Park is old and until recently, poorly maintained. Grounds were spruced up over the past three months and the potholes filled. Unfortunately, the same group of residents that have been in control decided the new management, responsible for the changes, was not working out and had them ousted. People did wave as you walked by but most would not allow an outsider to participate in any of the scheduled activities. I felt like a second class citizen in a very snobbish community. The lake has great potential but it's only to look at. There aren't many walking places in this area and they are ignoring the paths around the lake. Trails were evident but completely overgrown and some have collapsed. Sand burrs are everywhere. You couldn't walk into your coach without tracking dozens in on your shoes and clothes. I wish I had taken advantage of any of the other higher rated parks in the area. I won't return to this park. - Greenteach

This is a friendly park. There is as much, or as little, to do as you choose. There are activities every day, although some are not well attended. The "Quilting" is actually assembling quilt tops in a group for a charity for Mexico...Not a bad plan at all....just not "quilting". The other listed "sewing group" doesn't exist this year....I was disappointed as those were 2 of the reasons I chose this park. The staff is incredibly friendly, the facilities are clean, and the 10 acre lake is a nice visual. The shuffle boards are not level, but if you just want to play around, they are fine. The pool was clean and warm, as well as the Hot Tub. All in all, a good value, and a nice park. - Rusty Quilter

This is our 3rd year here at Canyon Lake. We enjoy both the park and the local area. We are just off the main roads (less noise) but still just a short drive from any type of shopping you may want. The staff is friendly and very helpful. The same can be said for the residents, it seems like a big family. This type of atmosphere makes It really nice to come back to each year! As other have mentioned you can keep busy all day with activities, or just sit back by the pool and read a book, your choice. - mihobbycop

Basically an older snowbird park. Stayed here a month and rate reflects monthly rate of 525.00 for cement pad + electric which is charged at a rate well above their cost. Best watch your electric usage and be ready for a shock at checkout. Grass site would be 50.00 less. Forget the WiFi which is useless, bring your own hot spot. Verizon 4G signal is marginal to good. On site golf course is a 9 hole short course in need of water and a greens keeper. Dumpsters at at the far end of the campground with nothing close to sites for garbage. Park is fairly well maintained but shows its age. Many activities going here and in the valley for the 55+ crowd. No picnic tables or fire rings. - Money2Burn

Park is an older park but taken care of. The residents/long term folks do take pride in their park. Half of the sites are concrete and the other half are in grass. We took the last cement spot because it was supposed to rain for the next couple weeks (which it did). No one wanted that cement spot because it was 30 amps but I figured we could manage and did want the cement. Others took the grass and sure enough, got stuck in the mud. The trash is way to the other side of park in mud to get there. There is a lot to do in the area and we did feel secure there in the park. Folks were very friendly and helpful. We would stay here again because of the Passport America rates, but would not stay a whole season. - Army Guy

This has been a most miserable winter down here in the Valley. That said, it's not fun to be in a park that has no pool tables, fitness equipment, or the like for when it's too cool out to do anything. The TV and Wii only go so far. If you are into playing guitars, fiddles, and the like this is a great park. We're not. The potholes and patched roads make riding a bicycle a challenge. Most people are really friendly and will help you all they can. We won't return this coming fall, but will be going over to a San Benito park with the facilities we are looking for. And hope for a more normal Valley winter. - shadrack

This not a pet safe RV Park. Both of my dogs and a neighbor dog down the way got poisoned by rat poison. One of my dogs died. The other one is being treated by a vet. The neighbor dog is still in the pet hospital. They let the patrons use poisons freely for ants & rats. - Medawar

