite park was as busy as ever a week after Labor Day, although some Cape Cod restaurants were already shutting down at the end of the tourist season. Arnold's, a great lobster and seafood place a short walk from the campground, was open only on weekends (and still was cash only). Van Rensselaer's Restaurant, a fine choice up the street, was open full-time. The bike path out the back of the park offered a 4-mile ride to Marconi Beach. Site K-2 was chosen because it is one of the few spots where satellite TV is available. Spots are pull-in, back out. The oaks bounced acorns off our fiberglass roof all week, an interesting phenomenon. We camped at Atlantic Oaks Campground in a Motorhome.

Our site was cozy but private. There was room for our canopy and rugs but not a lot more before the tall, well filled in bushes which gave very nice privacy from the neighboring site. Being located Mid-Cape this campground is in a perfect location for exploring which I guess explains the price which I thought was a little high for mid to late September when the pool was already closed. The folks in the office were very nice and friendly. Arnold's restaurant is just a short ride/walk on the well paved bike path right behind the park. We would not hesitate to stay there again. I guess Mass doesn't require that sewer pipes be threaded because both Mass campgrounds we were in required me to pile rocks on my sewer hose to keep it in the sewer pipe. I much prefer the security of a threaded pipe. We camped at Atlantic Oaks Campground in a Travel Trailer.

We loved our stay at Atlantic Oaks! There do not seem to be many sites that will accommodate a rig our size (43') but we had no problem driving the gravel roads. Our site was long enough and level. There is a large dip in front of the site (K2) so pulling out we may scrape bottom - will have to hook up the toad by blocking the road, which we hate to do. (I did see another reviewer mention this very problem on this site. They are correct!) Very friendly and helpful staff! Store is nice, and well-stocked. There is a mix of Motorhomes, Travel Trailers and tents here. Many area restaurants are either closed, or on limited days, which surprised us. We thought they'd be open till Columbus Day, but getting help may be an issue here. This campground backs up to the Cape Cod Rail Trail, which was a major factor in our choosing it. Sites are tiered, but they left vegetation between sites, so it feels private, though your neighbors are fairly close. We wanted proximity to the bike trail and to be at this end of the cape. Next time we might choose a different park, just to explore the other parts of Cape Cod, but if in this area, we'd definitely stay at Atlantic Oaks again! (One more thing - for $73/night, off-season, we were surprised at the $4 surcharge for our dog. Must be not everyone picks up after their dogs (ruining it for the rest of us) - otherwise, I can't think of any reason for an extra per-day charge. We camped at Atlantic Oaks Campground in a Motorhome.

If you are interested in eating out often, you may want to consider coming before Labor Day. We did not mind driving a bit to find restaurants that were open, but it seemed that many in Eastham had closed, or were only open a few nights a week.

Rate reflects no discount. Once again we enjoyed our stay. Our pull through site was very wide and long. Our full hookups we in good working order. Bathrooms/showers kept super clean. Interior roads packed stone/dirt, our site was mostly sand. Geography at the campground was lightly to moderately wooded and mostly level. Camp store seemed well stocked and was tastefully decorated. There seems to be plenty of pull though sites that can accommodate the larger RV's up to 45' but I would definitely ask before making reservations. As mentioned in the start of my review that we had no discounts for this year but a 40% increase from previous year is over the top. Friendly and helpful staff. Cape Cod Rail Trail is right behind campground. We enjoyed this campground and would certainly return or recommend this place to anyone. We camped at Atlantic Oaks Campground in a Travel Trailer.

Take the high Speed ferry out of Hyannis to Nantucket for a mid week discount. Recommend getting reservations to stay as long as possible as there is much to do and see on the island. Nantucket is relatively flat and good for biking, lots of shopping in town. Whaling museum is definitely worth a visit as with the beaches.

This is the perfect location for exploring the Cape Cod area. It's 30 minutes to Provincetown and 30 minutes to Hyannis. The Cape Cod rails to trails bike path runs through the back of the park so you can hop right on and travel a dozen miles in either direction. The sites are tiered and, while advertised as pull thrus, the ground in front of some of the sites have huge dips in them which could easily be fixed if they spent any time adding dirt and gravel to smooth them out. It made for quite a bumpy ride getting out of our site. It was also a challenge to get level. The bathroom/shower house is immaculate and cleaned frequently. There is an onsite laundry with 4 double sized washers and 4 dryers which were clean and worked well. There is a really nice larger laundromat which we used (Chatham laundromat) They need more dumpsters. They were overflowing almost immediately after being emptied. The grounds are full of weeds and generally not taken care of. This is why this park is only getting 3 stars. Also the cable wasn't good. The signal was very weak and staticky. The dog park was large and shady and there are plenty of walking opportunities. Ticks are a problem here probably due to the overgrown weeds. They charge an additional $4/night for a dog but it was a dog friendly park and a lot of people had well behaved dogs. Access was good in and out. The roads outside the park in good shape. Wifi in the park was the usual, barely usable for surfing and got bogged down with usage. Cell hotspots worked very well for Verizon (52down/14up) and ATT (40 down/3.5up). T mobile had service but wasn't usable for data. We camped at Atlantic Oaks Campground in a Motorhome.

