The rate is a monthly rate $220. This is a small, quiet, and secluded park that is very well maintained. We stayed for a month and enjoyed it. Showers and laundry area were a small but clean. - flamingdandelions

Nice campground! We stayed overnight. The manager was very helpful. She made sure we had a site that was big enough for us. We ended up back by the Bayou, which we enjoyed the view tremendously. Restrooms and showers were clean. Lots were spacious and offered some shade. Site surface was gravel.
My husband left his Fitbit in the shower room (his mistake) & it was not there when he went back to look for it. He talked to the manager. She even came up to our camper to let us know she would try to find out where it was & if it was returned, she would mail it back to us.
A couple weeks after we were home, we received a Certified package with the Fitbit in it. We were so surprised & appreciated what she did. (We refunded her the money it cost her to mail it to us Certified!)

I should have read the reviews prior to booking our stay. The management is awful and the park shows it. We selected the campground from the website but it it nothing like the website at all. The sites are right on top of each other and the sites are literally a mud hole. The management, namely the woman, is extremely rude and just horrendous. She literally looks for ways to cause issues with herself and the campers. Since we arrived we have been followed, stalked, and nit-picked to death. She has taken micro managing to a new level. The sites are also very noisy as the park is right next to the highway and has no privacy fencing. The showers are dirty and in desperate need of repair as is the laundry room. There are also cats everywhere! They have been in our vehicles and on all over our outdoor furniture scratching it up and spraying on them. Without saying, we will never return. - MelK

So regular sites available but the lady in the office parked us next to the fence, at least she did not turn us away. We were about 100 yards from I-10 so constant road noise. We ran the AC fan all night and slept well. We spent one night so did not use any of the facilities. We would stay here again at the Passport rate. - houseonwheels

There are two sections in this park. If you book, make sure you stay in the new section. It has very wide roads, large sites, open sky. Only problem here is the highway noise, a whine from trucks and cars can be annoying. Our site was a pull thru, but I think it was the only one there. You won't have trouble backing in these site though because they're huge. - G and L

Price reflects monthly rate & electric. We enjoyed our stay here. It's surprisingly quiet to be just off I-10. Wifi is a bit unreliable as it goes out randomly. Park could use some clean up, but they are in the process of expanding & a lot of time & energy is being devoted to that at the moment. Other residents are friendly but not intrusive. Very large & reasonably priced laundry on the premises. The sunrise views over the river are unbelievably beautiful. We were there while my husband worked in the area. If he heads back in that area, this will be the first place I'll check for availability. - hippichik

Dog feces EVERYWHERE! Very small back-in spaces combined with a lack of adequate parking for tow vehicles forces guests to park in the road which makes it impossible to get into some of those spaces unless you are willing to go door knocking to ask people to move their trucks/cars. Overall, the park would be okay if the price was reasonable but for $60 per night WITH a discount in conjunction with the parking and dog poop/maintenance issues make this a terrible value. There are other, affordable parks in the area which we will be checking out the next time we pass through. - FamilyFoofaraw

We stayed here for a month for work. The monthly rate was $675.00 plus electric. The spaces are close and parking was tight. Lots of people parking on the road. The internet is Tengo internet and was slow and sporadic. The laundry facility was nice but you have to buy a card to put cash on. The managers were very nice and helpful. The park is very nice. It features all the amenities at a fair value. However, it was going through some managerial transitions at the time we were parked so there were some issues there that determined my overall rating. I hope they have fixed the issues by now. There was favoritism and subjective rules at the park and the managerial staff was brash and was more concerned with partying with the tenants than managing. The park is kept well-maintained and is a has a beautiful landscape. However, the landscape is new and a little sterile. The roads and pads are all concrete so it is quite hot in the summer. One feature, I thought was nice, is that they have a dog-washing station. I've never seen that before. I would not recommend this park for older adults such as myself as there seems to be a lot of full-time families in the park and it can get quite cramped and noisy. Animals are welcome in the park, however they did not ask me for shot or vet records which concerns me as to welfare of the animals. People were inclined not to pick up after their pets and it seemed that management at the time did not enforce pet rules. There are no fenced in pet areas so there are no places to exercise pets other than in the park itself. The resort is close to town and is gated. However, gates where not kept locked and there is no security on site. The WiFi is sporadic and I had to use my booster to get decent service. - MelK

