This is our 2nd time staying at this beautiful resort. I really don't think it is overpriced when just a few miles south, another park charges close to $50 for a so-so place. The people, both owners and other guests, are very friendly. Potlucks, happy hours, BBQs and entertainment are open to all guests. Open flame is not allowed due to the risk of fire and the nuisance of smoke, but drinks can be carried around in whatever form you like. I've never heard of the "advertising" issue. All the lots are individually owned and some owners choose to put their lot in the rental pool. Most lots are rented on-line so guests can chose their own lot. Lots prices range from $14k to $229k. The south end of the park does sit on a fault and some lots have had some issues in the past, but trust me it's not falling into the Pacific Ocean. The north end of the park has had erosion over the last 18 years but there is only one lot that is no longer usable. The resort has many amenities and there are more being considered. No need for a store. Walmart, Fred Meyers and Safeway are just a short 2 mile drive away. The Newport Cinema is across the street. The views are spectacular and there is private beach access. There are a lot of beautiful newer rigs in this park, but there are also many older, well kept motorhomes and everyone I've run into does not judge a person by the coach they drive, even a new Prevost. Do yourself a favor, come visit this beautiful resort and see for yourself just how beautiful Pacific Shores is. Every rig in here was very nice, class A or C. Most of the occupants own their lot and live here for part of the year. The coast is incredibly beautiful here and is visible from some spots. It can be very windy. Indoor pool, beautiful restrooms and showers, and laundry room. Gated entrance. We camped at Pacific Shores Motorcoach Resort (Formerly Outdoor Resorts) in a Motorhome.

Here is a true resort facility. The lots are wide and spacious. And. Many have views of the ocean. Make sure to take advantage of the nature trail overlooking the ocean. The club house features an indoor pool and great sauna. Many parks claim to be resort quality. This park sets a high standard for resort quality. Yes, a little on the high side price wise but you get what you pay for. We camped at Pacific Shores Motorcoach Resort (Formerly Outdoor Resorts) in a Motorhome.

This park is a true resort. The sites are large and in great shape. The location is right off the 101 and above a secluded beach. The park was very overpriced and we get that considering the lots are all owned and placed into a rental pool when available. People were less than friendly and most would not even talk to my wife or I nor could we even get a waive in return. The clubhouse is nothing special to speak of and reminiscent of your run of the mill community center at any condominium community. Sites are well kept and very sanitized for a "resort". We were told we could not have open flame BBQ nor could be openly partake in the consumption of our favorite bottles of beer, that any "drinks" had to be put in a cup. When asked why, the "security staff" told us they (the owners) did not wish to advertise for any one specific brand name. Very close minded if you ask me. We were curious as to sites for sale (just for the sake of pricing) and were shown several that ranged from $39,900 to $69,990. Problem is, this RV Park sits on an active fault line and is slowly sliding into the pacific as is evident on ocean front sites on the north end of the park. Long of the short, this "resort" is short on amenities, perhaps needs a store on premise and could use both staff and residents who are more welcoming and that actually smile. Perhaps it was the age of our 2009 Provost that people took offense to. Either way, it's a decent park with awesome views and I will leave it at that. Resort accepts only class A or C coaches 25 feet or longer. Site cost reflects mid week, summer rate, for site far away from clubhouse. Four rates structures: winter, fall, summer, spring, with summer being the highest. Weekend camping appears to have a 4 night minimum. Rates vary from 45.00 to 105.00 per night depending on season and location in the park. Want to park on the bluff facing the ocean? Then it's 105.00 per nigh right now. Other than the cost, it's a nice resort with 2 pools, 2 spas, paved roads, room to maneuver big rigs, nicely placed utilities, major cable, wifi at clubhouse. Good Verizon signal. This is a first for me. In writing this review I got stopped after inputting the price by getting a little pop-up from RV Park Review saying "are you sure you entered the amount correctly?" Well, yes. I'm sure, but thanks for asking! Yes it is the most expensive rate we have ever paid, but as others have said it is for class A or Class C only. All sites are individually owned therefore each site has it's own amenities. We were in site 188 which is the front row with an unobstructed view of the ocean. Totally awesome to get up in the morning and open the front shades to an amazing ocean view! We had a glass wall to break the wind so could sit out in the provided chairs and stare at the ocean. I am told interior lots are less costly. There is a private pathway down to the ocean with view points along the way. Will definitely come back, but may not choose such an expensive site. Should note that as we were at the far end the wifi was somewhat spotty but still usable to look up things to do etc. Also included is Cable TV. We stayed in a Class A Motorhome. Newport is only a mile away. You can see the lighthouse from the Park but well worth the 5 minute drive to get there and go through the visitor center. If you have a National Parks Pass you get in free. Another great place to visit is Depoe Bay where you can visit the "worlds smallest harbor"

