As Thousand Trails parks good this is not very will maintained. Sites are grassy and very long. But pool is closed, hot tub closed, no WiFi, no store. All the things that are expected from a Thousand Trails Preserve is missing. Roads are in real bad shape. All of the nicer sites are taken up by long tern residents. Three washers for a park with 290 sites. We camped at Bay Landing in a Motorhome.

Rate reflects additional charge for 50A. Very few sites have sewer, but there are available dump stations. The sites in Section 1 are very deep, easy to park long motorhome with toad in front. The hookups are at the very back of the site, so you have to back all the way in or have a very long electric cord and/or water hose. The roads are in passable shape. The campground has a large area of common use (ball fields, pool, etc.) that we did not use, but seems to be well maintained. Lots of longterm renters of the sites, so the campground was not as "friendly" as we have come to like. We camped at Bay Landing in a Motorhome.

Our second stay here (2013 / 2016) and we didn't see much differences. It's one of the nicer 1000T parks and is naturally beautiful. With only a small section that has full hookups, and the practice of allowing long term residents to contract those spots, the options for those of us passing through are limited. For example, there were about eight 30A FHU sites, and none were available due to power problems or long term stays so we moved down to the 50A sites. During the summer, 50A is necessary and those sites are in short supply. It's a great park to stop and refresh when going cross country. They are re-doing the pool deck this year. We camped at Bay Landing in a Motorhome.

Laundry facility was disappointing but we found an excellent coin laundry in Bridgeport at the intersection of TX 118 and Turkey Creek Trail (North East side). Modern, LARGE front loaders (one can handle 75lbs).

We stayed at Bay Landing for 3 weeks. So far, it is our least favorite Thousand Trails park. There were very few sites with sewer and all of those were taken by long term residents or bagged as not working. Many of the sites are in a grassy field, some are heavily rutted. It got really muddy when it rained. Most of the sites were fairly large and spacious though. Most are equipped with grills and picnic tables although the tables were starting to fall apart. The facilities were covered in insects and spiderwebs and grossness when we first got there. I'm not sure what happened, but the rest of the time, the showers were spotless and had plenty of hot water. Staff was great. Playground had seen better days but that didn't stop our kids from playing on it. We camped at Bay Landing in a Motorhome.

We ate at Yesterday's in town while we were there. Excellent food and atmosphere. Also, if you need any repairs while you are there, Kenny with Arrowhead Mobile Repair is fantastic. He is on site quite a bit.

I have tried this park twice and I am removing it from my "to stay" list.

1 - No cell service. This is hard for us because we use the Thousand Trails on our days off and need to catch up on paperwork. We might be able to let this slide if their wifi EVER worked. They say there is wifi, but it is always down.

2 - Few sites not near lodge. Few 50 amp. hook ups at far rear of site. We have an electric hot water heater, so we like to have 50 amp. We also have 6 kids, so we like to be near the playground and the lodge.

3 - Pool and hot tub are small and closed (at least in March).

4 - The construction is shoddy. A/C are window units cut into the siding. The bathroom stalls are ox board. Even the nice buildings have pieces of siding missing paint messed up.

The park is in 3 sections:

"Hollywood" - is right by the lodge and mostly 50 amp, but it has filled with long-term rentals. They look nice and clean, but are full. There was one 30 amp site available.

"Suburbs" - just around the pond from Hollywood. Very walkable distance, but not visible. Laundry and shower house in the suburbs, as well as a volleyball net. Sites are LONG, but totally grass. 50 Amp was available. But when we went to back up to the hookups, we got nervous about the weight of our rig on the grass and opted for 30 amp in Hollywood because it had gravel.

"Back 40" - best I can tell this was an old, decrepit RV park that Thousand Trails bought out. Its s about a mile from the lodge. It is full of VERY long-term campers. It looks trashy and the dump station was flooded. I think this is only staff that camps here.

The perks - The staff is friendly and accommodating. They are kind of "back woods" folk. They are not grouchy with kids. They have Candy Bingo on Fridays where almost everyone is a winner. They have a game room and cafe. The adult lodge is nice. We camped at Bay Landing in a Motorhome.

this is a Thousand Trails membership park, so it only cost us $3 a night. that was for a full-hookup site on "Hollywood Blvd", of which there are very few available. the sites are very closely spaced. we had about 30 feet available on each side of our rig. the majority of the park is water/electric only with a dump station provided. the grounds were well-kept. there is a great little fishing pond, and a huge park with playground and mini-golf course. the only issue i had was that "Hollywood Blvd" was nearly all "full-timers". this wouldn't normally be a problem, except for half the sites were completely empty, with only a "personal site" sign in place, which basically means "keep out". it was annoying seeing all these great sites available that couldn't be used. lake bridgeport is extremely low, so it was hard to enjoy what little water was nearby. we would stay here again. We camped at Bay Landing in a Travel Trailer.

