The utilities weee placed well and worked as expected. The site was plenty long enough for our 35' and we had room for the car on the drive. The dolly was beside the RV. There is a nice table and fire pit on site. Our site needed boards under our front wheels to help level without causing the front tires to be off the ground. Spent the weekend here in order to be close to Biltmore and Asheville. Beautiful park with very friendly, helpful staff. Sites are spacious and wooded. Some could be tight for large rigs, but our 28' Airstream fit just fine. We thoroughly enjoyed our stay and will definitely return again! - Megan McGrath

Beautiful, heavily forested campground in the Pisgah National Forest. We stayed in site 36 which was a long, fairly level site but a bit of a challenge to back into due to trees and posts surrounding the water hydrant. Our site was FHU with excellent water pressure. Verizon signal was mostly non-existent within the campground. The Hardtimes Loop and Bent Creek Loop where closed while we were there, so I could not rate the sites. The Lakeside Loop sites (where we were) were all asphalt with a fire ring and concrete picnic table. In my opinion, site 36A (right next to us) was the best site in this loop, having the most privacy and the easiest site to back into and get out of. A few other sites in this loop are more difficult to get out of due to the posts surrounding the water hydrants (one camper had to dig one of the posts up to get out of his site). Big John Loop sites were all gravel, but smaller, and many sites were very unlevel so I wouldn't recommend this loop for larger rigs (although there were one or two in there). There are low hanging branches on the road leading into (and within) the park, one of which took out our antenna on the way in. Also, the road coming into the park is narrow and has two blind curves on it, so take it slow. There are miles of fantastic hiking and biking trails in and around the park, along with a beach/swimming area (closed while we were there) and a long fishing pier complete with rod holders. Restroom/shower area was spotlessly clean, but there are only two toilets/showers for each loop. Dump station is at the back of the park and looks to be easy in/out (although we didn't use it). There is no campsite store onsite, but they do sell ice and firewood. We were able to get a few OTA channels (even with our broken antenna). Workers were nice and helpful, and cleaned sites thoroughly almost immediately after someone left. - RVIN 24-7

We arrived after 5 pm so office was closed. Park was very crowded and sites were carved out of every available flat area, as well as private residences and apartments. Our pull-through site was only a few feet from a busy road. Site was narrow and difficult to park due to tree and utility post. Decided that we could not put out slides so took an empty 30 amp spot that was wide enough for our slides. Restrooms were smallest that I have seen outside of a B motorhome: needed to keep elbow in when using stall or sink. Just not a comfortable situation. - noobie

We hadn't stopped here in several years, and it looks like no upgrades have taken place. After maneuvering winding road, you must turn into the campground on a sharp curve, then up a hill in front of office. Sites are all back-in up on the hill with uneven pads to get up on. All hookups are at the back. You must back up as far as you can, anyway, to get your tow off the narrow road. Clubhouse looks ancient, with old chairs in need of replacement or paint. Very little maintenance anywhere. No place to walk the dog, but we found a dog park two miles away. WiFi is good and location of park is good. - wallysmom

Very close to your neighbors. Concrete pads. Barely room to park your vehicle. There's a picnic table but didn't use it because I felt I was eating next to my neighbors bedroom. This park is located very close to downtown Asheville, NC. The park was clean, and other than some traffic noise from the interstate (as it is literally right off of the interstate), it was fairly quiet. Our site was right on the river, so it was very nice to have the convenience of being so close to downtown, but still have that quaint feeling of being close to the water. There is a water equipment rental place located right next door that would be very convenient during the summer months (not sure if this would add to the noise during the hotter months as it was closed during our stay). Another feature we found interesting... which some folks seemed to dislike... is that there is a walking trail that runs through the RV park that leads to more trails along the river in one direction and to a park in the other. We found it to be very nice as we do enjoy people watching and it wasn't very busy during out stay there. The camp host & hostess were both very nice and we enjoyed chatting with them. The only issue that we could foresee is that they don't really do site reservations. If you call, they will take your name and the dates you plan to stay and reserve your stay, but they don't/won't guarantee that you will get a water-side site until you get there (first come/first served). While we got lucky this time, I didn't like that it was kind of a gamble as to where we might be located. Also, there are very few trees around so there's not much shade to speak of. During summer months, it could get very hot. Even so, due to the convenience of the location, we'd still gladly stay there again. - FlowerChild7275

