Good for an overnight or a few days in the Beaumont area if you will be touring the area. Mostly filled with long term residents but there is a FHU (30 or 50 amp) pull through section with roomy sites in the back of the park for short term RVers. Sites were level and plenty wide and long for our 36 foot toy hauler so I would say the visitor section is big rig friendly. We had the best site with not only a picnic table but also a deck. Most had only a picnic table. Cable TV, WiFi (although it didn't work well in the back of the park where we were) clean bathhouse, laundry ($1 wash. 25 min; $1 dry 40 min...I was really happy to see this info listed, because many parks do not give price or times for their machines), shade in some of the sites, dog walking designated area, small clubhouse, no pool or activities that I noted. The park brochure provided good info about stores, churches, and attractions that were nearby and the friendly host told us how to get to the state inspection station we needed. Offers discounts for TACO, Good Sam, and AAA. We would go back if we wanted to tour the Beaumont area in the future for a few days. - TX Camper

$15 per night was for a mostly level asphalt pad surrounded by sand/gravel site (#20) with 30-amp electric and water. Several sites can accommodate a 40'+ RV (like mine) and tow with room to spare. I don't consider the campground steep...it does have a slope but it's not scary. The dump station is sloped downhill in one direction and, of course, uphill on the other side but quite easy to maneuver around if you want to change your approach direction. All sites have a picnic table, fire ring with bench seats on two sides, and tent pad. Sites are separated by post and rail fencing. It was pleasantly quiet during my stay. The campground and surrounding area are home to rich bio-diversity. The campground office was staffed by a most friendly, informative ranger who provided maps of the park trails, information on the local amenities, and Big Thicket National Forest. There are many activities available, which you can find listed on their website as well as in the brochures they give you. The campground is only a couple of miles outside Lumberton where most any amenity is available. AT&T cell reception is adequate for texting and voice. I used my Verizon jetpack for internet access. I received 12 digital over-the-air TV stations and many radio stations. - DD Rolling Ranch

This campground is very close to town, which makes it easy to run and get the few things you always forget. (but yet you're still camping in the sticks). Canoeing, swimming, biking, and hiking in park. Sites are very close together, but level. Most have very good shade and cover between sites. Others are better suited camping with a friend. No 50 AMP or sewer. Staff was polite and helpful, with the exception of one grumpy ranger. He insisted that I come check in prior to finishing eating breakfast at 8:30AM. (we had reservations, pre-paid and showed up after the 5PM closing the night before). Just one guy having a bad day. We would return. - HJH

Very friendly owners...gravel interior roads and sites are partial grass and rock...scenic its not, but functional yes...E/W/S are clustered around utility poles so rigs are backed in toward poles and spacing is tight and different than the typical site. - Bob Woodall

Access is good, sites are reasonably level concrete with adequate size, on-site "roads" are very bumpy, management friendly and operates a Mediterranean food deli just off-site (yum, yum!), a railroad across the street was silent except for one train in daytime, laundromat looked clean and very usable, but this is anything but gracious suburban living. Very nice park just off I-10. Nice pull through sites, nice store, office, community room, playground, pool, exercise room, dog walking areas, dog run, restrooms and showers. Free ample breakfast with waffles, cereal, bagels, juice, coffee, delicious biscuits and gravy. Very hard working and conscientious woman in the office plus she did the work for the breakfasts. We stayed here for just one night to break up a long trip. The park is moderate in size, with great roads and large pull-through cement sites. The sites are close together, I wouldn't want to stay here for a long time, but it suited our needs. They offer a free breakfast which is a nice touch. - Terry Powell

Our third stay at this park, with rain again in the local area as found the two times previous. Luck I guess. Front desk was great as always, friendly, accommodating, taking our reservation and leaving the space details on the door for after hours check in. No issues with power, water or issues with connections at our spot. Make sure to check for your name on the after hours check in brochures left by the office. Others may take your spot by mistake if they are not paying attention. If so, take one left that does not have a name. Rain does make parking/connecting an issue, as the place gets rather muddy as a result. The park is convenient to the highway exit and does not have security after dark (but is well lit within). No trash or trashy units notable and so far has been a good experience. - wolffden