"This resort is not for everyone. It is expensive and has a feel of being exclusive." I will elaborate on this statement. The site owners' who do not rent out their site have to "tolerate renters". We paid for two nights but stayed only one as we have never felt so unwelcome in any resort we have visited. We have stayed in many resorts that have restrictions on the age of your coach, etc. and had wonderful experiences...not sure why the owners' of the individual sites think they are "all that" as I researched the pricing on some lots that are for sale after being "looked down upon"--the going rate for ownership is in the same ballpark as a new car (I expected at least triple that due to the arrogance!). Although we knew we would be out the second night of $105, we chose to leave and stay at a friendlier RV resort a bit further up the coast...and had a great experience! This is an ownership resort located on a bluff overlooking a beach 2 miles north of Newport Oregon. One rents an individually space from the HOA. As a result, each space has different amenities that the owner provided. As other reviewers pointed out, the resort has size and type restrictions for RVs. All common area facilities (2 pools, 2 spas and meeting rooms) are maintained to a very high standard. But one should expect this for such a high rate. The landscaping is very attractive. Its a very short walk down to the beach, which is very picturesque. Our space (#28) had an overlook view of the ocean. We had a stiff breeze out of the northeast for the 4 days that we were there. While it is on US 101, we didn't hear traffic. But were on the bluff, away from the road. There were no community activities while we there so we used this a base to visit the local area. In our space, we headed in so we had an ocean view out our front window. The utilities were conveniently located. The only unusual factor was that the resort was less than half full over Memorial Day weekend. Perhaps due to the rates. We met several owners while we were walking around the grounds. All were very pleasant. We enjoyed ourselves and will return. We camped at Pacific Shores Motorcoach Resort (Formerly Outdoor Resorts) in a Motorhome.

This is a resort for class A and C motor homes only and the length has to be at least 25ft. The resort is very clean and the staff if very friendly. The resort is on the ocean but only a few sites have ocean view, the majority has non and the view is as in any other resort: you're looking at your neighbours motor home. Furthermore there are two swimming pools with hot tubs and the inside pool has also a sauna.

There is quit a bit of noise caused by the highway and during the day there's also noise from workers at the resort, like pressure washing one RV pad for 5 hours (it was ridiculous). Altogether I find the resort over priced for what they are offering. We camped at Pacific Shores Motorcoach Resort (Formerly Outdoor Resorts) in a Motorhome.

Absolutely beautiful! Our site (#141) was a pull-in overlooking the ocean. View of the lighthouse out our front window. Nicely landscaped lot with a wind screen (which is needed), concrete patio. The park is well maintained, personnel were friendly, sites are large with lots of grass, roads are easy to maneuver. Private beach. A gorgeous setting. A very nice coach resort, with a wonderful few over the pacific and a direct access to the beach.

The sides are big enough for any size of motor coach and the wide streets makes it easy to get in and out.

The reason why 8 instead of 10 points is that for this price I missed wifi, HD channels and more showers & restrooms. We camped at Pacific Shores Motorcoach Resort (Formerly Outdoor Resorts) in a Motorhome.

This is a beautiful motor coach resort on the shore of the Pacific Ocean. It is a very clean, well-manicured facility. The sites are spacious, with most either surfaced with concrete or pavers. The roads are paved and easy to navigate. The resort has gated access to enhance security. The utilities worked well except for the Wi-Fi which was nonexistent. When we checked in we were told to go to the clubhouse or office if we needed Wi-Fi. This is not acceptable, especially at this very high priced motor coach resort. They need to spend some of their inflated rental fees on a good high speed Wi-Fi system and make it available throughout the park.

Beach access is down a moderately steep long path with steps along the way. It is fairly easy to get down but not at all easy to walk back up. It is not handicapped accessible.

For those who are not familiar with the Oregon coast be warned, it is not a warm area. We were surprised to find that daytime temps in the summer average around 60 - 65 degrees with strong winds blowing most of the day. It is also very foggy many days. Don't expect to be able to sit out on the beach in your swim suit and relax. You need at least a light jacket almost every day throughout the summer. The good: clean, good roads, good size spaces, very good location. The not-so-good: Definitely over-rated as a "resort" and definitely over-priced. Reservations can be made on-line and an extra mandatory $10 per night home owner association fee is added to the nightly rate for all spaces. Very poor workout room - one elliptical and one treadmill. If you want to do a workout video, bring your VHS tapes for their old picture tube television. IMPORTANT - if you want to splurge for an ocean view site, be certain to NOT reserve spaces 163, 164, 165, or 167 as a "hedge" of pine trees blocks the view! Visit all the ocean front state park roadside pullouts north of Newport! Spectacular views and grey whales, too. South Beach Fish Market and Cafe beat all other restaurants we tried. It is located just south of the Newport harbor bay bridge.
