We pulled on for an overnight stay. The owner told us he no longer takes overnight stays only long term permanent month by month residents but he allowed us to stay since we were already settled in and we offered cash. The fee for one month is $700 and one woman told us she pays week to week. There are two AAA RV parks owned by the same person about two miles apart, one on the lake. My feeling is the owner is a new owner and a nice reasonable guy. We stayed at the AAA RV on the Lake. - Judy Birchland

Access is good, sites are reasonably level concrete with adequate size, on-site "roads" are very bumpy, management friendly and operates a Mediterranean food deli just off-site (yum, yum!), a railroad across the street was silent except for one train in daytime, laundromat looked clean and very usable, but this is anything but gracious suburban living. The owners of this campground are very friendly. We were late arriving and they were most accommodating. They have a super nice clubhouse with movie night and other events. We only planned on staying one night, but ended up staying 2 just enjoying the peacefulness of the campground and the friendly owners. This campground is in the process of adding more accommodations everyday. We truly enjoyed our stay there for a great price! - Jerry & Jill Pera

Good for an overnight or a few days in the Beaumont area if you will be touring the area. Mostly filled with long term residents but there is a FHU (30 or 50 amp) pull through section with roomy sites in the back of the park for short term RVers. Sites were level and plenty wide and long for our 36 foot toy hauler so I would say the visitor section is big rig friendly. We had the best site with not only a picnic table but also a deck. Most had only a picnic table. Cable TV, WiFi (although it didn't work well in the back of the park where we were) clean bathhouse, laundry ($1 wash. 25 min; $1 dry 40 min...I was really happy to see this info listed, because many parks do not give price or times for their machines), shade in some of the sites, dog walking designated area, small clubhouse, no pool or activities that I noted. The park brochure provided good info about stores, churches, and attractions that were nearby and the friendly host told us how to get to the state inspection station we needed. Offers discounts for TACO, Good Sam, and AAA. We would go back if we wanted to tour the Beaumont area in the future for a few days. - TX Camper

Very nice park just off I-10. Nice pull through sites, nice store, office, community room, playground, pool, exercise room, dog walking areas, dog run, restrooms and showers. Free ample breakfast with waffles, cereal, bagels, juice, coffee, delicious biscuits and gravy. Very hard working and conscientious woman in the office plus she did the work for the breakfasts. We stayed here for just one night to break up a long trip. The park is moderate in size, with great roads and large pull-through cement sites. The sites are close together, I wouldn't want to stay here for a long time, but it suited our needs. They offer a free breakfast which is a nice touch. - Terry Powell

Our third stay at this park, with rain again in the local area as found the two times previous. Luck I guess. Front desk was great as always, friendly, accommodating, taking our reservation and leaving the space details on the door for after hours check in. No issues with power, water or issues with connections at our spot. Make sure to check for your name on the after hours check in brochures left by the office. Others may take your spot by mistake if they are not paying attention. If so, take one left that does not have a name. Rain does make parking/connecting an issue, as the place gets rather muddy as a result. The park is convenient to the highway exit and does not have security after dark (but is well lit within). No trash or trashy units notable and so far has been a good experience. - wolffden

This is not a resort. It is however a good park to spend the night while traveling thru. Spaces and interior roads are very tight. The back-in sites are a little more roomy than the pull thru's but appears all taken by permanent residents. In the pull thru's, with both having slides, you're about 24 inches off each other. Sites are mostly level and long enough. Electric was good and steady. We did not hook up sewer or water for our one night stay. Mostly workers and families living there. However, park was quite clean. There is a little pond (the lake) in the rear of the property with small kayaks and paddleboats. Office staff wasn't "friendly" nor was she rude. Simply to the point. Did offer suggestions for restaurants. Check in was easy and quick. We would probably stay there again for a night if passing though, but it is not a destination in itself. - Fixn2gocamp

