After a string of disappointing RV parks, it was refreshing to come to Anchor Down. From the moment you arrive you feel that the staff is efficient and happy to see you. We had a large paved site up on the hill and the views were awesome. There was a built in fire place, but it was a bit hot to build a fire. The site had a mix of grass and gravel, and was well taken care of. Even the shrubs around the site were neatly trimmed. There is a great pool area and a boat launch, and other play areas for kids. The restrooms are new and all tiled and beautiful. All are handicapped accessible. Our Verizon Wifi worked OK here, but they did offer good campground Wifi as well. We were on an end site, so we did get a lot of traffic going by in golf carts to look at the rigs and view. If there is one criticism, it would be the number of adults allowing very young children to drive the golf carts. Many were no older than 10 or 12. They have a great fenced pet area, and a separate fenced basket ball court as well. The only thing that would make this place better is an air conditioned gym. I loved this park and will come back again. We camped at Anchor Down RV Resort in a Motorhome.

To me this is a "bucket list" RV Resort. The sites are spacious, level and beautiful. Free cable, wi-fi, fire pit or cimenea, picnic table, beautiful pool, amazing dog park and awesome landscaping. You can rent golf carts and pontoon boats. On a beautiful lake surrounded by mountains. This is a "must stay" for anyone with an RV!!!! We camped at Anchor Down RV Resort in a Fifth Wheel.

We loved Anchor Down RV Park! We were in a 45ft Allegro Bus: this park is BIG RIG friendly. The amenities were awesome, pool with an great slide and kiddie pool with a mushroom. The view was beautiful. The attention to detail of the park was incredible, the landscaping is top notch. We loved the beautiful custom fireplaces throughout the park. We will be going back to Anchor Down. We camped at Anchor Down RV Resort in a Motorhome.

We stayed here one night on our way home. We had one of the few pull-throughs, but we had a great view of the lake. The facilities are wonderful. Many sites have rock fire places. While the sites are fairly close, we had plenty of room. We were not there long enough to explore everything they had at the campground. This is a great facility. we will definitely be back. Access reasonable off I-40. Follow the directions on their website. The road is narrow and windy, but take your time. Parks interior roads and site driveways are laid out. The sites have the proper angle, so you don't run over grass. WiFi is spotty, but the park was nearly full during our short vi sit. Verizon was also spotty. Satellite TV was no problem, because the trees are young and small. Rate does not include nearly $9.00 in taxes and fees. Camped in a 45 foot motor home with toad. This is a true RV Resort on a lake. Seems to be a family vacation destination for lots of folks from up north who book multiple sites. We were in the upper part of the campground and while there was not a view of the lake it was the quieter area and had a beautiful view of farmland. This park is meticulously maintained. First time I've ever seen a park employee sanitize a water connection when cleaning a site for the next guest. Typical slow campground WiFi that is unsecured. Good Verizon signal but trees obstructed the Dish satellite. Good basic cable. We camped at Anchor Down RV Resort in a Motorhome.

No discounts for this park. The price for their premium site with a large fireplace was $69 and with taxes and resort fees the total was $80 per night. But what a beautiful resort. We had a hilltop view of the lake with the Smoky Mountains as a backdrop. Our site was a large pull through site that had a large concrete patio and manicured grass and flowerbeds. The site was FHU and 50 amp with 119v. We had good Verizon cell/internet reception and good satellite reception. If we are in the area and want to pamper ourselves, we would stay here again. A "resort" in every way...first impressions was excellent, and we enjoyed this resort immensely. Spectacular views of Douglas Lake and Great Smoky Mountains. Meticulous attention to landscaping details around entrance of park. Nice access to Douglas Lake where we could launch our kayak. We stayed at Anchor Down for 10 nights. The rate I quoted above does not include tax (9.75%) but it does include 7% hotel/resort fees. This resort is expensive but we felt it was worth every penny. The owners definitely invest back into property upgrades. Staff was friendly and helpful. Very nice bath houses with individual bathrooms/showers. They just opened a second bath house. It was not crowded when we were there, so very quiet and peaceful. Our campsite #47 had nice views and they have staggered the sites nicely so you're not looking directly into your neighbor's unit. Full hookups and cable worked well. Strong cell signal for Verizon. Their free WiFi also worked well for us. I rated a 9 instead of a 10 only because the pool area was closed in early May even though it was warm enough to open. We camped at Anchor Down RV Resort in a Fifth Wheel.

Tips for other Campers:

Access to Great Smoky Mountains NP isn't easy because there are lots of tourist attractions and traffic (Sevierville, Pigeon Forge, Gatlinburg) on way to the park. Took us an hour each way plus 30-60 minutes to get to trail heads. Beautiful lunch spot at Chimney Tops Picnic Area about 4 miles into the NP (Gatlinburg entrance). We had a fabulous prime rib dinner at Taste of Dandridge. Good food, outstanding service, and BYOB so that makes a great dinner more affordable as well.

This is an annual Memorial Day Tradition with our family. We meet family from Georgia every Memorial Day and we stay here. Last year we stayed in 85-86 and this year we stayed in buddy sites 58-59. Park is always immaculate, the staff always helpful. The new additions of an additional bath house, dog park and pickleball/basketball courts are all welcome additions. Beware the facilities are all at the front of the park but terrain dictated it. It is a hilly park so nearly everywhere you walk will be uphill, some pretty steep. We enjoy it though for exercise. You can rent a golf cart for $30/day. Next year we will so we have the option of walking or riding. Only 4 miles to a Food City. This place takes reservations farther in advance than you think and it is necessary. We are already booked for 2018 & 2019. Required if you want a certain site (fireplace/buddy etc.) We camped at Anchor Down RV Resort in a Motorhome.

