This place is amazing. Very clean , friendly staff and stunning views. I've seen others complain about having to use jack pads but I understand the reasoning of preserving the concrete. Yes it's a walk to the lake and quite the walk up but nothing strenuous and you can rent a golf cart if you choose not to walk. Good exercise if you ask me! The owners did a tremendous job when designing this place. No bad campsites, good space for backing campers. Love the different unique fireplaces. Well manicured. Yes not many trees but that would impede the view!!! Can't say anything bad about this place. Camp host are very friendly and helpful. Good deal on firewood. $5 for a large tub they deliver to your site can even text to have more delivered after office hours!! Highly recommend! We camped at Anchor Down RV Resort in a Fifth Wheel.

This is a new and pristine RV park on the shore of Lake George. The park is immaculate and I do mean that sincerely. As in WoW! We stayed in a premium waterfront back-in site with a fire ring. If you choose a site with a "fireplace," expect a custom hearth etc.; each one is a bit different. Nice but we like the fire ring built into the patio.

They spent a lot of money and worked hard to terrace the park down from the hilltop to reasonable level above the waterline. If you are concerned about watersports, swimming, boating, you should check the Lake George web site for seasonal water levels. The water level fluctuates by as much as 50 feet and, based on the most recent three years, it is high and usable during the summer months but low and not accessible from the park during the winter months. We planned to kayak but I simply cannot carry two kayaks up and down that long ramp.

The roads are asphalt, the pads are concrete, the space between sites is gravel. The sites are level. The views are fantastic with the water and the Smoky Mountains in the distance.

The only area with trees are sites 1-29 and 30-36 and those are just on the ends of the sites. If you are a back unit like us, sites 20-29 are on the top of the hill with a great view but you do also overlook the rest of the campground. Sites 81-124 are on the same level so you will not have the same great views.

We have not heard of "buddy sites" before but they have them here. The idea is to park on pull-in and one back-in side by side. Your patios face each other and you typically share a fire ring or fireplace. Nice if you have a buddy.

The location is a 20 minute drive to Pigeon Forge and about an hour to the visitor center for Great Smoky Mountain National Park.

The bath house, dog park, and courts are nice but not conveniently located.

The staff were friendly and professional.

Folks this isn't cheap but it is very nice. We will stay here again!! We camped at Anchor Down RV Resort in a Fifth Wheel.

Tips for other Campers:

We went to "The Diner" in Sivierville for the Elk Burger. It was ok but didn't wow me. Suggest going to a show in Pigeon Forge and definitely go to the National Park.

If you like to hike, there is nothing in the RV park but you can get your exercise walking up and down the hills in the park.

This is our second stay at anchor down. Excellent campground! Clean facility, excellent sites, great views, not a bad spot in the entire place. Bathrooms / showers were extremely clean. New basketball / tennis facility was very nice. Dog park looked pretty nice as well. I would recommend this CG to anyone looking for a place to stay in the area. Definitely cannot go wrong here! This was the first all 10 Woodall rated park we ever visited. All concrete pads (jack pads required), some fireplaces in addition to fire rings, all sites are beautifully placed with views of the Smokies and a huge lake. Beautiful amenities including pool located on a lower lever overlooking the lake. Great for adults or families with kids. We would camp here again in a heartbeat. If you want to visit Knoxville, be aware that you're 25 miles to the east with interstate access. Follow their website directions rather than the GPS. The road in is a two lane country road and may make you wonder the first time on it, but it was no problem and was the best way in.

We paid for a higher priced site as we covered one holiday weekend night and that was the only site we could get. For such weekends, book early. Next time we would take a non-fireplace site which are just as good. We camped at Anchor Down RV Resort in a Motorhome.

