Long post warning: I appreciate the reviews people put on here about campground stays. I'm not a normally Negative Nellie, but I need to say we have just had a poor, poor camping experience at, Bear Cave RV Resort (far from a resort). We came in (Buchanan, MI) on Thursday. Once we drove down the long dirt road, we came to a locked gate with an entrance code pad. We had no idea what the code was, but thankfully friends already at the CG, gave us the code to get in. We were told to find a spot (this is normal for TT CGs). We had requested a full hook up. Well, all the full hook-ups were taken, (not that many since all the annuals had them tied up). When we book at state campgrounds, we know we wont have sewer. But never have we stayed at another CG without sewer. So, we are told that there is a 'honey truck' that will pump you out for a fee. There are several problems with this. 1st, it is not advertised that this is the case and 2nd, when it's time to pump, the truck is not working and the people in the office have no idea when it will be fixed! I might add, the bath house was disgusting, too. When you first go into the park, it looks very nice and I have to say our site was nice. But, people cannot deal with no way to empty except to pack up everything and go to the dump station. By the time you have to do that, you just as well leave and find a decent CG . . . which is what we did! I was so disappointed because the reviews I had read were overall good. We camped at Bear Cave Resort in a Fifth Wheel.

Thousand Trails has begun selling off lots either permenatly or seasonally. The result is all of the good spots are gone. The membership they sell is a first come first serve deal with a maximum 21 days at a park. Then they sell the spots. A bait and switch at the least!!! THis park follows a theme of deferred maintenance at Thousand Trails. The place could be nice but all the monies are stripped out and a bare bones staff is left to try and hold it together. We reserved well in advance a FHU site. Arrived and the best we could get was water and electric. There are many dead trees market for removal and appear dangerous. There is an 11 foot limb that that they put a sign up for rather than cut down. Also a 10 foot power crossing. WATCH your height in a 5ver!!!! Verizon cell worked but had trouble with data during the race and peak periods. Tough to get Satellite but we pulled it off after a few attempts. Most dont! We would not recommend the park at this time. We camped at Bear Cave Resort in a Fifth Wheel.

This park is 1/2 mile from the RedBud track so July 4th is very busy. There is a great meat market in Buchanan.

Big rig friendly and the park has a very good layout. Full service utility sites are out in the open with little shade but great satellite reception. We stayed in a shaded area (no sewer and partial satellite reception) with the dump station and laundry nearby. We will make a return trip, hopefully the entrance road will be in better condition; long and ruff. We camped at Bear Cave Resort in a Motorhome.

Tips for other Campers:

Cave tours on-site, beautiful waterfall at the lagoon which is directly off the St. Joseph River. Boat ramp, docks, etc. are available. Awesome Native American history at that location (Potawatomi Tribe) .

This park is over 60 years old, and probably updated the latest I'd guess in the 60's. As such everything is old and deteriorating. Our Thousand Trails membership enabled us to stay for free, as I thought that was a fair price for what you get. The access road is horrendous dirt and pot holes. Our 50 amp Rv tripped 3 times due to low voltage and the park wasn't even full. The pool was clean although the bottom needs a complete re paint job. This is a "first come, first served" park as far as reserving a particular site, and as such you might get 30 amp or 50 amp full hookup if lucky . There is a nice shady back loop but with a 11' tree limb warning, and low overhead wires, care should be noticed. There is also a bear cave with entrance through the office (fee required). Not very exciting as it was wet and muddy with all the natural features destroyed by years of over zealous campers. I think if this campground was "updated", it wouldn't be too bad. The staff calls it "rustic". Good over the air HDTV, but zero WiFi and minimal cell service. Good for an overnight stay, but that's it, if you can make it through the long access road without breaking an axle. We camped at Bear Cave Resort in a Fifth Wheel.

Pros

Sites with full hookups good size

Quiet, very few campers

No problem with water or power

Cons

Entry road was terrible

Single lane, big problem if meeting other camper, especially towing and impossible to back up

Nothing but potholes all the way

For that reason, will not return. We camped at Bear Cave Resort in a Motorhome.

We stayed part of Labor Day weekend. We reserved and prepaid for 2 sites as we also had a pop up trailer for other family. The area that we stayed in and most of the campground kept loosing power because there were too many air conditioning units running. Saturday the power went on and off all day. Night time was ok. All day Sunday we were stuck by our home because it was too warm inside for the dogs. People were leaving and management kept putting more new trailers in those spots even though they new there was no power. When we checked in they didn't mention anything or ask us to limit ac usage. We didn't make plans a month in advance to be trapped and not able to use the facilities. Communication was poor. Still waiting for a response from Thousand Trails and Bear Cave. We camped at Bear Cave Resort in a Motorhome.

We arrived and could not even get in. This whole thing lasted from 8am until 1pm when the only way we could get in was when a car came out of the gate, it opened and we were able to get in. Once inside, the office said it was open but locked with all lights out! I would definitely recommend calling a couple days ahead of time and staying on the phone with them until they let you in the gate. Sad. Additionally, there were several large potholes which made it difficult to get our motorhome in. They have a store onsite also but it was never open the two days that we were there. Bathrooms were fairly clean but very old and in need of renovation. We camped at Bear Cave Resort in a Motorhome.

