This is a full service resort in the Catskills, with lots of activities, especially for kids. While there are over a hundred RV sites at the resort, they are scattered around on the grounds, not all grouped together. Some of the sites are very pretty and somewhat private. If the resort is full, the sites are doubled up, and your neighbors will be quite close, but otherwise, there is lots of space. The staff is great in every aspect, and there are constant patrols through the grounds, taking care of security and other matters. No reservations, but they say they can accommodate everyone with at least electric. Not all sites sewer service, and it is first come first served. There is free wifi, but it is very slow and the signal does not carry far from the common buildings. There is a weak att signal, but no verizon. This is a place for those who like lots of music and activities; others might find it a little loud at times. There is a fireworks display every tuesday night in the summer, which is quite impressive. There are frequent live music and other shows. - KAP99

We stayed 4 days. I'm a very experienced driver, and I'm telling you its TIGHT. Trees are good, but there are too many, too close. A 37 ft. 5th wheel is a challenge, but doable . No signal, no WiFi, no cable. Seasonal campers make the place look messy. Some campers were untouched for years, and we're growing into the ground. The pool is great, big and clean. Store was nice, also a game room, b-ball court, playground, all good. There was litter around, golf carts aplenty . With all that said, everyone was friendly, it was quiet at night. It wasn't busy when we were there. It's definitely not a "camping" experience, but it worked for us, and given the proximity to our grandchildren, we'll probably be back. The lake is great, and largely unused. I suspect there are enough fish to keep you happy. Catch/release . Kids and early teens, will have a great time here. All things considered, it's not terrible, but definitely not great. - jimntoni

Stayed over Columbus Day weekend. Great value, 2 days 3rd night free. No activities, most amenities closed for season. Read mixed reviews, but as there are many wonderful sights to visit all within 1/2 an hour drive time, the lack of campground activities is forgiven. The lake on the campground is a gem. They really need to make that their priority, it was beautiful and serene. Unfortunately the rest of the campground is anything but. The people were friendly but the houses built onto campers was more like an unkempt trailer park. Most sites had piles of broken trash, doors, tables, kiddie pools. Wish they had a few more rules about trash and building houses. We luckily had a semi-private site for ourselves and another family, a little oasis. People stayed up late, it was but bearable. Only hot water for showers near main office, but otherwise hookups and electricity was good. Place has potential, probably won't return. - K S

Should have listened to the reviews here. This place is primarily seasonal camping, where everyone has their decks and TV's outside. music was loud and everyone was cruising around in their golf carts drinking beer. Sites were essentially unnumbered. I think there are about 4 nice sites the rest did not provide the camping experience we were looking for. Our site was side by side with another camper, 6' max. On the good side, the hookups worked well and the check in lady was super nice. Although they did send out a mass email of the activities with everyone's name in the to list!
These showers were pretty messy and had no hooks. A little attention would go a long ways. It was a good experience pulling in, the family's jaws were on the floor. I guess it depends what you want. - 72streams

Nice DEC sites. No hookups, strictly dry camping. Good space between sites. Quiet and privacy. Few lakeside are hard to book. Best to secure 9 months in advance. Many sites OK beach. Good boating fishing and several good hiking trails. Next town north is Tannersville has excellent Mexican restaurant and steak house too. - Poper

I have stayed her many times over the years. My recommendation it to book early if you think you want to go here in the summer on the weekends.
The bathrooms are clean the sites are spacious I have no complaints.

After a rocky set up, we loved this campground. You need to make sure that you are on their slightly graveled areas in order to have any possibility at being remotely level. We didn't see it because it was grassed over and spent a ton of time trying to get level. We ended up unhooking everything and moving the trailer. We then set out to get some wood for the weekend. This was the one thorn in my husband's side and the only reason I didn't rate the campground a 10. We opted for the $40 load of wood that the owner would bring over in his truck. It was a large amount of wood with many small pieces to get the fire going, but it was all damp and not easy to light. Even with log starters and lighter fluid, it wasn't lighting well. Other than that, we loved this place. It was quiet, friendly and the walk around the nearby reservoir was beautiful. It was a perfect choice for a low key weekend get. away. - DeannaS

$25 is PPA rate. The campground was nice and getting better. Under new management and they are putting some money in it. The views were great, but not very close to the highway (10 miles). This is a very nice, rural campground on 100 acres of land along a small river. If you want to get away from the city, this one has it all...large sites with plenty of open space arranged in tiers above the river so you never get a sense of being in a huge campground. The are sites on the ridges, others in the woods, and some along the river, all primarily back in. There are good outdoors facilities including a large poor, volleyball, a play area, and video games. Nothing is paved and the level side-to-side is pretty good and the grass is in good shape. It is close to Mine Kill State Park and falls with a 2 mile hiking trail to there. The store, though small, includes local beers by the bottle! The negatives, which might be positives for those trying to get away, is that there is no TV and no Internet. One caution...the south entrance is blocked by a flood two years ago...enter off Rt 30. - Solem8s