We really liked this park. It's clean and well kept. There is a LOT of pavement....which is great for driving around, but doesn't give it much ambiance, since there are no trees either. It is right on the lake, but the lake is down this time of the year and by down, I mean WAY down. Apparently they do that at the end of the season every year. It was a bit of a disappointment. We had a buddy site and that is a great concept that we all enjoyed. One note on the Buddy site, the window of our RV was 2 ft. from the Trailer in the next site over - really close! But you face your buddy and there is lots of room between you, so just keep that shade closed! They have a dog park which was the oddest dog park we have ever been to. It's AstroTurf on cement from what I could tell. Lots of agility equipment, which I always find odd that people put that up, since no once uses it. Seems like a waste of money to me! What we really didn't like about the dog park was that it smelled horribly of feces and urine. I think their plan was to use the sprinkler system (there were sprinkler heads all around the edge) to wash down the AstroTurf. Apparently it doesn't work very well, because the smell was pretty bad. Real grass would have been better and there is plenty of space to put in a nice fenced dog area, but this was small and just odd. This park is geared toward families, lots of stuff for kids. So if you don't have children and don't really want to be around a ton of children, only go here in when kids are in school. I can imagine this place is overrun with them in the summer. We are not "kid" people, so we will avoid coming back here during times when kids are off school. If you have kids, you will love this place. We camped at Anchor Down RV Resort in a Motorhome.

We stayed here last year and LOVED it. This year not so much. The issue was the CROWDED conditions. It was a weekend, in the fall, with nice weather and it was jammed packed with RVs, pickup trucks, golf carts, dogs, kids and partying.

We didn't really notice how close the sites were together the last time, but with the crowd this time you couldn't help be be tripping over your neighbors constantly.

The facilities are nice. The sites with fireplaces are great. The bathrooms are very nice but too few when it's full like this.

They still make you crawl under your RV to put pads under your levelers and if you don't have them they'll lend you some and make sure you use them. I sure don't see this at other RV parks.

They built a new dog park and that's great. However, they need to put a double-gated entrance-way into the park. Without it, you have to make sure to grab your dog and hang on anytime anyone comes into the dog park - or out the single door they go.

We'd come back again - but not on a weekend or anytime it would be full up. We camped at Anchor Down RV Resort in a Motorhome.

We spent the first few nights in a $49 site (35) where we were both sick with bronchitis the first couple of days. What a great place to be sick lol! The views are amazing.... and the private showers were great for steaming out the crud!

We had some friends join us in a buddy site (159/160) for our last 2 nights....would've been longer, but they were sold out!

Wifi was the best we've ever seen in a campground! Cable was ok....but not very strong....fuzzy picture. The pool was kind of disappointing as it was only open from 12 to 5....we would've loved to be able to sit out there in the morning or evenings. Not sure what the reason is for such odd hours?

All in all, it's our new favorite spot and we've already booked for next fall! We camped at Anchor Down RV Resort in a Fifth Wheel.

We looked at a lot of campgrounds in the Dollywood area and while this was 18 miles away, it was worth it. I have camped in 48 states and all of the provinces and this was the cleanest and nicest. No junky trailers, pop ups or tents. TT or MH. Very, very well landscaped, concrete pads , lots of river gravel instead of the usual mud / dirt. The views were great ! First the lake and than the mountains. And being 4 miles off of the interstate, no traffic noise. Try getting that in the Pigeon Forge area.

Reservation form has the pic of each site so you can see it before you reserve it. And the site is updated fast to reflect what sites are available. The more expensive sites have large and beautiful stone fireplaces ( big!).

Sure , it's on the side of a hill with different levels but overall you cannot go wrong by staying here ! 10++ rating. Don't limit yourself to the Pigeon Forge campgrounds when choosing. In our case, the nice drive was worth it. We camped at Anchor Down RV Resort in a Travel Trailer.