The Cape Cod beaches are really nice and a few of them allow pets. Our favorite dog friendly beaches were Herring Cove in Provincetown and Nauset Light beach which both allowed dogs on leashes at all times.

A bit pricey but you are paying for location. Nice campground, almost all sites are wooded. Nonetheless, we managed to lock onto 2 of the three possible western arc Dish satellites. Our site (J2) was level, but there was a drop off when pulling out so we elected not to hook up the toad until we pulled out to near the entrance. Even that was tight. Roads are a bit tight for our 38' foot coach but not unreasonable. Sites are close together but not unreasonable. Loved the direct path to the Cape Cod Rail Trail, a nice bike path. Staff was especially nice and helpful. We had trouble with shore power when we first plugged in, so a staff person came out right away and tested the plug. As it turned out, this was our first sign that our transfer switch was going bad. Their outlet was fine. Not every site has 50 amp - we had one. Nightly rate above included $8 per night for our small dogs. Dog park was nice. Cable TV was a bit snowy. Only a couple of OTA stations available. Water pressure and WiFi was average. We were able to use our signal extender to lock onto a nearby Time Warner WiFi site which was faster than the park's - plus the park's WiFi is throttled after a certain level of use. Entrance is gated so good security. I would definitely stay there again. We camped at Atlantic Oaks Campground in a Motorhome.

Very quiet park with mostly shade. Sites are large, level, and well spaced. Not many amenities but I wouldn't use them anyway. It's in a great mid/upper-Cape location. It is very close to the Cape Cod National Seashore which offers beaches and hiking opportunities. There is a short path out the back of the campground that connects to the Cape Cod Rail Trail if you like to bike. Numerous restaurants are close by. The Mass Audubon Society Wellfleet Wildlife area is 8 min away and fantastic. You are 30 min to Provencetown and 20 min to Chatham. It's a perfect location for what I like. I'm staying just before prime season so it is not crowded but the weather is gorgeous. We camped at Atlantic Oaks Campground in a Motorhome.

We were here in late October and the park was mostly empty. It is one of the few parks in the area that is open over winter. The site A8 was level and shady. Utilities were reliable. Great location for visiting the expanse of Cape Cod. We camped at Atlantic Oaks Campground in a Motorhome.

We stayed for 5 nights during the off season (October) during a beautiful weather window. We were pleasantly surprised by the size of the sites; they are all pull-through and spacious. Although the campground is right off Route 6, it was not noisy. The sites closest to the bike trail (back of the campground) would be the quietest. We did not hook up to cable, though it was available for free. Internet / wifi was decent - not super speedy, but better than a lot of campgrounds. Restrooms were very clean and there were plenty. The showers are separate, private, and unisex. Laundry facilities are available here too. The campground has a small store selling the basic necessities, and also firewood. The staff were all pleasant and helpful. The only slight negative was the sometimes loud radio playing in the restroom facility. We could not hear it at our site, however. We camped at Atlantic Oaks Campground in a Motorhome.

The National Seashore Visitor Center is 0.5 miles south. Its worth visiting here to get information and maps for exploring the rest of the seashore and beaches. There is also a trail to walk around Nauset Marsh. The Cape Cod Rail Trail runs in back of the campground. There are plenty of stores and restaurants nearby. Provincetown, Wellfleet, Chatham, Orleans are all worth visiting and not far away. There is an Enterprise car rental in Orleans which is very convenient if you don't tow a car.

Considering other campgrounds on the cape, I guess 60.00 is a good rate in the off season. This is a no frills campground, has many pull thru sites and is big rig friendly. Our site was mostly shaded and with FHU. Water pressure was good, electricity ran without any problems, as well as the cable. Sewer was well placed in the middle of the site. The wifi worked great as well as the AT&T service. This campground is easy to get to and offers a close proximity to key parts of Cape Cod beaches, and other areas. We camped at Atlantic Oaks Campground in a Travel Trailer.

