This place is like a pretty little tiny town of tiny houses. These are park models, also many Class A's or fifth wheels with decks and gardens. Different from the woodsy, natural campgrounds we normally visit but a nice change. They work hard on maintenance and it shows. Many permanents but everyone waves and says hello. Full hook ups and very good wifi. Easy mostly paved roads. Very level concrete pad with a picnic table and if you ask, they will bring you a portable fire pit. Plenty of grassy space between rigs. There is also a fenced in dog area to let your pup off leash. Poop bag dispensers and bins all over the campground. The laundry room is clean and has nice machines. The office sells discount tickets to Grandfather Mountain, which is only about 10 minutes away and very worthwhile. Close to all the mountain towns you might want to visit, furthest is Blowing Rock, about 40 minutes. I first I was disappointed because there is a low concrete wall between our river front site and the water. Also, there is a commercial building right across the river that is partially visible through the trees. But I found these things did not detract from our experience there at all. We camped at Down By The River Campground in a Travel Trailer.

This is beautiful park! The majority of the sites are occupied by seasonal residents, but they are beautifully kept. There are flowers and lush grass everywhere. The sites are all concrete pads and I think they all have full hookups. They have a large laundry with washers and dryers both at $1.50. The cost of the site varies with the length of your rig. At 33' we got the lower rate. I'm not sure why that matters! The sites alternate on the roads, so you are not right next to your neighbor. They have lots of great space for walking dogs with lots of doggie dump receptacles. You do have to drive 5 or 10 miles to most stores, but there are a few restaurants not far away. It's the closest campground to the Grandfather Mountain entrance. The Verizon signal is fairly weak and doesn't support data, but the campground wifi is pretty good most of the time, which is unusual. They do not accept credit cards, so bring your checkbook. We camped at Down By The River Campground in a Motorhome.

The campground is next to a small river. The pads are all level concrete. There are a lot of seasonal but they are well kept. The park is quiet. Water and electric are good. There are activities at the clubhouse. We camped at Down By The River Campground in a Motorhome.

All in all, this is a nice park. Level, clean, quiet, utility connections in the right place and utilities worked well, including WIFI with our signal amplifier. Staff and neighbors were very pleasant. On the down side, there is no actual sewer system. The park is maintained with two septic systems - one for the laundries and one for the RV sites. Consequently, customers are prohibited from using their on-board washers and are required to use the park's commercial laundry. Also, even though they charge a premium price, they do not accept credit cards. Location is a bit remote. To access most services you will need to travel to Newland, Spruce Pine, or Boone. We camped at Down By The River Campground in a Motorhome.

The bathroom and showers are older but very clean. There is two laundry rooms. Wifi is decent. Very quiet campground. There are permanent but all sites are very well maintained. Had to mail a check to reserve a spot. We camped at Down By The River Campground in a Travel Trailer.

This rv park is the nicest we have stayed in for 2 years. Well manicured grounds, beautiful spot on Linville River. Managers were so very kind and escorted us to our spot. We had a nice campfire they sell wood. We only had one night there but would have liked to stay a week. We camped at Down By The River Campground in a Travel Trailer.

Nice little CG alongside a river. Very flat and level. Most of the sites are for permanents but still adequate for those passing thru. Sites for trailers are gravel with concrete patio. Class A and C have concrete pads to park on. Very well kept. We camped at Down By The River Campground in a Travel Trailer.

Convenient to Grandfather Mountain, Linville Caverns and other touristy type places. Negative is that I had to drive to next town, about 7 miles, to fill up with diesel.

We found this to be a gem of a CG!! - A pleasant surprise when we just needed a stop for the night. We camped here in a class B MH with no toad and an indoor cat. The service person was helpful and also led us to our site in a golf cart.

The grounds are immaculate with many long term tenants escaping from lower NC and other heat. Pads and most roads are concrete - seemed like only the ends of the cg were gravel to facilitate turns aligned with 1 way internal roads. No cable tv and we received NO antenna channels either. Pads are level!!! Many had their satellite antennas set up.