Nice Thousand Trails. Price reflects membership. Management excels at keeping this park very neat and functional. One of the nicest I've seen in this regard and they should be commended. Some 50 amp and a few shaded sites. Most are grass or gravel and fairly level. We camped at Bay Landing in a Motorhome.

Bathrooms and showers are "clean." Someone comes twice a day and does empty the trash and wash the shower, toilet and sink; but there are spider webs and wasp nests, etc. To me that isn't really clean unless those are taken care of also. Friday through Sunday there are many activities for kids. Balance of the week the activities are on your own. Many things are getting broken or worn. Putt Putt has new carpet but ping pong and pool are very "used." Sites are grass or rock. We didn't have issues. 50 amp is $3.00 extra, so that is what my rate reflects. I don't know if I would pay whatever the going rate is for non-Thousand Trail members. Section 1 is a large section and there many who live here all the time. We stayed in section 2 where the pool and activities were closer. It was a nice place to stay but getting run down. We camped at Bay Landing in a Travel Trailer.

Be sure and notice that most of the sites do Not have sewer hook-up. Only 7 sites in area near amenities (and few of them are "personal" or "handicap.") Other dozen 30-amp sites with sewer are off in the "boonies." Rate reflects TT membership. Bathrooms are 5 of 10. Verizon coverage 1 or 2 bars of 5. We camped at Bay Landing in a Fifth Wheel.

Nice “large” park. 90% of lakeside sites are “personal sites”; meaning they are TT privately owned. Only full hook-ups are lakeside sites. Honeywagon provided for a $10 charge per use. Site size varies depending on where you camp, most are very large. Some have concrete patio and picnic tables, gravel parking, most are level grass parking. Laundry and multiple shower facilities in Section 1 and single shower stall at swimming pool. Best showers are in Section 1. Laundry is $1.25 to wash; $1.00 to dry. Free Wi-Fi at the clubhouse only. No cable television. Cell phone service was fair. Interior of buildings clean, some have bare OSB to give it that “rustic” look. Exterior of buildings need repairs, cleaning, etc. Outdoor ground insect killer is provided free of charge. Large wasp issue around swimming pool / hot tub area. Hot tub heater is on a timer, user must turn on at least an hour prior to using. Pool, kiddie pool, and hot tub are outside with no covers. Over 1 mile drive from check in to camp sites.. Everyone was very friendly and helpful. We camped at Bay Landing in a Motorhome.

Stayed in what is known as the “back 40” (no 50 amp available). Quiet, but not very attractive. Stayed one night. Have stayed here before. Park is good for an overnight. Level on grass, gravel interior roads. We camped at Bay Landing in a Motorhome.

This is a very pretty park with large spaces which you choose yourself. That being said, there were numerous things that made our stay less pleasant. First, we were unable to get any TV reception with our antennae, even though many channels were listed and there was no cable TV. Secondly, the only Wi-Fi available was in the clubhouse, which was very inconvenient. No sewer hookups. They said in their brochure that we could get ice, doggie bags and sign up for the "honey" truck at the guard station. When we tried to get ice and doggie bags, the "guard" did not know where they were. We signed up for the "honey truck" to empty our sewer line and it did not show up. There was no evidence of any security as the guard gate was frequently unmanned. It is too bad, because it is in a lovely location, but we have gotten much better amenities for the same price. And, if the brochure says they provide something, it should happen. We camped at Bay Landing in a Travel Trailer.

This is my second time to stay at this park. It is an ok park with a good pool and nice people, but now that Thousand Trails is allowing permanent sites, it's starting to look like a trailer park (refrigerators and freezers outside, all kinds of junk sitting around sites). Also, while it has 50 amp, it only has a dozen or so. The upsetting part is that there were a bunch of travel trailers and 5th wheels that only need 30amps, in the 50 amp sites. So we had to park in a 30 amp site with our 40ft, 3 air-conditioner Class A. So in the 100+ degree days, we could only run one unit and inside reached 90 degrees. Will probably come back, but not in the summer. We camped at Bay Landing in a Motorhome.

Good park for the Thousand Trails network (actually this park is a NACO/ELS). Our rate was with RPI (Resort Parks International) and for a 50 amp site. Good security, sites are large with a nice amount of space in-between,quiet, good lake access, and well maintained pool area, mini golf ,and club house. Everything was freshly mowed. The down sides: sites are all back-in, not level, 90 percent of the park has no sewer, and only 30 amp. We realize these parks were built back in the late 70's, so it is what it is. We would stay here again. We camped at Bay Landing in a Motorhome.

This is a huge park: maybe 800 acres. The 50 amp sites were fairly level and electricity was good. Sites are very close to the water - though not waterfront. This could be one of our favorite TTN parks. We camped at Bay Landing in a Motorhome.
