We had a very nice time at Sun Valley. We had no issues. Everyone in the office was very nice. Yes, there are a lot of seasonals but all were very nice. If I have to complain about something it is the size of the rocks in the roadways. Definitely tough on the feet while walking but we all managed.

Rate reflects special Halloween weekend rates. They called us ahead of time to preregister and avoid lines at check in which was a great gesture. Entrance is gated. We stayed in 700 section. Sites are gravel, roomy and some leveling may be required. Picnic table and fire rings at each site. Bathrooms a little dated, but clean. Staff friendly,helpful and trusting. Prices for extras, e.g., firewood, visitors, etc. are reasonable, some of the best around. Safe, but liberal visitor policy unlike others in the area. If you enjoy Halloween activities, this is the better place. Great Haunted house followed by haunted hayride and trick or treating for the kids. Would recommend and will return. - JStrohec

We have stayed at this campground several times before. It is a very well run park. Seasonals and staff are all friendly and all rules are followed. No speeding golf carts and no excessive noise!! This is the first time the weather allowed us to use the pool--it was nice and warm and quite clean. A bit disappointed, though, that on a holiday weekend the water slides were not open. The golf cart parade was a lot of fun as was the selfie scavenger hunt for teens and adults. There are quite a few activities as well as a church service to choose from. The local bakery comes and sells some yummy desserts as wellThere is a nice hunting trail opposite the lake that leads up to "Devil's Den". I recommend checking it out. The sites are clean and nicely spaced out so you are not right next to your neighbor. Most of the sites have quite a bit of shade as well. If you do rent a site and you are in the "D" section, I would suggest renting a golf cart as well as the hill heading down to the pool and store is quite steep. Our first trip to Oak Creek, and staying on the N side of the Lancaster area. Upon arrival we were meet by a greeter at the entrance of the park and was qucikly escorted to our site and aided in backing in to the site. Site was located on the creek and was very nice with a great view. Enjoyed the proximity to the playground and the fishing pond to keep an eye on our children. Paved site was a bit off level but manageable. Tree covered spot blocked our satellite however the cable had many channels. Verizon cell service was marginal at best. Campground store had a lot of good stuff and also had a great selection of campground t-shirts including larger sizes. I would recommend Oak Creek. - SJEAGLES609

We stayed here over the July 4th holiday. Almost every site was full. Everyone we encountered was very friendly. The weather did not cooperate for us so we didn't get in the pool but we still really enjoyed ourselves. You can take a hike to the Devil's Den or fish anytime. I participated in the Digital Scavenger hunt with my teens. This was the most fun I've had in a long time. Searching the campground and posing with various items from a ketchup bottle to a doorbell and a squirrel. We even had to find a particular campsite. The rubber ducky races in the river were quite enjoyable too. Cheering rubber duckies to get through the rapids and rocks in the river to the finish line first. To finish our weekend, we participated in the golf cart parade with about 50 other golf carts meandering through the campground while onlookers cheered. We plan on returning again. - autismmom

This is a top campground. All roads are paved, sites are very nice, many sites have concrete pads. Pools are inside and out (continuous) two smaller pools/spray for little ones. Very nice snack bar/cafe. Store is very nice with ice cream parlor.
Has a very nice lake (about 6-8 acres) with OK fishing for the kids.
This place is very well kept and top notch, no nonsense. Alcohol not "allowed" but as long as you keep on site and quiet, no problem.
No HOBOs here, just top of the line seasonals and small trailer houses.