We stayed here one night, however - we are planning to return and here's why. We called to make reservations for one night. Told the manager we'd be coming in late and he gave us his cell number to call when we arrived. We did pull in a bit later than we had planned due to bad traffic accidents in the SA area that blocked/slowed traffic to a crawl in areas. The manager came out after he had gone to bed. He took us to our spaces, we rented 2 spaces. He made sure all of our services were hooked up and that we had everything we needed, before he returned home. The next day, he came by and waved. We left late in the day, and the managers were wonderful, absolutely wonderful. We are planning to return this year, as the managers made us feel welcomed and they were very friendly and helpful. This is a 55+park. Very friendly. A lot of the residents are from Iowa. That's why we choose this park to stay for the winter. We are from Iowa but live in Texas now (6 years). There is no swimming pool, lots of activities each and every day, roads through out the park are paved, sights are grass. Wi-fi here is very good according to our neighbors; we have our own system. This park is close to all needs that you may have, 2 Walmarts within 15 min. drive, 2 Walgreens with in 15 min drive. Our rate was based up on monthly charge,($314.00) plus electric, daily is $28.00. - Joceil

This park is a 55 + park with lots of Winter Texans. They have a nice pool and hot tub, a large recreation hall, exercise room, pool room, laundry, free coffee, lots of activities, and friendly people. Many Winter Texans return year after year to the same site and have significantly upgraded their spot. There are quite a few park models and a very well kept up area of mobile homes at one end. In addition to overnight rates, they have weekly and monthly rates. Overnight and weekly rates include electric. I stayed two weeks in a grassy space with a nice sized concrete patio. Internet was good and it was free. There are lots of grapefruit trees and you are invited to pick fruit from those around the office. There are lots of activities. - longdog2

The park is awesome. The management is stellar and they provide very active landscaping, pest control and overall level of care in the park. Everyone is made to feel welcome, there are many weekly activities, beyond the bird watching that attracts so many to this area. The park was absolutely full when we arrived and has many return visitors who have been coming here for more than 5 years. Lots of folks from the midwest and Canada, but also many Texans who, like us were looking to escape cold weather in north TX. I would have given the park an unconditional "10" except for the wifi service which is not on a level of service with the rest of the park. We stayed in Site 822, a back-in, with plenty of room to visit or stay private. We will definitely return. - 5er_MKS

I think some of the other reviewers are confusing Bentsen Palms with a park with a similar name down the road. This park is awesome! If you are 55+, but are still active! this is the park for you. You get free access to the neighboring State Park with fantastic bird-watching, free bikes, free kayaks, pontoon boat ride ($10), pool, hot tub, pickleball, and lots of well attended activities in this park. It also has the best, constantly-enjoyed, dog park I have ever seen. By the end of my visit, my dog mastered the agility course and had 20 new friends that he dragged me to see every day! The sites were spacious and had the most beautiful flowering landscaping, simply amazing. There are also miles of levee roads that you can walk with your dog off-leash which was awesome daily excercise, although you share the roads with Border Patrol. I had so much fun here that it is now my favorite RV park ever! - MazoCak

This is an older park with freshly sprayed roads over deteriorated asphalt. Some sites are concrete and others are asphalt. There are lots of activities here and it is a fun place to stay. For the size of the park, the pool, clubhouse and hot tub are really small. The fellow guests make it a fun place to camp. We stayed here for a couple months while looking next at possibly buying property in the neighboring neighborhood, which is owned by the same owner. Decided that wasn't a good idea after talking to people there. I'd camp here again but the roads need to be repaved, not just sprayed black. The park needs to fix the flooding problem when it rains. - Maxisback

Park almost empty, so plenty of great sites. Terrible sand burrs. Loved the fruit trees - we could pick from at our site. Terrible managers and crazy rules that they blamed on corporate. Nice place for a short stay if you are okay in heavy traffic at Mission. - LindaBuckley

We pulled into this park 8 years ago in our motorhome. We found the people to be friendly and so many things to do if we wanted. We have now bought a small park model and return each Jan. for 3 months. The people make the park. There is plenty of room for RVers and we will welcome you to the family. Pool is salt water and very nice with a hot tub. Lots to keep you busy or just sit back in your easy chair and relax. - Upslady07