Pleasantly surprised. Excellent location for a Biltmore visit. Lovely view of the river. Fortunately we were forewarned by another review about how to enter the park and where to look for the camp host to pay. That warded off the frustration from the get go. Yes, there is highway noise. The "reservation process" felt a little iffy, but check in was smooth and the employees friendly and helpful. Being right on the river was beautiful and important to me. The absolute weirdest entry to any campground I've ever seen. It's right at the base of the off ramp, so you need to go down the road, turn back around, go around a big median, wait for off-coming cars, then make an S turn into the campground, which looks allot like a wide bike path, complete with bikes painted on the roadway. You feel like you're doing something wrong. Once in, there is an RV near the front where you can go and check-in, if you notice it. For me, I was taking in the RV park itself and was so underwhelmed and frustrated from trying to find it, that I didn't see the "office." I asked someone who was riding through on a bike and she said to go back out to the place that looked like an RV mechanic's shop and go in there. I did that. The man was tough to understand and really acted like he was going to find it hard to get me a space, without a reservation. There were about 6 or more open sites but he put me on one with no sewer and still charged me for the full hook-up price (I was told it was the PA price but I wonder.) So, it's on this nice river, but you can't get down to it. Anywhere. And there's a greenway that goes along the river so people from all over town are parading by and through the RV park on their bikes and rollerblades and running and walking and pushing strollers and walking dogs back and forth the whole time. I won't be back. I did not look at their facilities. I noticed you can rent kayaks and bikes and tubes next door. Not sure if they are affiliated. The wifi is there but it's weak, even with using my booster. The water pressure seems extreme so use a regulator. The park itself is just an oval area with cement slabs. Oh yeah. My site didn't have a table or a firepit either. It did have some cute gophers in the brush, though. - Rockwood-C

We had a site right on the retention pond. It is a back in site, I wanted to pull in as we have a motorhome. I was told I could not do that. But I did. This appears to be an older park, all of the lake view sites are back in, not drive in. So obviously geared up for trailers and fifth wheels. It is handy to Walmart and other services. - RPFawcett

First of all, if you go to this park, use 125 Jillian Trail for the address instead of 170 Rutledge Rd. After getting the confirmation email with the Jillian Trail address on it, I called the office to double check on the GPS address to use. The gal said to try the Rutledge Road address. Don't do it. That is a dead end street on the other side of the campground. Also, if you get site 11, you should park as close to the cement patio as you can or your tires will be off the ground on one side after you get leveled. The gentleman who parked us failed to make the recommendation. The name of the park would lead you to believe you are on Rutledge Lake, if there is such a lake. However, the lakefront sites you pay extra for are actually on a little retention pond. The laundry room was nice, with several washers and dryers that worked well. The store is well stocked. We were close to the Blue Ridge Parkway and less than 30 minutes from Asheville. - Gannonrv

We were assigned a site too small for our 33-ft fifth wheel. The sites were so small and close I have NO idea why people stay here. We left. Even if we could maneuver on the narrow roads, there would have been no place for our truck. Campers even left their truck/cars in the roads, to prevent maneuvering our vehicles. - Georgiajan

We stayed at a site in the hollow next to the house which was very nice and had full hookups. Our site had a large concrete patio with a pergola, bench and table which was the nicest patio area we've had at an RV park. It was next to a clear, shallow creek with a wooden swing. There is a large, grassy field that is great for dogs. The site itself is gravel/grass and level. Wifi was strong and reliable. Good Verizon signal. No cable but satellite friendly and many OTA stations. There are only a few sites in the hollow. It is down a steep hill but we didn't have any problem in our 37' class A. The 5 sites across the highway didn't look as nice, but I really can't make much comment on them since that's not where we stayed. No facilities but we never use them anyway. We would stay again if in the area. - thekites

This is a small, well kept campground with just 5 sites. We stayed in site 3. Virtually at the edge of Pisgah National Forest and close to everything else. Best wifi in any campground and we've stayed at many. No frills but each site level and grassy "front yard" to each site meant no rug necessary. Would absolutely stay again. The owner is a gem of a guy and has a nice place here. Sorry to have to leave. - Jaendavid

