When we arrived at 5:00pm no one was around. The managers telephone message system did not work. We could not get the washroom codes. Laundry room codes or access the WIFI because we lacked a code. This really bothered us since we decided to pay extra in order to have a laundry and WIFI. The owner was present promptly at opening and he was most apologetic, explained how his telephone had been out of charge and he was indeed unavailable for two hours and it was not normal. He immediately made it right by going us a partial refund, and telling us we could stay as long past check out as we needed without extra charge. We were also offered free firewood so we could have a fire. This made us feel much better. The park itself is a higher end resort style KOA with lovely grounds and lots of grass and trees. We will be back ins site of the mix up on our arrival. We camped at Brookeland/Lake Sam Rayburn KOA in a Travel Trailer.

Great park with everything but cable. They have a pond with fish, playground, trails lots of open area. Very friendly and they give you a stack of wood for firepit. And very Close to Lake Sam Rayburn. We camped at Brookeland/Lake Sam Rayburn KOA in a Motorhome.

We had a wonderful relaxing weekend at this park. The staff was very helpful and friendly. They just built a new pool and it is amazing. Our grandchildren loved it. It has a beach entry so the little ones could enjoy it too. There was a birthday party going one for the son of the park owner. They invited our family to join the fun! We had food, cake and our grandkids got to hit the piñata. Very family oriented place! We will be back soon! We camped at Brookeland/Lake Sam Rayburn KOA in a Fifth Wheel.

Ask about pony rides for the kiddos! And there is a hammock area that anyone can use. Also the trails are awesome!

Quiet park with lots of trees, some of which need to be trimmed back. We had the deluxe site which had a picnic table, cafe table, chairs, bench, fire pit and wood. Fairly long drive to the local grocery store. We would return, if in the area. We camped at Brookeland/Lake Sam Rayburn KOA in a Fifth Wheel.

While the sites were spacious, we had to use a lot of blocks to get our rig level. The connections are situated awkwardly, so that when we placed our unit within reach of the electrical pedestal, our extra long sewer hose barely reached the sewer connection. The laundry room has 5 washers and 4 dryers. 2 dryers run for 40 min. for $1, and the other 2 only run for 20 min. for $1. 1 of the dryers doesn't stop when you open the door, which is a safety hazard. The positives are that the park was kept clean, staff was friendly, helpful and attentive, it is close to the lake and it was very quiet and they give you a tote bag, fridge magnet and a free portion of firewood upon your arrival. We will be back. We camped at Brookeland/Lake Sam Rayburn KOA in a Fifth Wheel.

Disappointed. At 2 AM woke up to someone banging on camper door; they unplugged power cord. Worried and frightened. Sleepless night. Only one in the campground. Addressed to owner, didn't seemed concerned. Very nice park, friendly staff, older campground, rough area. Security and safety concerns possible. We all had a great relaxing experience at this KOA. We had our RV and Grandma stayed in the new Indian lodge. My little boy caught a big fish in the stocked pond, the walking trails were beautiful, kids really enjoyed the pool. On site store had lots of things. We all enjoyed this camp ground very much. We camped at Brookeland/Lake Sam Rayburn KOA in a Travel Trailer.

We stayed at this park in January 2010. Our kids had so much fun catching fish in the stocked pond. This is a new KOA, and the new playground was nice. We brought our boat up the creek and got to tie it in the creek near our site. There were some people that had some horses in the horse area, and my family got to pet the horses. Their cabins are nice, too; we didn't stay in them. We will definitely go back. We camped at Brookeland/Lake Sam Rayburn KOA in a Fifth Wheel.

We saw an ad in a Texas magazine for this park so decided to try it. The one problem I had with the site were all the rocks around the parking area. You couldn't walk without stepping on or over them and it was easy to twist your ankle. The staff was very nice and they keep a lot of fishing gear including worms for the fisherman. The only fishing in the immediate area was a small pond with a pier. The place was quiet and had a very nice swimming pool. My husband used the showers and said they were very small but they were clean. The Wi-Fi was fine but there was no cable. The 30 amp service was through a wire outside the metal box. We camped at Brookeland/Lake Sam Rayburn KOA in a Motorhome.

I do not want to bash this place. To begin: the entry road is very narrow, I mean NARROW, and the entire area is in need of a lot of work. However the owner in our opinion is really trying to make the place decent! KOA needs to step up and help this owner do what needs to be done. The bathrooms were very small, but clean. The roads were in bad condition and there were too many children operating 4-wheelers without supervision. The other reviews are very close to the truth. We would not stay here again, but we do wish the very nice owner the best. We camped at Brookeland/Lake Sam Rayburn KOA in a Motorhome.

My wife and I stayed at this campground for approximately 4 1/2 months. We found that the conditions of the campground were poor and unacceptable. The roads leading into the campground are narrow and poorly maintained. The sites are all uneven, which makes it difficult to level out even the best of RVs. Very little grass is available on the sites. We have experienced a great number of problems during our stay, including but not limited to: the 30 amp circuit breaker "tripping" at the pole on a regular basis, damage to our camper by workers mowing the "rocks", and the apparent lack of respect that the owner holds for his monthly and/or longterm tenants. The only positive point that we can make about this campground is the office manager/temporary host. He goes above and beyond to ensure that the guests are taken care of. We will not stay at this campground ever again and do not recommend that anyone else does. We camped at Brookeland/Lake Sam Rayburn KOA in a Fifth Wheel.

This campground is new (approx 2 years). The road in is awful, with a big pothole right at the entrance. The staff at the counter were not very friendly and didn't seem to know what they were doing. The sites were long enough but were uneven, gravel and dusty. The grass (what little there was) was nice and short but was full of fleas, which our dog was not happy with. The hook ups were way at the back and we had to add a hose to reach the water and sewer. The water smelled and tasted awful. And there was an awful sewer smell in the bathrooms, although they were very clean. The wi-fi was good. We won't stay there again, unless we absolutely have to. We camped at Brookeland/Lake Sam Rayburn KOA in a Fifth Wheel.
