I am so sorry I booked this place over the campground down the road. It's 90% permanent and of those it's about as hick as it gets. The sites aren't even sites really, grassy areas with hookups. And it's LOUD. Shame being right on the water. If you like mullets, old trailers decorated with various patchwork tarps in a CG with sites that are lumpy slots in the grass, and enjoy things like the Saturday night cruising the circuit in golf carts making enough noise so it's hard to sleep, then this is the place for you. If you have ever dreamed of living in a run down trailer park, with all the horrible clichés come to life that come with it, then this is your place. Otherwise book elsewhere. We actually left here and went to the other campground. Easily the worst placed we have ever camped. - Way2Roll

Camp sites: We stayed in site W1. We arrived after hours and were told to use site W1B. We were unable to do so because W1B had dirt stockpiled in the site and was within feet of the large maintenance shed. We had to relocate ourselves and W1 was close and nicer. W1 is a fairly level, but small site. I parked my tent trailer within two feet of the shore connection and the awning on the door side reached clear to the neighboring site shore connection. A larger unit in this site would not fit. I would estimate the campground is three quarters filled with permanent units, but these have seasonal residents. The campground seems to cater to these residents. The sites available to those of us that are not permanent are clustered amidst the permanent units. Staff: The staff did not go out of their way to be helpful. The couple checking in before us did not have a reservation and they were given a phone number for another employee who was on vacation and told to call them to figure out which site they could use. When I wanted to top my propane tank with fuel, I was told that I would be charged for a full tank fill up even though I had about a half a tank remaining. I went elsewhere to fill it up after leaving the campground. Bath House: The bathrooms did not appear to be cleaned daily even though the sign said they are cleaned daily. The toilet paper ran out and was not refilled the last three days we stayed. The men restroom was locked and was not open for our entire stay. I used the family restroom. Amenities: The park playground was interesting, but nestled between the two busiest campground streets with no real barriers to keep kids in or cars out. The laundry was locked and I had to ask for a the staff to open it. They do have a boat ramp, but I did not look at this. They do have a pool, but this was closed for the season. The park is gated and key cards with a $15 refundable deposit are provided for access. Internet Wi-Fi is available within 50 feet of the office. General Comments: Dogs are welcome and lots of people walk them frequently, it was very much a dog parade up and down the park streets. Cats are welcome as well and they run freely throughout the park. Some sites have views of the waterfront, but not all do. The land is graded so that in a rainstorm, standing water up to six inches or more puddles in many of the sites. We do not plan to return to this campground and actually cut our trip two nights short because of our dissatisfaction with the campground. A refund was not available. The reason given was listed on a sign at the desk and reiterated by the staff. It said that camping is an outdoor experience and refunds are not available because of effects of nature. - JPCannon

As others have said, if you're looking for a resort-style experience, this is not the campground for you. If you're opposed to seeing other RVs that have some age to them, this is not the campground for you.
However, if you're looking for a quaint, clean park with direct access to the beach, then look no further. What this park lacks in amenities it more than makes up for in charm and relaxation. Fishing poles and flip flops are the order of the day here.
The park itself is relatively small and they do pack folks in tight. Our particular site had a picnic table and room for our awning and that was about it. It's no tighter than your average KOA, but the thing to remember here is that you're here to go to the beach, visit the local tourist traps, eat seafood and generally enjoy everything except your RV. We had ample room to grill and eat, sit outside and chat with neighbors while listening to the waves in the evenings.
The park is primarily flat and sandy but fairly well maintained. Our site was not paved but level and solid enough. There is a game room that contains a few pool tables and an air hockey table. The office contains a small store that has the basic stuff one might expect to see at a campground store. The people here are super friendly, helpful and love nothing more than to sit on the porch and BS for hours. If you need ideas on where to go eat or what to go see, the office is probably the best place to start.
I do realize that $45 per night may not seem like a value to some, especially when one realizes that there's no pool, no dog park, and no playground, but if you've ever spent a week on Topsail Island in an oceanside rental house, you'll immediately realize that $45 per night is a steal. Again, you're here for the beach, not the playground. The real playground is just over the dunes and it's the best playground I could imagine for kids and their parents alike.