This was our 4th visit. We always stay in rentals. We decided to give the TIPI a try. That was a mistake. Keep in mind we love this RV Park. And it's usually pretty clean however it looks they they haven't cleaned that tipi since it was built. I didn't want to waive a fuss and it was a short stay so we dealt with it. Mold in the bathroom. Stained carpets. Roaches. I took a few pics and told the manager about it very nicely. I got a sorry. Well... It's me who is sorry. Sorry we won't be coming back. It's been a good run but I was maybe expecting a little more for a returning customer. No big deal. There are tons of campgrounds just as nice. - Joey G 73

We stayed here spring 2016. As we pulled in and as we got close the office, you could smell sewer. The smell was really bad all weekend. But that was not the only problem. The price was higher then we wanted. Higher rate for family. 51 base rate but extra for older kids. But I realize that adding for adult kids is normal.
Internet was spotty. Kept kicking us off. The RVs/trailers are packed in like sardines. You have campers very close on 3 sides of you. No privacy at all. We really didn't have any grass. We didn't even have a fire ring, not that we had the space to use it. I don't think you could park a car between the campers--they were too close. We couldn't use our awning.
Also, there is many permanent sites. It seemed as if 75 to 85% (could be much higher)are permanent. Just looked and felt like a trailer court. Doesn't feel like you are camping. The bathrooms were not clean and smelled of mold. There was green algae growing on things--not all things but the propane tank and shed were the worst. The office looked OK. And the people seemed nice.
There was a few 'cabins' that from the outside looked good.
We didn't check out the pool. The campground roads were confusing a bit. We will not go back because of the smell, no privacy, high prices and lack of good atmosphere. - KayG

Owners of this campground are wonderful. I have never seen owners cooking food and doing pedicure's for mothers day. They are aware of everything in their campground and they want to keep people happy. Nicest people you ever want to meet. Our site is great has lots of room. Game room is very nice. Bathrooms are clean. Pool looks very nice can't wait to swim in it. The pavilion is over the top it is so nice closed in all season pavilion has a bathroom and a kitchen. This is the nicest one I have ever seen. Playground is nice. Store is very cute has a lot of cute things in it. People in campground are all so nice. We love it and plan to camp here for a very long time. Lots of fun activities to do. - NIKKI66

Nice enough campground. Gravel roads and level gravel sites. Cable TV was good. Internet was very spotty. Very friendly people run the park and their guests are friendly, too. Many permanent campers have been left there by owners who come periodically. They are not kept clean which makes the campground seem a little ratty. This park is very nicely situated in the Amish country around Lancaster, PA. We stopped here to break up a long trip home from the Finger Lakes area of New York. It is quiet, shady and very pleasant. It was a very good choice after a long drive and the pool provided relief from the stifling heat and humidity. The sight of Amish buggies driving through the campground was a treat for my 12-year old nephew. - Hmuse

We stayed with a family group. Family said the bathrooms should be rebuilt. Water was shut off Sunday afternoon. I think they were repairing the system. Very nice clean pool. New owners, just arrived one month ago. Nice people. I would give them a chance to work on the improvements before I passed judgement. Wifi spotty at camp edge, but otherwise good. Playground. Activities. Remote and scenic. Farms and farm odors nearby. Creek is too shallow for boating or fishing, but the have a nice large pond for kayaks or fishing. - Denial Guru

We stayed here while visiting with family. The campground is conveniently located from the 76 Turnpike. Receptionist was very friendly and helpful. Our site was gravel, large, and very clean, with the exception of some cigarette butts left by an earlier camper. We stayed here for nearly two weeks and enjoyed it. Even though there were many seasonal sites, it was always peaceful and serene. Laundry facilities were clean and fairly priced, and the fishing pond had a nice walking trail around it. This campground is more like a trailer park with a lot of permanent residents that have separate rules than the campers do. There is no grass at all and the dust is overwhelming from the cars and trucks driving by. The park has many permanent residents. I only saw a couple other motor homes. It was mostly trailers. We had 50 amp electric, but had problems daily with it blowing the circuit and shutting everything down. The cable didn't work at our site, but when neighbor left we plugged in to his, and it worked. (In fairness to the campground, we didn't report that our cable wasn't working.) We did report the electric and they checked it out and couldn't find any problems. We have never had a problem with electric at any other campground. The owners were nice, but I would not stay here again. - Longhorn Fan