Not too bad a drive to Gatlinburg/Pigeon Forge/Dolly wood. In the evenings you can see the Dollywood fireworks from the park if you look in the right direction. Bush' Beans tour/factory near by.

Beautiful Views (you won't find better ones at a campground in Tennessee) with the lake and mountains combined. It looks like a "Bob Ross" painting and photos simply don't do it justice. Most of the sites are a good size and pretty easy to get your RV into. The staff has always been super friendly and take anything you need seriously. We have stayed several times and plan to be there a week in June. The new dog park, basketball court, and pickleball courts are very nice. If you have small kids riding bicycles, be aware that some of the hills are steep. If you can find an open site with the large fireplace, it is worth it. We strive to get one each time, but have not been able to as much as we would like. It fills up fast during peak season and holidays must be booked in more advance than you think. The playground is great for little ones, but be sure to keep an eye on them as it is not far from the lake. I do worry about the pool. While it is clean and beautiful (and the slide is great), with that many sites/people, the single pool is pretty small. It can get cramped poolside. Also to note that there is little shade unless you are on the hill in the 20's. The sun rises on the left side of the map over the mountains and sets behind the campground. You sacrifice some of the beating sun (in many sites), but you gain an exceptional view that you will not soon forget. Bring a shade, a fan for the patio, and/or a pop up canopy and you will be fine. The firewood you can buy for $5 is great and they deliver it right to your site! The area in general is very concerned with bringing wood from outside of our area (And wood being brought from our area to outside of the county) so instead of carting around your own wood, save the space in your RV/truck/SUV by just bringing a little cash and get a few of their big buckets of wood for your stay. We camped at Anchor Down RV Resort in a Travel Trailer.

This place is amazing. Very clean , friendly staff and stunning views. I've seen others complain about having to use jack pads but I understand the reasoning of preserving the concrete. Yes it's a walk to the lake and quite the walk up but nothing strenuous and you can rent a golf cart if you choose not to walk. Good exercise if you ask me! The owners did a tremendous job when designing this place. No bad campsites, good space for backing campers. Love the different unique fireplaces. Well manicured. Yes not many trees but that would impede the view!!! Can't say anything bad about this place. Camp host are very friendly and helpful. Good deal on firewood. $5 for a large tub they deliver to your site can even text to have more delivered after office hours!! Highly recommend! We camped at Anchor Down RV Resort in a Fifth Wheel.

This is a new and pristine RV park on the shore of Lake George. The park is immaculate and I do mean that sincerely. As in WoW! We stayed in a premium waterfront back-in site with a fire ring. If you choose a site with a "fireplace," expect a custom hearth etc.; each one is a bit different. Nice but we like the fire ring built into the patio.

They spent a lot of money and worked hard to terrace the park down from the hilltop to reasonable level above the waterline. If you are concerned about watersports, swimming, boating, you should check the Lake George web site for seasonal water levels. The water level fluctuates by as much as 50 feet and, based on the most recent three years, it is high and usable during the summer months but low and not accessible from the park during the winter months. We planned to kayak but I simply cannot carry two kayaks up and down that long ramp.

The roads are asphalt, the pads are concrete, the space between sites is gravel. The sites are level. The views are fantastic with the water and the Smoky Mountains in the distance.

The only area with trees are sites 1-29 and 30-36 and those are just on the ends of the sites. If you are a back unit like us, sites 20-29 are on the top of the hill with a great view but you do also overlook the rest of the campground. Sites 81-124 are on the same level so you will not have the same great views.

We have not heard of "buddy sites" before but they have them here. The idea is to park on pull-in and one back-in side by side. Your patios face each other and you typically share a fire ring or fireplace. Nice if you have a buddy.

The location is a 20 minute drive to Pigeon Forge and about an hour to the visitor center for Great Smoky Mountain National Park.

The bath house, dog park, and courts are nice but not conveniently located.

The staff were friendly and professional.

Folks this isn't cheap but it is very nice. We will stay here again!! We camped at Anchor Down RV Resort in a Fifth Wheel.

Tips for other Campers:

We went to "The Diner" in Sivierville for the Elk Burger. It was ok but didn't wow me. Suggest going to a show in Pigeon Forge and definitely go to the National Park.

If you like to hike, there is nothing in the RV park but you can get your exercise walking up and down the hills in the park.

This is our second stay at anchor down. Excellent campground! Clean facility, excellent sites, great views, not a bad spot in the entire place. Bathrooms / showers were extremely clean. New basketball / tennis facility was very nice. Dog park looked pretty nice as well. I would recommend this CG to anyone looking for a place to stay in the area. Definitely cannot go wrong here! This was the first all 10 Woodall rated park we ever visited. All concrete pads (jack pads required), some fireplaces in addition to fire rings, all sites are beautifully placed with views of the Smokies and a huge lake. Beautiful amenities including pool located on a lower lever overlooking the lake. Great for adults or families with kids. We would camp here again in a heartbeat. If you want to visit Knoxville, be aware that you're 25 miles to the east with interstate access. Follow their website directions rather than the GPS. The road in is a two lane country road and may make you wonder the first time on it, but it was no problem and was the best way in.

We paid for a higher priced site as we covered one holiday weekend night and that was the only site we could get. For such weekends, book early. Next time we would take a non-fireplace site which are just as good. We camped at Anchor Down RV Resort in a Motorhome.