Large campground with lots of seasonal campers. We were at the end of the season. Very few campers. Our site was level and nice in an open field. The bathhouse was new, because it was destruct in Hurricane Irene along with many campsites near the water. The campground owners were very friendly and helpful. We were able to pick up DishTV. We were passing through on our way home. Wish we had more time to explore the Catskill area. We would stop here again, if in the area. Sites were well spaced. - Ridingtheroads

We were very impressed with the campground, we were greeted at check-in and thoroughly explained what all the activities and rules were in a very professional manner ! The store was exceptionally well stocked and reasonably priced. Without a doubt, i would have to say they offered the most family friendly camping experience I have ever seen. Each camping section has an open well groomed field with plenty of space for children to play while still within eyesight. The Wi-Fi is available at the store for free. The only reason we didn't give them a 10 is there was only one set of restrooms with flush toilets. There were plenty of privy's throughout the campground though if you don't mind that ! We will definitely be going back, hopefully this fall. - 2006F-150

This campground did not meet our expectations. We pulled into the very narrow entrance road a 2 p.m. and walked to the office door only to find a note stating to go to the house. Where's the house? A person walking her dog, not staying at the campground, explained the house is further down the road in the middle of the campground. Fine. We walked to the house and observed the small river front sites. We knocked on the door several times and no answer. This was a good thing because we did not like anything that we saw. Old trailers, a pile of old tires, old propane tanks, close sites. We walked back to our RV and hi-tailed it out of there. This campground might be OK for tent camping, tubing on the river, but it was not the kind of place we prefer. There is a very nice state park not far away. - Buckie

Stayed here for a week while visiting relatives in the area. Has a great pool for the grandkids. A couple of things; first, visitors are charged $10 per adult. This was an issue because family could not visit us without paying $20 per day. Also, they charge for use of the showers. I think this is the first campground we have been to with this visitor policy and with pay showers. The space was very spacious, we not very close to any other campers. The park is very large and easy to get lost in. I think if we make this trip again, we may stay at another park. - LDJohnsonAZ

Campground has very large sites. We had plenty of room and the site felt very private. It is heavily wooded and would be much more attractive if they took out the smaller trees. We couldn't get any satellite reception. WIFI is pretty good, if slow. Verizon hotspot didn't work - because of the trees? Having so many trees makes the atmosphere dark and a little gloomy, in my opinion. Nice place to take a walk with the dog.
Entry area is very crowded and this seems to be a busy place so check-in took a while. - UllaPool

This is a very nice campground. A bit tight for our 43 foot motorhome but we had a nice pull thru up front. Staff was friendly enough but seemed too busy and unable to give us much attention. We had no cable service the first night and spend much of the next day trying to get staff to help/provide updates. The cable was restored but there were not many channels and the reception on most channels was very grainy. Very forested so no satellite. WiFi was very good. Many restrooms spread throughout the park but showers were all up front by the office. There were plenty of them as well. The showers were 25 cents for eight minutes and there were no controls so you couldn't adjust the temperature or turn off the water if you finished early. The hookups were fine and the sites in general were level and spacious. Lots of activities for the kids. About four miles from the interstate and the town of Saugerties. - VegasVagabonds

About 3 miles from the Thruway but easy to find. Roomy, hard packed surface, level sites under large trees. No satellite reception but 65 channels of high quality cable reception but no PBS. The best WiFi access I have ever had in a campground. I travel with a mobile hot spot because of poor campground WiFi, but I did not have to use it here. When a camper had a serious problem with the RV the staff was very helpful with repairs and got him on his way. Overall this park is very wooded and will give you the woodsy camping feeling. We have a long 5th wheel (42 feet) but had no problem getting to our pull-thru site or leaving.
Activities: The swimming pool is "heated" but not a hot tub heat, more like once you jump in you immediately get used to the temperature type of heated. The fishing pond is decent, however keep your line away from the fountain, our kids lost too many lures casting that direction. We stayed 4th of July weekend and they only had campground actives on Saturday and not everyday like most places. There is a nature trail that takes you around the outer parameter of the park and there are a few enter/exit spots clearly labeled with signs.
Staff: the staff was friendly and escorts you to your site. They can be seen all over the campground, cleaning escorting people, garbage pick up every morning, etc.
Site: for the most part our site was level, we had to park in just the right spot to leave room for our slide-outs and awning. We felt that we had sufficient room between us and the next site to still have that private feeling. Electric was good, cable was a little snowy on some channels, wifi was just enough to check email, water pressure was low.
The only downside we encountered, which wasn't too bad, was that the fire department is across the street. They also have signs in the office when you check-in letting you know its across the street. The siren only went off twice while we were there and the siren lasted about 45-60 seconds. - AJay
