Pronounced koo'-shetty. RV Park is located 6 miles outside Bellville, 5 miles out on Coushatte Rd and one mile on Nelius road. There is no playground or pool. No store in the office, but town is 6 miles away. There is a Brookshire Brothers supermarket in town that has pretty much anything you may have forgotten to bring in regard to groceries. We had a pull-through with full hook ups so we didn't have to unhook the trailer. There are several pull throughs by the office for short stays. They have oak trees and squirrels. They have gravel and sand driveways and gravel and grass pads with grass between the sites. They do not have have picnic tables, BBQ grills or fire rings. They have drop-in sewer connections. Water pressure was adequate. Electrical is 30 and 50 amps. There are a lot of long-term campers workers camping here. However; with over 400 sites, you can choose your spot and neighbors.There is no cable TV; only OTA channels are available, 110 digital channels and sub- channels with about half in Spanish. There is free, passworded WiFi that is pretty much worthless at times. You can connect to the local router, but it can't get out to the internet except every now and then. Verizon Wireless was 5 out of 5 bars; ATT wireless 2 out of 5 bars. You can pick up about 36 FM radio stations and about 20 AM radio stations depending on your radio. There are two trash dumpsters by the office and in other places around the park. There is no trash pick up; you walk it up yourself. There were flies and mosquitoes after 2 29-degree nights in November. We camped at Coushatte Recreation Ranch in a Travel Trailer.

Tips for other Campers:

Best place for gas is the Sunoco Rattlesnake. Clean restrooms, warm water, paper towels. Blue Bell ice cream factory and Walmart are in Brenham, TX 18 miles away from Bellville. Check out Mike Newman's Castle in Bellville. It is an actual castle with a moat, drawbridge, dungeon, and a trebuchet.

Great showers, very large-used them when I left. Stayed part of March and April '18-one month total. Awesome people run this place. They take care of the place and don't pester you..I loved it! Hassle free pricing WITH ELECTRICITY, simple. Propane on site-great price -same as COSTCO. Great location-far enough away from I-10 and rail roads - quiet, peaceful. Love the trees, had my choice of where I wanted to park-once I parked then I checked in. No hassles, no funny looks, no WTF are you doing-you're in my park-why didn't you check in first..just good a ole Welcome and once you get settled we're here for you! Grass parking, some spaces had trees and some without them. If you have satellite choose wisely. Larger rigs keep to near the office/bathrooms/meeting area...go around the lake-veer left of office THEN turn right-either right at the office or go past the grill/smoker at the meeting hall turn right. Use your common sense-if they had a map THERE'D be one. They easily have 450+ spaces. Just show up and stop whining about a map. Pay VERY CLOSE attention on how to get there-there's a load restricted bridge. Details are SPECIFIC and CLEAR on their website-The route keeps you on hardtop roads to the park. IF HOWEVER you are on gravel road-with a RV hooked to your rig you are on a road with a load restricted bridge. I suggest you stop, back up, pull your head out and LOOK at their website, then get to the right road to the campsite. Cars,trucks,mc's are okay on the bridge esp if you like dirt roads-just not trailers/5ths/A's, B's or C's. Have fun and enjoy chillin' out and watching' the stars at night. Bring CASH or CHECK - NO CREDIT CARDS. Best rate is monthly or best yet 6+ Month Lease . They do have Military disc for daily rate. We camped at Coushatte Recreation Ranch in a Fifth Wheel.

Bellevue and Sealy have good grocery and good restaurants-its worth a visit either way. I went into Katy to the Kroger-its about 1/2 hr to 3/4 hr trip one way a few times. Small town living, pace and values-enjoy.

Great place for a rally, not much reason to go there other than that unless your looking for a inexpensive place to hang out for awhile. Owners are very friendly. We camped at Coushatte Recreation Ranch in a Motorhome.

Go see Numans castle, a few shops but other than that your out in the boonies. 15 min drive to Sealy for restaurants and stores

We stay here during the first week of March for a Good Sam Mini Rally each year. The rate reflects the rally rate. This is a country RV park and is very laid back. The owner is strictly an old country boy. We camped at Coushatte Recreation Ranch in a Motorhome.

Sealy, Texas is about 15 miles from the park. There is a Walmart for shopping. Camping World is around 15 miles east of Sealy on I-10. Bellville, Texas is around 10 miles north of the RV park.

We stayed here as part of a club rally. The park is far from main highways, and the entry road is a bit rough. The park itself is filled with beautiful live oak trees, and the sites are spacious and covered with overgrown gravel. You have to be a bit careful in some sites to navigate around trees. The hookups have 50A. Satellite TV is difficult due to the trees, but a number of channels from the Houston area are available via antenna. There is not cable as far as I could tell. Wifi was very good, although we were very close to the office and meeting buildings. We did not use the rest rooms or showers, but they appeared to be clean although old. The meeting building we used was old but clean. This is a get away from it all type park, but you have to bring your own entertainment. We camped at Coushatte Recreation Ranch in a Motorhome.

We went to a couple of good restaurants in Bellville: Bellville Cafe across from the courthouse and Yani's Steakhouse on Highway 36 south. Amazingly both had cloth tablecloths and both had good food.