There are 2 campgrounds; 1 directly off the Pisgah and one down in a hollow across the road. You will not find the one across the road, so call the owner a few minutes before arriving so he can guide you in. In the hollow is down a steep gravel path. No amenities. The full hookups worked well. Wifi was adequate for web surfing and email. Big open field to run the dog, just make sure you pick up after your pets. Very quiet campground. As a full-time traveler, I have been to many different parks and have had good and bad experiences with management and facilities. This park has been such a great find! The owner, has gone above and beyond to help me settle in to my year-long work assignment in the area and I have never had to second guess if choosing this park was the right decision. As mentioned in the other reviews, you must be self-contained as there are no facilities here but the well water is amazingly clean and there is great water pressure. Most of the traffic running by the park is local or motorcyclists out for a scenic ride in the area, hardly noticeable. There are lots on both sides of the road so as mentioned DO slow down when close. The GPS was very accurate but it will take you to a house about 200 yards in front of the turn, so if you miss it; turning around in a larger rig will be tough. If coming from Candler and staying in lots 7-10, there is a long, brown fence immediately before the turn-in on the right. If in lots 1-6, you will see the trailers and the EXIT to the sites on your left BEFORE you see the ENTRANCE sign ahead. Suburban propane has been amazing and will come out to this location to install a tank if staying long enough to need it, with auto refill services available. The sites are gravel, level enough to just need a few adjustments. There are picnic tables at each site with 30amp,50 amp hook-ups. The grounds are maintained well with a few trees, more on the creekside, that offer some shade. There are several county parks in the Candler area with playgrounds and nature trails so not having these facilities at the site has not been an issue. I do not have dogs, but others in the park do and have never had issues, no unwanted visitors either. So far, it is very peaceful. The owner has been one of the nicest people I have met in my travels and I highly recommend this park, whether for a day or a year as he will go out of his way to make you feel welcomed!! - GinaS

Great rates, but the owner has issues with dogs over 30 pounds and also if you have tattoos. After staying here for three weeks with no issues we were asked to find another place to stay. We even built a fire ring for him, with his permission. In addition, the wifi is useless, Verizon has 1G service, and you can only get 7 TV channels. - RVRenegades

We stayed one week. The weekly rate is $130. With Passport America, it was $125. Other reviewers have done a good job describing this CG. If you're coming from the South on 151, sites 1-6 are on the left and sites 7-10 are on the right. Our GPS was accurate. I recommend arriving during day light. Really slow down early so you have time to see it and make the turn. A turn around spot about .250 mile further is possible but wouldn't be pretty. Not knowing what to expect, we unhooked our toad about 2 miles before arriving at the CG at a vacated fire station on the right side of street. This wasn't necessary as there is room to pull-in and unhook. However we felt the remote lot was easier so we also used it to hook up upon departure. As much as I don't want to say anything negative, there are two things I must mention. 1.) We had a homeless man suddenly appear in our headlights one night as we pulled into our site. It was startling to say the least. Although he was tattooed everywhere including his face, he was polite and asked for a ride to the store (8 miles away). Fortunately another camper at the park graciously put the man and his bags into his truck bed and took him. This helped the guy out and also got him away from the park. It's a reminder to always be aware no matter where you are. 2.) CG wifi did not work well. Normally this isn't a big deal because we have other options but not here. Verizon cell worked enough for voice but not for data so we couldn't hotspot. Our Sprint Mifi had zero signal. When the CG wifi didn't work, it was very frustrating. The owner reset it which helped but only for a half a day. Other than those two things, all hook-ups worked well. We received DirecTV signal. I think sites 7-10 would all receive sat signal. Overall the park is lovely and peaceful and the price was right. Asheville's attractions are an easy drive. Beautiful Pisgah Natl Forest and Blue Ridge Parkway are in your backyard. Site 333 is flat, dirt/gravel mix w/o grass. To rear is a steep, tree covered downward hillside. Dirt lanes. Camped in a 35 foot 5th wheel w 3 slides. Site is very narrow w barely enough room for parallel parking truck. At bottom of hillside is a TA truck stop where tractor trailer rigs make noise night & day. I 40 is close & there is highway noise from it. A few tree branches need to be trimmed; they brushed top of rig. Shower & laundry houses are very clean. Small, clean game room w exchange library, games, puzzles, & TV. Several walking trails & large grass areas. Did not use pool, but it appeared very well maintained. About 25 cable TV stations & good AT&T cell coverage. WiFi in this section of campground did not function due to a lightning strike earlier in the season. We just bought our first camper in July, right before going to Canada on vacation. We live nearby, but we decided to camp here the weekend before we left, just to get the feel of things. If you're staying here to visit Asheville, you might be a bit disappointed. It's about a 30-minute drive to get downtown. If this campground is even in the same county, it's a close thing. Anyway, the campground itself was nice enough. Our site was a bit tight to back into, and my husband does have experience with backing trailers. We had two vehicles and had to park one a good distance away. The manager is nicely insistent that no one parks on the grass. We only had water and electric at our site, so we did use the bath house. It looked freshly remodeled and it was spotless. The campground is fairly close to I-40, as most reviewers mention, but on the side of the campground farthest away from the registration area, we didn't hear much noise. We do live close to a highway though, so our standards may be different than others'. If the noise bothers you, you can get free earplugs from the office. The pool was nice and clean. Staff were a constant presence around the campground. They were just walking around to make sure everything was okay. The manager comes around in the very early evening to offer firewood for sale. We did receive a packet of information with all of their planned upgrades. It sounds like they are trying to improve everything they can! I've seen other reviews mention a "sewage smell." There's a paper factory in the next town over and sometimes it smells like that. It's not the campground. I do remember the information we got at checkin mentioned that if you smell it, it's usually in the early morning and it's usually gone by 10:00 am. We didn't notice it while we were there. I've lived in this area all my life (luckily not close enough to smell the factory), and I've noticed whenever I am in this area that the smell has drastically improved over the past decade! - CaptainCurls