This is not a resort. It is however a good park to spend the night while traveling thru. Spaces and interior roads are very tight. The back-in sites are a little more roomy than the pull thru's but appears all taken by permanent residents. In the pull thru's, with both having slides, you're about 24 inches off each other. Sites are mostly level and long enough. Electric was good and steady. We did not hook up sewer or water for our one night stay. Mostly workers and families living there. However, park was quite clean. There is a little pond (the lake) in the rear of the property with small kayaks and paddleboats. Office staff wasn't "friendly" nor was she rude. Simply to the point. Did offer suggestions for restaurants. Check in was easy and quick. We would probably stay there again for a night if passing though, but it is not a destination in itself. - Fixn2gocamp

Nice, well maintained park. Very clean and well kept grass areas around the park. Some sites have shade while others are mostly open. Appears that a lot of work has been done recently to clean things up. We had a paved pull-thru site with easy setup, leveling and access to utilities. Power, water pressure and sewer all worked well. Park has two sections - up front near the office and farther out by the lake. Both looked to have several well-maintained longer term residents/workers. Appreciate that they asked if I was a veteran and gave me a military discount. No pool but the lake has a couple of boats/canoes that can be used and the lake is a catch/release with no license needed. There is Wi-Fi available along with cable TV - signal is good for both. Bath/showers are individual rooms and are well maintained. There is some road construction that makes getting to the park a little difficult and there could be more signs for the park but our GPS got us there without any significant problems. - Dave Hole

Nice park. Concrete pad, very level. Plenty of room for my travel trailer to stay hooked up to my truck, and park my other car behind. Check in was quick and efficient...very friendly personnel.
Roads are sufficiently wide enough for one rig to pass.
Close enough to I-10, but far enough away so that you don't hear the noise.
I would not hesitate to stay here again.
One thing to remember. When pulling in from the roadway and making your left turn to park in front of office for checkin, be mindful of the white post on your left and make sure you swing wide enough to miss it. I barely did. - Traveling Man 49

The owners of this campground are very friendly. We were late arriving and they were most accommodating. They have a super nice clubhouse with movie night and other events. We only planned on staying one night, but ended up staying 2 just enjoying the peacefulness of the campground and the friendly owners. This campground is in the process of adding more accommodations everyday. We truly enjoyed our stay there for a great price! - Jerry & Jill Pera

One of the worst overnight RV parks, mostly permanent resident lived there, most have old trailers and the owners didn't really take care of their site and trailer. No safety because anybody can drive into the campsite. Do not stay here if you want a good night's sleep, it's very noisy from highway. - dije1208

We only stayed here overnight on our way to Houston. The location is convenient in that it's right on I-10, but the traffic noise from the highway is extreme, including all night. The RV park is literally at the end of the exit ramp from I-10. Sites are a mix of grass and sand and gravel.
Most of the park is occupied by permanent or long-term trailers, some clean, some not-so-clean. You can go fishing along the lake, but I wouldn't call it relaxing, again because of the proximity to the interstate. The staff was very friendly and accommodating.
Although the price was right, we would likely not stay here again due to the highway noise. - LifeRebooted

Easy access from Hwy 96. Park roads are asphalt or gravel. Sites are level, gravel and adequately spaced with some concrete. Utilities are up to spec, Wifi was mostly reliable. Nice staff. Our stay was short and didn't get to see all of the park, but we'll be back. - duster340

This is a very clean and neat RV park off of Hwy 96 Bypass. Very close in to Lumberton, to Beaumont , Silsbee (town), and extremely close to a Wal-Mart Super Center (for convenience). There seem to be quite a few monthly/regular residents, but apparently they are told to keep their sites neat and clean and they do. There is none of the look of long-term residents, yet one knows there are some. There are two shower houses (hubby says they are clean) and a wash-house with 3 washers and 3 dryers, all newer, in good condition and only $1.25 per load. Beats a laundromat for sure. Also, there are a few cabins to rent. Have not seen inside, but they look nice. Near the laundry area. The owners are friendly and willing to do what they can to make you happy or help you out. There are tall pines for shade, free Wi-Fi (and it comes in great) and picnic tables at the sites. All sites are cement, with patio areas on some premier sites. It is close to the highway and thus noisy from the traffic sounds, but one shuts them out quickly. Everyone here is so very friendly and it feels: good! I like it here. We are staying for a month of more. The rates are very good. It is not fancy, but well kept and the owners live on site. You can call if they are not in the office and they'll be right there. I would highly recommend this park. - GIniaJM