We stayed for four nights and would definitely choose Atlantic Oaks again. The staff were friendly and provided lots of helpful information about things to do on the Cape. Access to the Cape Cod Rail Trail was a real plus; we bicycled to Orleans and enjoyed both the ride and exploring the town. The campground is located in the middle of the Cape, so it was easy to visit the various towns and attractions. Everything about the park was good: very clean restrooms and showers, large dog play area, easy access to walking and biking trails, good quality wood sold for campfires. The only negatives, and they were minor, were somewhat small showers and some road noise from Route 6. We camped at Atlantic Oaks Campground in a Motorhome.

We again enjoyed our stay at Atlantic Oaks. Our pull through site for this year was the best ever, plenty of room and level. Our 30 amp full hook ups we in good working order. Bathrooms/showers kept super clean. Interior roads packed stone/dirt, our site mostly packed sand. Geography at the campground was lightly to moderately wooded and mostly level. Camp store seemed well stocked and was tastefully decorated. Staff was professional, friendly and informative. Good signal on our Verizon cell phone. Did briefly use off season WiFi with no problems. Seasonal sites were well maintained though they kind of kept to them self's. Transient campers friendly and respectful. Cape Cod Rail Trail is right behind campground. We enjoyed this campground and would certainly return or recommend this place to anyone. We camped at Atlantic Oaks Campground in a Travel Trailer.

We stayed 7 nights. Rate was $74/night. Received 10% discount for staying 5 or more nights. Online reservation fee was $3.50. Total cost for the week was $469.70 for an average $67/night. Reservation process was simple. Check-in was fast and efficient. Staff was friendly. All hook-ups functioned correctly. Verizon cell and Verizon Mifi worked well. We couldn't get a DirecTV signal from our roof mounted dish but did find it using our remote dish. There are a lot of oak trees! Other reviewers have done a good job describing this campground. Agree roads are a bit bumpy and sites are a bit unlevel but all is manageable. Certain turns can be tricky for big rigs so take your time. Suggest unhooking/re-hooking toad at entrance area for maximum flexibility. The campground was full during our stay so recommend advance reservations during peak period. The location mid-Cape was excellent. It's close to everything including beaches, lighthouses, Cape Cod Rail Trail, National Seashore, Wildlife Refuge, Ptown and Hyannis. The Superette (small grocery market) is nearby and decently stocked. There are three gas stations within a few miles. The husband had to fly home for an emergency family situation. We were relieved to discover flying in/out of the Ptown airport was easy and convenient (but not cheap). We liked the campground and especially its location. We would certainly consider staying again when visiting the Cape. We camped at Atlantic Oaks Campground in a Motorhome.

Love Love Love the Cape Cod Rail Trail (CCRT). Go North about 5 miles to the end and turn left to find the PB Boulangerie which has delicious pastries and a lovely outdoor area. Arnold's is a quick walk South on the CCRT. They only take cash. If you go for dinner, take a flashlight for the walk back. The trail is dark after dark! Lots to explore including many Ranger-led activities at the National Seashore.

The park had limited big rig access, (I'm talking about 40 plus feet) but they did manage to squeeze us in there for a couple of nights. We did have full hookup with 50 amp and cable tv. Didn't use the wifi so I can't say anything about it. Staff was very nice and helpful. We would stay here again. We camped at Atlantic Oaks Campground in a Motorhome.

A wooded, sandy campground adjacent to the Cape Cod rail trail. Very quiet (at least in the off season). Gated asphalt entry road with single lane (one way) gravel and sand interior roads. Big rigs need to use caution going through the gate as obstructions are close aboard and a left turn is required before completely clearing the gate area. Gravel and sand sites with varying degrees of level (some are level enough only for shorter rigs, others are fine even for big rigs). Campground staff seems to be aware of this as both times we have been there we were put in a site with a long enough level area for our rig. Sites width was very good.

Power OK even under heavy load - 113v while pulling 30A on leg 1 and 41A on leg 2. Water OK, but only moderate pressure - 40 psi. Sewer needs a donut. No satellite access due to trees. 1 bar T-Mobile with adequate speed, 3 bars Verizon with decent speed, campground good signal and decent speed, but campground was only half full. Full single stream recycling on site. Cape Cod rail trail access directly from campground.

Can be difficult making a left out of campground to return to the "mainland".

This is our go-to place for Cape Cod, but we've been careful to go only off season. No idea what it would be like during the season. We camped at Atlantic Oaks Campground in a Motorhome.