This campground is on the ocean side which is nice. We were there in the off-season so it was not crowded. Full service and the WI FI worked very well which is not always the case. Our site was sand/grass, sunny/open, and had a picnic table. - sue2

We spent six days here, and selected this campground due to the close proximity to the ocean. We were very pleased. This is not a luxury campground, nor does it advertise itself as one. The "9" rating is comparing this campground to how it is advertised. It you are expecting a resort, this isn't for you. If you want friendly folks, relaxing atmosphere, with the Atlantic Ocean is just a few hundred yards from your camper...this is for you. The owners are very friendly, as are the fellow campers. We are new at the camping lifestyle, so I was surprised to see someone "camping" in his car, but to each his own, I guess. There are quite a few "seasonal" sites here, which I found to be a bonus...since these folks were very knowledgable about the area. The camp store provided us with a few staples that we ran out of, which was very nice, at reasonable prices. Parking is tight, but doable. The staff will help park the trailers if spaces are too tight, which I did not realize until after we had parked. Topsail Island is a great place. Not over populated like so many others. And, it's dog friendly all hours, 365 days of the year. - LMNC

This RV park is outstanding, we had a Deluxe site that came with table and chairs, fire ring, and its own gas grill. The site was level, well drained and had excellent exposure to the southern sky for Directv. The staff was very friendly help us locate area attraction and were just a pleasure to work with. This was our third time staying at this RV Park and all 3 times the experience were the same, Wilmington KOA is our chose when we visit Wilmington. - BarnesCJ

Definitely one of the top KOA's that we have stayed at over the last several years. Stayed for 3 days on a patio site. We prefer the pull through sites. However, there really isn't a bad site in the campground. WIFI adequate for picking up emails and general internet use. Satellite access on many of the sites. Campground is well maintained. Staff was courteous and accommodating. Great location for visiting the Wilmington area. Note: Entrance to campground comes up very fast as you travel down US17 Business and is tucked between a Speedway and a car wash. Will definitely return when in the area. - DavidO

We stayed in the new section for a week. The park is secluded and quiet but only about 15 min drive to the ocean. Food Lion, McDonalds, Hardees about 5-10 min drive. The staff are very friendly and the park has a lot of potential. WiFi in the clubhouse is fast. I would recommend the owners put a picnic table at each site. Fire rings are on each site. All in all a pleasant week. The swimming pool was clean but small. When the new section is completed and full of campers they are going to need a larger or second pool. - Bill Highland Heights Ky

We stayed here for a month while visiting family and friends. This is a very nice park with excellent office personnel. There are a lot of monthly rentals in the park but all of the people were very friendly. There is a nice dock for fishing or just sitting and looking out at the waterway and watching the birds and boats. There is no boat ramp, but there is one very close to the park. We were pleasantly surprised by this park. It is secluded and area attractions are somewhat of a drive away. Management was very friendly, we came in later than expected due to traffic. We were escorted to our site, host turned on and tested water and gave us a brief overview. This park seems to cater mostly to long term guests, and is in excellent condition. The long term guests were very friendly and we felt welcome right away. Construction is currently underway on the new bathhouse which will be nice for the short term guests. We were unable to get wifi in our area of the park, but it was free and fast at the clubhouse. Our US Cellular data stayed mostly on 1X and our Verizon data was only OK with 3G. We especially enjoyed the water views, cool breezes, the pier and the fishing. There isn't a boat ramp here but a wildlife ramp is very close to park and there is space to tie up at pier. If you are looking for a campground close to the beaches, this may not be the place for you. We passed several on our trip to the beach that were much closer to attractions. However if you are looking for a quiet, spacious park with a pool, friendly people, great views and a relaxing atmosphere, we definitely recommend this park. We are planning to return with our kayaks on our next trip to enjoy the water. - JJPP17
