The rate is Coast to Coast. This is a large property that focuses on selling lots for cabins, etc. It is a nice property but it is about 2 miles in on a dirt road to get to the campground. The sites are nice and large and level. There is lots wildlife around. They do maintain the roads and campground well. There is very little to do in the area and the campground. We camped at The Preserve RV Resort (formerly Cypress Lakes) in a Fifth Wheel.

We received 5 nights of free camping from a rep of the company at an RV rally. The Preserve is a private development of home sites, cabins and RV sites. It is 15 miles out of Cleveland and about 65 miles from Houston. It's about 2 miles from the front gate to the Cross Bayou camping area in the park. The gate attendant was friendly and gave us good directions to the site but failed to tell us which way to go at the fork. We did figure it out. The gate is manned 24/7. The property is pretty much a swamp with caliche roads that kick up dust when dry and mud when not. There are live oaks with Spanish moss hanging from the boughs and lots of shade. When not drowned out by early morning mowers, the birdsong is charming. There is some traffic noise from TX 105 which runs along the side of the camping area but is screened from view by trees and other vegetation. The sites are concrete back in, and fairly level, though our concrete pad was badly cracked and uneven. Electric voltage was very good. Water was heavily chlorinated, but usable. With a batwing TV antenna equipped with a "wingman" we got viewable service on one network, Fox. We had 4G Verizon on the Jet Pack but mostly 3G on the cell phone. WalMart is about 15 miles away via business TX 105 Perhaps, after they sell more lots and make improvements, it will be a nicer place to stay. Right now it's very remote and has nothing much to offer. We camped at The Preserve RV Resort (formerly Cypress Lakes) in a Motorhome.

We enjoyed our stay so much that we have decided to buy a lot so that we can build a cabin in Cleveland, Texas! We really enjoyed the fact that the grounds are huge (2000 acres) and that we can fish on 5 lakes, bring our boat and launch it as well as bring our grand kids to enjoy the beach during the warmer time. We also enjoy horseback riding from time to time, so the equestrian center is perfect for us and for our kids and grandchildren. We camped at The Preserve RV Resort (formerly Cypress Lakes) in a Motorhome.

We visited this place by car....The sales office must have someone go with you to tour the property as they are trying to sell lots for houses and a FUTURE rv park with or without very small casitas, we saw no hookups, so do not go there expecting to spend the night. No improvements except a few houses bullt up on stilts like beach houses,a large open metal building, but I would ask someone if the area floods from Caney Creek or Trinity River. There are some scattered OLD looking houses, a old looking pool area and about a dozen small deserted camper pads which may have been part of a prior development but a nice "fishing" pond. Roads are red clay/gravel washboard and dust is everywhere, covered my white car. The acerage is heavy treed with deer roaming, but out in the sticks, away from Cleveland,Dayton or civilization....Will not go back We camped at The Preserve RV Resort (formerly Cypress Lakes) in a Tent.

The Preserve is a 2000 acre facility along the Trinity River in Liberty Co., approx. 16 miles from Cleveland, TX. It has two pools, equestrian facilities, cabins, and an abundance of wildlife. This was an existing park and was recently purchased and being converted into a first-class RV resort. We were guests in the section being developed for big rigs where investors will purchase beautifully appointed lots with amenities for either their personal use or put into a rental pool. The campground is under construction but has wonderful paver stone pads in the big rig section and level concrete in other sections. The roads are not paved but are topped with crushed concrete, limiting dust. Maintenance throughout all sections of the 2000 acre grounds is impeccable. We look forward to returning for a longer resort-style experience as their progress continues. In the meantime, the management staff was very gracious and extremely professional. The only reason we rated this an 8 instead of a 10 was because it is still under construction. We camped at The Preserve RV Resort (formerly Cypress Lakes) in a Motorhome.

Once inside the resort, the road turns to dirt. The dirt road is a much better road than the paved road! Approximately 1 1/2 miles from the entrance. Some sites do not have sewer hookups. During our stay, we were 1 of only 4 visitors to the resort. The resort had no working laundry facilities. Apparently, locals abused the use of the machines and they were removed. The day we left, water pressure dropped off to a trickle. There were irregularly scheduled security patrols, much appreciated. The sites were cement pads and pretty much level. We camped at The Preserve RV Resort (formerly Cypress Lakes) in a Motorhome.