Showers and rest room are only facilities we used. We would stay here again. We camped at Down By The River Campground in a Motorhome.

Lots of "stuff" nearby including Crossnore, NC - sort of a town and school with a wonderful chapel which housed a fresco painting which is why we came to the area. A very nice place including Crossnore weavers, coffee restaurant and school/housing for underprivileged children. Touring the weavers was fun and wife spent some $$$ on some of the woven products. She loves her purchase.

I visited the park today. Lady at desk was friendly and helpful. Campground is immaculate.

Great spots. But.. There are very few spots you can actually reserve because the majority are permanent sites. Only 2/3 on the river to reserve, the rest are scattered amongst the rest.

Folks were friendly but not my kind of " campground" or "rv" park. We camped at Down By The River Campground in a Travel Trailer.

All the roads are paved, spots are grass and very level. The owners are very helpful and courteous. Laundry facility was very clean. Quiet and peaceful. A lot of permanent residents, but very friendly. There is a small river that runs along one side of the park. We will visit again. We camped at Down By The River Campground in a Motorhome.

Good place for relaxing and doing nothing. No cable and weak WiFi. Was peaceful before a large Cub Scout group set up camp in the large common area field across from us. When registering we were not informed that this was going to occur. I was told by another camper they have had a large motorcycle group use the field also. Be sure to ask before registering who will be camping in the open field. We camped at Down By The River Campground in a Fifth Wheel.

Mostly permanent sites. Wi-Fi weak and antenna TV in and out. No cable. Well maintained and nice campground. Staff helpful and friendly along with the few people that were there. Campground had just opened for the summer so not many people around. I would stay there again. Biggest complaint is way overpriced. We camped at Down By The River Campground in a Fifth Wheel.

Wi-Fi is extremely weak. No joy. We tried our Verizon Air-card, with very limited success. The spots are level, as is the entire campground. Easy to maneuver, 95% paved roads (the loop at he end is gravel-ish). Lots of full time residents. We went for the motorcycle riding on the Blue Ridge Parkway. No disappointment there. The bathhouses, including showers, were clean, but old. Curtains for doors on the privy and showers. I prefer a door I can lock when I'm in the shower. One bathhouse was a little newer than the other, but they're both a little run down. I'd stay there again if all I wanted to do is ride my motorcycle, but everything else is so-so. Grass surrounds the concrete site pads, which I like. Disappointed in the Wi-Fi. We camped at Down By The River Campground in a Travel Trailer.

Yes, you read the price right - $52!! Is it worth it - no. No cable. It had recently rained when we visited and part of the site was flooded. More of a permanent trailer park. Pull-through was very tight. I would drive past next time. We camped at Down By The River Campground in a Motorhome.

This campground has some good points, and some bad stuff. First the good ones: concrete roads, concrete pads and patios, very well kept grounds. Decent Wi-Fi (albeit kinda slow), easy access to Blue Ridge Parkway. Then the not so good. With the pull-throughs you have to cross grass to get to the pad (we came in after a rain, and it was mushy mud). Roadways are very narrow and we had to go all around the campground to pull into a site right across from the office. No credit cards - cash or check only. Sites are wide enough, but overlap from the sites behind made the rear of our coach 6 feet from the rear of our neighbor's coach. Most sites are seasonal or permanent. Staff was not really rude, just a "don't care" attitude. Don't let the "Down by the River" name fool you. There is a river, but the only sites by the river are a few tent sites. Not even a path to walk by the river. Check-in was OK, but certainly not friendly. Then, when we found a problem with our sewer connection, the woman looked at us and said "what am I supposed to do?" Only after some prodding did she get her husband (the "maintenance man") to come and fix it. Only took him 5 minutes, but he wouldn't even speak to us! So, all in all, it's not a terrible place, but not a great place either. With a little work and a big attitude adjustment, it could be a great place! Next time we'll look for another campground. We camped at Down By The River Campground in a Motorhome.
