Transferred to area and only expected to stay 1- 1 1/2 months until we found house. We stayed about 7 months. Staff is very friendly. During heavy rains area did not flood. The back side of the park is for monthly residents and is clean for RV park. Half has trees the other half is open skies. The daily spots are maintained and have concrete slabs and trees. On occasion they rent out their clubhouse for dances and other events, only a few times did we hear the music. Will stay again if in the area. We camped at American RV Park & Sales in a Travel Trailer.

The campground has lots of older construction worker type RVs here. Mostly gravel sites except for the few pull-throughs at the front. Roads need repairing in the back, trees need trimming, dog poop rules not enforced, trash in the roads, food spilled in the road, dogs tied out and barked at everything, dogs barking at midnight.

This would be an OK overnight stay if you get a paved pull-through site. We camped at American RV Park & Sales in a Fifth Wheel.

We visit this park two or three times each year. An older park which is mainly focused on workers staying on the back part of the property.

An excellent overnight stop, but not what I would call a destination park.

New management team.

During Nov 2015 stay - Park has been impacted by flooding in the area. Several local residents whose homes were flooded were living in the park in their RVs. The area COE campgrounds were all closed due to flooding, and several park spots were occupied by 'winter Texans' who had planned to winter over in the COE parks.

Hopefully things those folks will be able to go home or their planned destinations soon. We camped at American RV Park & Sales in a Travel Trailer.

Tips for other Campers:

Collin Street Bakery has the best fruit cake in the world!!!

We used this park for an overnight stop. It is a basic park with no frills but is priced accordingly. Most guests seem to be permanent but the sites are tidy. Overnighters are given long pull-throughs. Most of these seemed to slope front to back which was a plus since it was raining. Efficient, friendly staff. We camped at American RV Park & Sales in a Fifth Wheel.

Rally rate. 50 amp power on the low side but temps were over 100 so every rv was maxing out usage. Older office building, no thrills We parked on a very long, almost

level gravel and grass site in middle of park reserved for rally members, but sparse trees and shade. Very nice staff and owners. Did not use any facilities, rooms, baths or laundry. Many long time trailer and camper residents. We camped at American RV Park & Sales in a Motorhome.

Tips for other Campers:

Good for a stop over, but lot located near I-45 or major freeway for access on or off. Suggest you park in middle of park so not yo hear the street traffic. Many closed business's. In area. Check out the world famous Collin Street Backery in downtown, with discount coupon from the rv park.

Excellent park for the money. Pull thru sites are long concrete pads with grass. Exceptionally clean considering the large number of permanent residents. Manager and his mom were just fantastic to deal with. Gave us excellent places to eat and helped us get back on the freeway because there was construction in town. Mother gave us her personal home phone number if we had any problems which I have never had happen before. Would definitely stay again and would recommend to anyone. We camped at American RV Park & Sales in a Motorhome.

Most of the sites are grass. The overnighters are put on pull-thru concrete pads but we had to look at the 10 or so available to find one that we could level our 40 foot on and have the tow car behind us because we did not wish to unhook. We stopped over just for the night. A lot of the campers look permanent and appear occupied by working people and not vacationers. We would not choose this park as a destination park but it suits our needs for an overnight. We camped at American RV Park & Sales in a Motorhome.

We stayed here after picking up our RV. Not the most scenic or quietest park. All the amenities are close by including good food at the Cotton Patch restaurant. A good place to stay while dialing in your trailer. We camped at American RV Park & Sales in a Travel Trailer.

Above rate ($27.50) reflects 15% discount on nightly rate for Escapees RV Club members. Ten or so pull-through sites immediately behind office are very nice concrete w/nice grass. There is not much other grass in the park. Nice meeting facilities. Free WIFI worked very well, as did the water & electric. We did not connect to sewer as we were there only for two nights. We would stay again. We camped at American RV Park & Sales in a Motorhome.

Warm welcome by the manager couple. Did not have a front RV site as a Rally was due in sometime, (and this was Tuesday). We only wanted 1 night. We were given a site near the Shuffle Board, we felt shoved away in a corner. The sewer connections were all open, which is a Federal and State misdemeanor. Site was gravel and very uneven. The RV Park gave a very run down appearance, grass looked cut but lacked edges, needing lots of care. We asked for air due to a low pressure in 1 tire which we did receive. The road in through the town is a nightmare and we asked before when making the reservation for directions as our GPS could not locate the place. When we mentioned the road, the comment was, "Oh I should have given you a different route. Too late when we had already arrived, grr.. We camped at American RV Park & Sales in a Fifth Wheel.

Friendly staff, but that is the only positive about this place. It's not terrible, but it's mostly gravel, and they have not done much to make the place look nice. Dirty bathrooms; there were three different rooms, and only one had toilet paper, and it was just barely enough. It's just a "trailer park" if you need a place to park for the night. Quite a few long time residents with the typical stuff piled around their sites. We would not camp here again unless emergency . We camped at American RV Park & Sales in a Fifth Wheel.

I can understand that if you stayed in the back of the park in the gravel section, your opinion and rating of the place could be quite different. But we were in one of the pull though sites near the front of the park, and they were very nice. The sites were long, level, paved, and perhaps a bit narrow, but adequate. There was no table. The utilities were placed well and worked fine. Wi-Fi was good, and we got several over the air TV stations. We did not hear any excessive highway noise. The staff was very friendly and competent. I would say that it is family friendly, but I did not actually see a playground or anything to entertain kids. There was a large grassy area where we saw people walking their dogs. As another reviewer said, this is not really a destination park, but it is great for an overnight stop. We camped at American RV Park & Sales in a Motorhome.

This was our first night camping. We picked up our trailer in Rice Texas and drove the short distance to Corsicana. This is an older campground and has some maintenance issues. The management is very friendly and accommodating. They provided a checklist for new Casita owners which was helpful. We had a pull through site that was very level. Not many trees in our area so I think it would be very hot in the summer. Good utilities, no cable. Restrooms and showers were clean but older. We camped at American RV Park & Sales in a Travel Trailer.

We've stayed in this park twice on our way back into Dallas. I wouldn't stay here other than it's really the only option for an overnight close to Dallas. We stay here so that we can get through Dallas on Sunday mornings when the traffic is light. The only thing that makes this place better than staying overnight in a Wal-Mart, is that it's quieter and we can hook up and put out the slides. The first time we stayed, we had a pull through spot up close to the front. It was a lot better than the 2nd spot which was in the back, in a gravel parking lot. They were having a rally so there were not sites up front. When cars drove through the lot it stirred up dirt and dust, which made sitting outside not very pleasant. The people in the office are very friendly and accommodating but the park is not a destination park. We camped at American RV Park & Sales in a Motorhome.