Nice, well maintained park. Very clean and well kept grass areas around the park. Some sites have shade while others are mostly open. Appears that a lot of work has been done recently to clean things up. We had a paved pull-thru site with easy setup, leveling and access to utilities. Power, water pressure and sewer all worked well. Park has two sections - up front near the office and farther out by the lake. Both looked to have several well-maintained longer term residents/workers. Appreciate that they asked if I was a veteran and gave me a military discount. No pool but the lake has a couple of boats/canoes that can be used and the lake is a catch/release with no license needed. There is Wi-Fi available along with cable TV - signal is good for both. Bath/showers are individual rooms and are well maintained. There is some road construction that makes getting to the park a little difficult and there could be more signs for the park but our GPS got us there without any significant problems. - Dave Hole

Nice park. Concrete pad, very level. Plenty of room for my travel trailer to stay hooked up to my truck, and park my other car behind. Check in was quick and efficient...very friendly personnel.
Roads are sufficiently wide enough for one rig to pass.
Close enough to I-10, but far enough away so that you don't hear the noise.
I would not hesitate to stay here again.
One thing to remember. When pulling in from the roadway and making your left turn to park in front of office for checkin, be mindful of the white post on your left and make sure you swing wide enough to miss it. I barely did. - Traveling Man 49

One of the worst overnight RV parks, mostly permanent resident lived there, most have old trailers and the owners didn't really take care of their site and trailer. No safety because anybody can drive into the campsite. Do not stay here if you want a good night's sleep, it's very noisy from highway. - dije1208

We only stayed here overnight on our way to Houston. The location is convenient in that it's right on I-10, but the traffic noise from the highway is extreme, including all night. The RV park is literally at the end of the exit ramp from I-10. Sites are a mix of grass and sand and gravel.
Most of the park is occupied by permanent or long-term trailers, some clean, some not-so-clean. You can go fishing along the lake, but I wouldn't call it relaxing, again because of the proximity to the interstate. The staff was very friendly and accommodating.
Although the price was right, we would likely not stay here again due to the highway noise. - LifeRebooted

Rate is reflective of monthly stay. Campground is a glorified parking lot that happens to have a pool. Spaces are right on top of each other ans so shallow that our truck had to be parked in the street. Rates were raised twice in our short stay there. Owner seems to be out for money and does not really care about campground, just how much he can charge. Will not stay here again. Found another campground in the area that is 1/3 the price this one charges. - Luvbugz

We were there about six weeks. The park, the pool, the laundry, and restroom facilities were all kept clean and working. WiFi worked well. I believe the cable included close to 70 channels. They have "cabins" for rent. It was pretty much filled to capacity while we were there. It was quiet and very convenient to everything. (shopping, restaurants etc). The rent was 500 a month (28 days) including electricity. Although, the price goes up to 600 during the summer months because management stated the extra a/c used drove up the power costs. The campground is pretty much all concrete. There was space enough in our slot to park both trucks beside each other. We would stay here again. - scarlett12

Right off the highway so easy access. Attractive and well laid out with long concreted pads. Sites are level, utilities easy to access and wifi was good. I was parked two rows from the road and the highway noise, particularly when people were going to and from work, was distracting. Perhaps a site further back would be quieter. Large clean laundry room and clean restroom there--did not use the ones at the bath house but will assume they are equally well maintained. I gave a rating of "excellent" with reservation only because of the highway noise. Otherwise, this is a very nice park with the needs of the RVer in mind. - nanzhere

Rv park has concrete pads, no shade which sucks in the Texas heat, but at least it's not in the mud.
Power and water worked great, the showers are clean and the bathroom would make a great hiding place for a zombie apocalypse!
Wifi didn't work very well and no streaming allowed, which means facebook bogged down if you had any videos on your feed.

Very nice park for a night or 2, especially with Passport America. Very clean and nice lawns and pull through sites with concrete pads. Laundry appears adequate and reasonable cost. Could use some bushes and/or trees for privacy and shade. Close to town. - BandD