Owners are wonderful and friendly. Park is 4th generation ownership, very rustic- gravel/dirt/grass driveways and sites with many full time residents. Some sites would be all mud if it rained. Large rec hall but very old. If you use GPS you will drive down a long rough washboard broad so get directions from owner. We did not use or visit the baths/showers. Park is located north of Sealy & Bellville. This park has huge trees with moss hanging, is very Rustic and away from traffic, but shows years of deferred maintenance and updating but CHEAP. We camped at Coushatte Recreation Ranch in a Motorhome.

We stayed with a group of friends and their friend - rallying together. What fun!

Each site had full hook-ups. This also made pack/leave morning easy-peasy for our large group. The gravel roads and gravel sites were mostly level and wide enough for awnings or tents. Trees were trimmed up, but cast nice shade for almost all the sites. Using their garden and eggs, much of our resort-catered meals were produced on the ranch!

Some full time residents are located on the perimeters. Each night was quiet.

I'd recommend reserving a site.

My Verizon coverage was good.

We would return. We camped at Coushatte Recreation Ranch in a Travel Trailer.

This park is used for our district rally each year. The park is about the same as it was in 2011 when my wife and I came for our first rally. A lot of projects started but not finished. The park is quite plain jane, although it does have full hook ups. It is not kid friendly. There are another 200 to 250 sites for mobile homes. There are a lot of oak trees throughout the park. Coushatte does offer wi fi to its long term residents, but I don't know the cost. Our camping chapter uses this park at least once a year. We camped at Coushatte Recreation Ranch in a Motorhome.

First the bad because it far outweighs everything else. Bathrooms and showers should be condemned! Some work has been done on them but in four years only 'some' which amounts to some half installed tile, has been done. Everything here is dirty and needs a general scrubbing or demolition. Access is over a side road off a side road off a side road. The access road is used by the U.S. Army to test their new tanks and for practice IUD demolitions. Your roof air will shake loose if you drive more than 5 mph. Electricity is a little iffy so don't use too much. Wi-Fi is a joke at $ 5.00 per day. Ridiculous at best. There are no amenities so it is very quite because you are in the middle of nowhere. The good, cheap rate and the owners are super nice. We camped at Coushatte Recreation Ranch in a Motorhome.

This RV park is a family run campground. The rate per night is $22.00(cash), $24.00(check). The park is a nice laid back place to camp, off this the busy highway, and therefore, no traffic noise. We have stayed at this park several times and always enjoy ourselves. This park has long term camping available, and is close to Sealy,TX, and Bellville,TX. My wife and I would recommend this park if you want quiet camping. We give the park an 8, because there is no swimming pool and no paved sights. The wi-fi is $5.00 for one day $10.00 for three days or $20.00 for a month. We have not used their wifi system because we have our own internet card, so I can't say how strong their internet signal is. We camped at Coushatte Recreation Ranch in a Motorhome.

This park is need of repair and updating. As previously stated the road leading to it is in bad condition. It is a good distance from the main highway down farm to market roads. The site we stayed in was grass/gravel. It was raining when we arrived and was very muddy. The electricity seemed to be a bit weak. The rally hall was in poor condition. We will not stay there again. We camped at Coushatte Recreation Ranch in a Motorhome.

We camped here with our FMCA group. The park is run down. The big rally building was old, not well kept and smelled awful. The road into the park is filled with chuck holes and broken pavement. Lots of old trees, many of which have low-hanging branches. Lots of dead leaves and other decaying vegetation on the ground. Very sandy soil and it tracks in to the coach. Water pressure is on the low side. The office is only open for a few hours in the morning and they charge $2 extra per day if you pay by check. They don't take credit cards. There is a fee for the WiFi. I did not use it. I got a strong 3G signal on my Verizon phone. If it were not that we were with friends at a rally, I'd never stay here. Our group chose it when we had a last minute cancellation from the park we were supposed to go to. We have stayed in some less than lovely campgrounds, but they were on route and only for a night. This place is so far off the beaten path that facing the horrid access roads is just not worth it. We camped at Coushatte Recreation Ranch in a Motorhome.

We are here for a Good Sam mini rally. This park is a very laid back, you pay on your honor, its nice and quiet, no pool, the bath rooms are clean but not completed, there is a new washer and dryer area, Wi-Fi is OK but you have to pay for it. The park is use mainly by local camping clubs/chapters and for small RV rally's. The park has 3 small club houses and 1 large one used for rally's. There are about 200 year around residents. We have been coming to the park for 3 years with our Good Sam group. We camped at Coushatte Recreation Ranch in a Motorhome.

We camped with our camping group this month for three days, the owner, does catering for groups, his cost is $12.00 per person, great food. This RV Park is part of a century old ranch, and allows long term camping as well as short term. Very quiet, close to a Super WalMart in Sealy, TX., easy access from I-10. We camped at Coushatte Recreation Ranch in a Motorhome.

Would not recommend this park to anyone. The electricity has serious issues that won't hold the campers running on the circuit. The wi-fi strength is very weak and not able to use. Ground is extremely unlevel. Cable goes out frequently and staff is not very responsive to issues due to their vacations. The water is not drinkable and the pressure is very poor. We camped at Coushatte Recreation Ranch in a Fifth Wheel.