The campground has many trees throughout the park. The roads and sites are gravel. Roads are narrow and there are many obstacles (trees) that make backing into a site not easy. The entire CG is on a slope and the sites are not very level; additional leveling blocks are needed. There are many long term/permanent RVs with the usual over landscaping or excessive junk. It is generally quiet with only an occasional plane or faint train horn. Our first stay (3 years ago) was pleasant, this time was different; Labor Day weekend. Friday afternoon the CG filled up with noisy families looking for their end of summer trip. Management did not patrol the CG to monitor the barking dogs, children running around or make any attempt at enforcing the rules. The campsites are fairly large gravel but it still feels crowded. Picnic table, fire ring and typical 20/30/50 electric. Water quality is good but pressure varied from 60 psi to very low. Basic cable channels from Blue Ridge Communications. Internet is free with strong WiFi signal but connections were slow at best and quite often did not work at all. T-Mobile hot spot did not work. The laundry room is in a basement with two tired looking top loaders; went elsewhere. Single stall showers in poor condition, same for the restrooms. The staff is friendly and competent in the office. The CG has organized events; Labor Day pot luck. This is one of the cheaper CGs in the area. - Wiyndog

Staff is friendly. Rates are cheap. Site has w/e/s and free Wi-Fi. Sites are nice enough, but a little small. Gravel throughout most of the campground. We stayed in row 'Tall Timber' right across from the bathrooms. I would recommend a different row because the bathrooms are older and were omitting a sewer smell a few times. The bathrooms were clean enough, but the stalls are very small. They also did not have any hand dryer or paper towels. I don't recommend this campground for kids, there is nothing here to entertain them. Campground is overall nice and quiet and this was our 2nd time camping here. - Camper_Girl

We really liked this campground. The owner was very nice and made sure we had a nice private roomy site. It was very quiet and peaceful there with room to walk the dogs. The park was very clean and the seasonals (there were many) were well kept. Nice landscaping around the whole campground. My only suggestion would be for the owners to invest in upgrading the bathrooms. They have seen better days and are not roomy at all. We used the facilities in the camper for the most part, but did use the campground bathroom before leaving. We will visit here again, as it is centrally located to antique shops and greenhouses. We stayed in C-loop - which are the nicest campsites in the entire campground (non-seasonal). The rest of the campground is full of junky seasonal sites. The playground equipment is very dated/rusty and falling apart. The bathhouses are dated and need to be upgraded. Separate shower stalls are next to the bathhouses - and you have to pay for a shower. Very limited sites with sewer, rest of the campground is water/electric. They have a very nice pool, but the Lifeguard took no initiative to control wild or unruly kids. Their fee schedule is set-up to cahrge extra for everything - visitors, use of your A/C unit in the summertime - that is the only downside on their rates. - Lspajm

After a horrible experience at another local campground, we called around to find another campground. The staff on the phone was so sympathetic and wonderful trying to help us. After a one night stay in a hotel we checked into here. The staff are wonderful and helpful. The cabin beautiful. The campground is beautiful and serene. Wi-Fi and cable are included, unlike the other campground. We would definitely recommend this place to others as well as stay here ourselves again. - Camper08724

We stay at Spring Gulch with friends every year for a long weekend. The sites are classified as "Elite" although I can't imagine why, they are just gravel covered sites with an unremarkable picnic table. The staff is friendly and very helpful. The heavy tree cover helps keep the area cool, but prevents satellite TV reception. We always bring the golf cart, because it's long, long distance to the office. The campground is convenient to all the local tourist attractions. - WMSmith

Lady at check in was not helpful. Lot of roads closed. When we called, she could not tell us how to get here. Was going to make reservation for 5 nights in September with another couple. No customer service: she told us to go to the web site and book it like she didn't want to help. Guess I'll book it with another campground. She misses out on 10 days of site rental. Though now listed as a KOA, they continue to be an outstanding CG. Yes - rules etc but that is one of the items I like. Now as a KOA - prices are up and kids are showing up even without a pool.