First the positives. Sites are very spacious, plenty of room for a big rig and space to park an extra vehicle. Lots of shade and also open spaces for satellite dish. Has river access. Friendly, helpful staff.

Now the negatives. Access road is a one lane gravel road for about a quarter of a mile. I don't know what happens if rigs going in opposite directions should meet! Before you set up your rig on your site be sure and check the electric on the post! We had to change sites due to non existent electric but the clerk in the office said it was available! We moved to a spot with good 50/30 amp. Another negative is the availability of water! No tap at our site. Had to use 2 long hoses to reach an available tap. When another rig moved in behind us he didn't have any tap available. Maintenance worker brought over a splitter so the guest could hook up. There is a laundry room. It is clean and there are 4 washers and 3 large dryers. But wait, one washer and one dryer have locks on them. They are only available for use by staff who clean the park models. So park guests only have 3 washers and 2 dryers available! Lousy set up! Now the biggest negative. No WiFi. Most of the time our hot spot did not work. At best on our Verizon phones we only had 2 tiny bars and then the connection was bad. Lots of dropped calls depending where in the coach we were sitting/standing when on the phone.

Originally we were only scheduled to be here for 3 nights but due to mechanical issues with our tow vehicle we had to extend for a week. The park was very kind and kept our daily rate the same ($10) even though they could have raised it. We very much appreciate that consideration. We would stay here again if ever in the area. We camped at Bear Cave Resort in a Fifth Wheel.

Tips for other Campers:

There is river access (St. Joseph River) which is a lovely river. Some boaters and canoes and kayakers. The dock is in need of repair.

Shopping available in Niles, MI about 12 miles away and Mishawaka, IN about 30 miles away. Lots of wineries in the area. Close to South Bend.

This is a nice little park. About 1/3 of the sites are full hook up, the rest are without sewer or for tents. The full hook up area is lightly shaded and gravel/grass for your site. There are many cement pads thru the park but none with full hook ups. Many of those sites are very nice, very shaded but if you want satellite reception you probably won't get it. Anything around the river is without sewer. They do have a dump on site and they also have a honey wagon. I would return again. We camped at Bear Cave Resort in a Fifth Wheel.

Tips for other Campers:

The Michigan Wine Trail is close by. There are also many hiking areas and parks to visit. The Farmers Market in downtown Buchanan on Saturday is very nice. They also have a Thursday concert in the same park as the farmers market. Close by is the Old Rugged Cross Church. Call to arrange a tour. On the camp property is an actual Cave to tour. It is a close drive to Lake Michigan. Warren Dunes State Park (fee to enter) is nice and has good hiking trails.

We camped here the 15th of June. The pool and lodge were not open. Both were closed for maintenance. They thought the pool would be open in the next week or two. There is a new manager this year and he is trying to get things into shape. The road into the campground is narrow dirt and gravel. Hope you don't meet another unit going the other way. The water connections are hit and miss. frequently four or five to a connection. The sites are level and many have concrete pads. Verizon is two bars. Would come back but only because I'm a Thousand Trails member. We camped at Bear Cave Resort in a Motorhome.

TTN rate. I can't cover it all in this review. This campground isn't worth the stop. Power and Water are issues. General upkeep and maintenance are terrible, the river boardwalk and dock are scary with loose boards and totally beat conditions. Pool and spa won't be opening this year and as an alternative?? Management is offering a free tour of the "Bear Cave" which is really a disappointment as caves go. Management here are paranoid and hysterical; make up rules as they go along and have to deal with problems or unhappy campers, or both. The comment we heard most often from the two managers?? "We both have college degrees and we aren't stupid." Does that make any sense when it comes to constructive customer service? The conditions here are pretty much out of control. There is absolutely no security at this CG; the gate is jammed open and there is no surveillance system and no access control. We would never consider returning to this CG and we suggest others avoid coming here; stay away, it isn't worth it. We camped at Bear Cave Resort in a Fifth Wheel.

This was suppose to be a really nice campground. We drove four hours to go to bear Cave Resort. We were very disappointed when we went to the showers; water pressure sucked; the bathrooms were very nasty. Then we went to the rec center where you're suppose to be able to play arcade games, ping pong, and pool. Well, all the arcade games were broken; they just ate the money. The pool table was broken as well; the change machine part was stuck so you couldn't get the balls to play. The water fall was not what we expected & neither was the cave! The pool was absolutely horrible, very dirty. This may have been really nice thirty years ago, but now it needs a lot of updating! To top it off the whole family came home very sick with e-coli. I really hope they clean and shock that pool more! We camped at Bear Cave Resort in a Tent Trailer.

Rustic setting on the river with sites in the heavily wooded area or out in the open. Mainly gravel or hard packed grass and clay. Could use some updating in the showers and baths but overall a peaceful setting and quiet. Roads are very narrow but accessible and office and activity center is friendly and helpful. We stayed here under our Thousand Trails membership at 0$ in our 40 ft motor home. There is a limited number of full hookup sites and we were fortunate to get a nice one. We got easy access to satellite TV, which is lucky because most sites are wooded. Try sites 150 through 157 for full hookup w/50 amp and satellite access. Unlike a previous reviewer, we had no water issues. Our Verizon cell service was one bar at best. This could be a 9 but it needs plenty of maintenance. Our site had good solid gravel and was easy to level. We camped at Bear Cave Resort in a Motorhome.