The owners are pleasant, professional and helpful. This park backs up to I-40 and I thought road noise would be a problem but I was fine with the level of noise at the camp site. You can still hear the trucks, yes. We were in the upper level and this park has a lower level with shorter sites and a little more removed from the road. The site was acceptably level but you will still need pads. Surface was stone and dirt. Sites had fire pits and tables but they are close enough together to make me be cautious in using it. Electric was reliable and stable. We have stayed at other CG's in the area and I will come back to this one in the future as its only 14 miles away from the Biltmore Estate. - Ken56

The designated dog walk area was completely littered with so much dog feces, you literally could not walk your dog! We had to walk our dogs behind the RV park near the roadway , but with much fewer feces. We were asked to clean up after our dogs which we do, actually clean up after others, but come on! Upon arrival, we were told to unhook our dolly so we could make the turn into our pull thru site front next to spot BB. Site was fairly level with a picnic table. We left a day early and found better accommodations in Hendersonville. - Rv there

First! We have a 45' motorhome so all other reviews saying this is a tight park, please learn how to drive. Had no problem getting around. Second! The owner is SUPER friendly and will do everything to make your stay comfortable. As others have said, this is a great location to visit Asheville. If you are looking for a family entertainment/ activities like a playground etc, this is not your park. The park is small and quiet even though it is close to the road. There is a small stream at the back. You might hear the train once or twice but its not an issue. - Presidio40

Management & staff excellent- friendly and helpful. Clubhouse spacious and clean. Pool available in season. Laundry on site is more reasonable than Laundromat Wooded sites. We were not able to connect to Satellite. No Wi-Fi or cable available. Sites are not level or large but staff will assist in whatever it takes to level and facilitate settling into site. Convenient to Asheville and Western NC attractions. Showers could use more cleaning attention. This is our 3rd year to stay a month at this park. This is a nice spot near Asheville. We only wish that we visited when everything is green and blooming! It's super convenient to town and nearby attractions like the Biltmore Estate and the Blue Ridge Parkway. We were in a Deluxe site for $50 a night - if you can swing it - go for the premium sites with the concrete pad and beautiful views. Very friendly staff and the sunset views were amazing! We stayed 6 nights. We didn't find the entrance to be too intimidating. If you're in a motorhome with a toad, to ease concerns you can disconnect at the paved part of the entrance just off the road before heading up the dirt road to the CG. Great friendly staff, lovely views. Water pressure at our site was a little weak at times. Probably something they will iron out soon. Fantastic location for base camp for touring Asheville. You can be downtown in 15-20 min. Also well situated for touring West Asheville and Black Mountain. Nice trails at CG, too. - problemchild