Clean, pleasant, friendly RV park located in safe neighborhood. Rate is for the month. Paved streets, with grass and dirt lots with concrete patios. Stable electric, good water pressure, fast and stable WiFi. Super clean restrooms and showers with plenty of hot water. Clean laundry facilities. Plenty of weekly activities, shuffle board, bocce ball, potlucks, dances, quilting, crafts, billiards, bicycle rides, etc. Vegetable vendor comes to park weekly. Mission Bell and Tradewinds are now sister parks owned by the same company. This is by far the friendliest and most out going park I have known in Valley. Everyone is so positive. This is a return trip to this park. Great, friendly people and the activities are too numerous to mention. Enough to say that you will not find a friendlier place to stay. Sure the sites might be a little snug but the location and people make it terrific. - parton123

We booked a monthly stay at Mission Bell based on the website photos and information. When we pulled in we were sorely disappointed with almost every aspect of the park. This is a very old park that has long since fallen into disrepair. Its maintained in "working order" but is badly in need of updating. The website goes on about all the buildings and facilities which are present but not well maintained. The WiFi is only available in two spots for the entire park. One of the locations is the library which is so small and dank I couldn't stay there more than a few minutes.
The restrooms/showers are very small and not well done. The ones we used in our two nights stay (not the scheduled month) smelled of mildew or something.
The spaces are very small and not at all as expected. The tiny concrete patio was being overtaken by weeds and grass that are mowed but otherwise unkempt. Watch out for sand burrs. The wooden electrical post on our site was original to the park and about to fall over.
The park amounts to about half old trailers and newer park model trailers of permanent residents. The roads are extremely narrow, rough asphalt. The park is poorly lit and backs up to what sounds like a discotheque. We were treated to very loud, thumping music late into the night.
Beware they WILL NOT issue any kind of refund if you decide to leave early!!!!!
There are other much better kept parks in the area.
After checking in and getting set up we were offered a tour of the facilities. It was obvious that even our tour guide, one of the camp hosts, didn't like the place or want to be there.
The snow birds we met were all very friendly but the permanent residents were very stand-offish.
I really wish I could offer more positive thoughts about the park but they're just not there. - JWFlyFisher

This park is a 55 and older campground, used mainly for the winter by Winter Texans. The rate is $300 a month plus electric if you pay by the month, cheaper if you pay for the whole winter at once. The park has a large clubhouse, nice swimming pool, paved streets. The sites have paved patios and paved place to park your vehicle. Your RV is parked on grass. There are 40 RV sites and the other spots have park models on them. We are staying here for 2 months. We will be here again. - Joceil

We were here later in the winter season, so many of the seasonal people had left or were in the process of heading home. This is such a friendly place, and everyone is so helpful. There are lots of activities, on-site laundry, heated pool with 2 hot tubs, computers, rec hall, shuffleboard. The one dance we attended was great fun! Our patio was smaller than the new very large ones. Work had started on the electrical service--heard it was 50 amp going in the older section. Sites were larger than most parks in the area, especially in the area off the street. There were a few pull throughs. Just before we left we heard that next year there would be an on-site manager and on-site activity director. Every one seemed to be really pleased about that from what we were told. Might just give this place a try for a longer stay. - stonybirch

This is a snowbird park & many residents stay from 3 to 5 months. The monthly rate is reasonable, as little as $10.00 a day. Do not believe what it says on the web site. Much of what is advertised is only available on a few sites or not at all. The pool heater don't work properly & the pool is often too cold or too hot to use. The building & grounds maintenance is poor. The manager does not live on site and promises much that she does not deliver. Many of the electric hookups do not provide adequate power. The Wi-Fi does not work well. On the plus side the winter residents are very friendly & helpful & there are many organized activities all run by volunteers in the park. The RV and mobile homes that the park rents are dirty & in poor condition. The sites on 1st & 2nd streets are roomy but the sites in the pool area and Caliche Street are tiny with no place to park your RV or toad. There have been quite a few security problems & some thefts. We will not be back. - pawatt