Easy access to I-10, Wasn't bothered by any road noise. Staff was super friendly and check-in a breeze. We appreciated the two bottles of water given to us at check-in. It appeared that many of the guests were long term residents. However, the park and sites were well maintained and clean. I did not observe any cluttered, unkempt sites. We arrived on a weekday and office was locked. Called park's phone number and spoke to the owner who in turn called her daughter, the manager, to return my call. Manager told me we could go ahead and park in a spot that was available near the park's entrance and we could pay when she got to office at 3 PM. She called me at 3:15 and said she was in office. Manager was very nice and check-in was very easy. Park appears clean and inhabited by mostly working people on a monthly basis. Park is big rig friendly and most sites do not have view of the bay. There is a usable fishing dock. The manager stated that you would not want to swim in the water. No pool or playground for kids. Park was quiet for the most part. Great place on Trinity for overnight stay. Didn't see any restaurants nearby park. We would probably not stay for any long period of time as it is very removed from any nearby attractions. - HillCountryRV0128

Beware! This park is running a "non-refundable deposit" scam. The reservation section of their website says $25/day with no deposit required. When we called ahead to check on availability for two nites they indicated that they had one site left. They then indicated that if we wanted to reserve the site for two nites that it required a charge to our credit card of a "$50 deposit that is non-refundable." We had no problems with a deposit to hold the site. We understand parks need to protect themselves from holding sites for people who wind up being no shows. Besides, the deposit was essentially our two night camping fee simply paid in advance. Upon arrival they informed us that the rate was $30/day as opposed to the $25/day they post on their website. We were okay with that, it's only $5 difference per day. However, we were not okay with what they told us next. The $50 deposit was NOT going to be applied towards our camping fee of $60. The $50 deposit was being charged IN ADDITION to our $60 camping fee. This brought our total for 2 days to $110, or $55/day. When you challenge them their response is "We made it clear that the deposit was non-refundable." Sure, they tell you it's a non-refundable deposit. Any campground that requires a deposit to hold a site for you makes it clear that if you don't show they keep the deposit. We're cool with that. What this campground DOESN'T tell you is that the $50 non-refundable deposit is NOT applied towards your camping fee. You don't find that out until you've driven all day to get to your "reserved" campsite and you are handing over your charge card to pay for the site. This campground should be avoided at all costs. They are running a "play on words" scam and picking up an extra $50 with every camper who calls ahead for reservations. - ToWanda

Here for work for a couple months. Overall was a nice place to stay.
The good: It's a nice, quiet park and has a security person at night on the weekends. There is a pier you can fish from. The park itself is pretty clean. There is a laundry room which is rather small but clean. The bath rooms were also kind of small but clean. The pool is nice. They will also accept packages if you need something sent, and have mailboxes available. If you need by the month and can get a spot on the inside, it's about 500 plus power, not too bad.
The bad: My biggest complaint -The internet is horrible, had to jump off my phone often. You can pretty much forget trying to use the WiFi when everyone is home from work in the evening and on weekends.
Lots 93-111 are called bay front and they charge premium price, they are not bay front and there may be 2 spaces that you can see the water between the buildings in front of you, so those are way overpriced. (but all the "bay front" are overpriced, in my opinion). Although a better rate than 50.00 per day for daily rates, 700 a month plus power is a little on the high side. There is some trash along the water line on the canal side. - scarlett12

Near the 146 & a Chevron Station, so noise level is high. No restrooms or showers. Lots of permanents who don't seem to think they have neighbors, and can be as loud as they want. Laundry room floor was littered with dryer sheets and a couple of cigarette butts. However, WiFi was great, cable was great, and the owner is one of the nicest people you'd ever want to meet. Lots of grass for walking the dogs on. Park is about 20 miles from the Space Center and some great restaurants (Tommy's Restaurant and Oyster Bar had a dozen yummy oysters for $5!) Next time, we'd probably stay outside of Baytown. - OTR again