Wow what a beautiful park. Very well kept and we'll run. Sites are very large with stamped concrete pads. Services were in a good spot. We had a site overlooking the lake which was down quite a bit for the fall. They pick up your garbage everyday and we noticed workers using a leaf blower to clean all the vacant sites every morning. The bathrooms are unbelievably nice with beautiful tile work and granite counter tops and each has their own lockable door! Satellite signal was great as there wasn't much for trees where we were, there are sites up top with more shade. We'd definitely stay here again. We camped at Anchor Down RV Resort in a Fifth Wheel.

We just returned from a 2 week stay at Anchor Down RV Resort, we enjoyed our stay immensely.

It is a clean, new RV park, built on a section of land overlooking Douglas Lake, part of the TVA system. The view of the mountains is stunning along with the sunrises and sunsets.

It is a family campground and many families enjoyed the facilities, including a pool, lake, and dock access. Thee are places close by to rent a pontoon boat or jet skies to enjoy on the calm, refreshing waters of Douglas Lake.

As we were there, a new dog park with dog exercise stations, basketball and pickle ball courts were being added. We travel with our Airedale Terrier and found plenty of green, grassy areas to walk him away from other campers - look at the camp grounds web site and it will be obvious.

There are different prices and site sizes and amenities, one to meet your needs, we never felt crowded. As a side note - we started "camping" in our motor home 2 years ago and we learned quickly if we wanted privacy, most campgrounds are not the place to go unless you boon dock or go to a land management facility.

Anchor Down has a friendly staff and great facilities. The bath house actually has "private" bathrooms, each with their own sink, commode, and shower. I have never seen this before. I would also recommend renting a golf cart, although not required, it makes getting around the camp ground easier.

I highly recommend Anchor Down when in the Tennessee Smoky Mountain area. It is a little drive to the attractions of Pigeon Forge, Smoky Mountain Park, and Gatlinburg, but what a great place to come "home" to after a day out on the town. We camped at Anchor Down RV Resort in a Motorhome.

We stayed here 3 nights and really enjoyed our visit. The view was fantastic from our site which was a signature site overlooking the majority of the campground, and it was also very quiet here. I would have rated it higher except for the fact that the site was not level even though it was paved. We had to use additional pads to drive our 43 ft Class A coach onto to be mostly level and have our drive wheels on solid ground. We were told that the owners were in the process of redoing the concrete in order to level the sites. Most of the sites in our area of the campground were also not level. There is much for the younger children and teens to do at this campground. We will definitely return here when in the area. We camped at Anchor Down RV Resort in a Motorhome.

Arrived Aug. 14th was greeted at the office by a very friendly staff! I asked about my trailer and where I could park it for my visit. The young lady said "Let me ask my husband" he was out front of the office. Turns out they were the owners of the resort! Being 70' long, he had me go through the park to get turned around, and he opened the lower parking lot gate for me and helped me get my trailer parked. No problem with a 70' rig getting around in this park! My first site was on #72 over looking the lower area and the lake! What a view! and for the next 3 weeks I will be on site #35 in the back of the resort. There is nothing out of place here......period! Staff is all really friendly and willing to help you out with any problems or questions. Chad and his wife(Owners) built a first class RV resort here and they are doing very well with it. The fire places on the upper scale sites are nothing but a piece of art work to say the least. They are all different. Chad and his wife work very hard at their resort everyday and it shows! He stops by from time to time to see if I am in need of any thing and just to chat! Wonderful guy! and he always has his dog "Sammy" with him. The view from the resort is of the lake with the Smoky Mountains in the back ground! What a view. His electric service is the best I have ever seen any where, park loaded, 124-127 volts all the time! The pool is also very nice with a water slide and a kiddy pool. This is a very quite resort even when full. This resort bumped one out of my top 5 RV resorts in my travels........Golf carts are $30.00 per day, but the walk to the pool is easy and good exercise. I have not one downside about this Resort to post. He did a wonderful job shaping the 140 acres the resort sits on and had to move a lot of dirt to build it! Great job Chad! We camped at Anchor Down RV Resort in a Motorhome.
