We have stayed here many times. It is an excellent location for downtown San Antonio. The staff are very nice an attentive to your needs. The facilities are clean and neat. We have never had any problems with the hookups. All concrete slab and pull through. Best to call ahead for a reservation as the park stays relatively full. I stayed here nine nights while in San Antonio. I called for a reservation, and I'm glad I did: The park was half-empty when I arrived, but filled up quickly.
Sites are level, all are pull-through and concrete. There are trees between sites, but no shade. There is enough space between sites to be neighborly, but I never felt encroached. The nature of the clientele -- active duty or retired military -- also contributed to an enjoyable, quiet atmosphere. No loud partying at all. On the other hand, freight trains come through regularly -- sometimes at late hours -- and announce their arrivals/departures with their whistles, but I'm a sound sleeper, so it didn't really bother me.
Another drawback is the remote location of the park on Fort Sam. Combined with the 20-30 mph speed limit on post, it can make getting around a leisurely experience.
Finally, Fort Sam has a number of gates that used to be open, but are now permanently closed -- something my Garmin GPS didn't know. You'll have to be aware of that during your maneuvers.
One of the cool things about staying here was the Army's tradition of bugle calls. You'll hear Reveille at 6, To The Colors at the end of the duty day, Taps at 11 and several others throughout the day. Suffice to say, you won't be getting *that* experience at just any RV park.
Staff in the office is friendly and quite attentive to whatever needs you might have. I asked to stay an extra couple of days, and was initially told no, but she called me back and said she could make it happen!
I highly recommend Fort Sam's RV park. I'd give it a 10 if it weren't for those trains at 11 at night. Still, I would definitely return on any return trip to San Antonio. - VA-Parrothead

We enjoyed a full hook up site on a level concrete pad with patio area. Two clean shower/bath house rooms with attached laundry facilities. There is a nice covered patio on the back of the office with tables and outdoor furniture. Camp WiFi is slow and only available in the office. We picked up 30 over the air TV stations but 30% were Spanish language stations. Excellent reception for cell phone, Jet Pack cellular and satellite (DirecTV). The park roads are well paved for walking and bike riding. The park is near the hospital at Fort Sam Houston so there was a lot of helicopter traffic over the campground. - HappiLeeRVing

Not sure why this park receives so many high ratings. It is adequate at best. Many spots are close together, and there is a sewage smell in many areas that we walked by. It is a shady park with lots of pretty trees, and my family enjoyed the hiking trail. The pool is small but okay. Lots of weeds and ants. There is a huge resident population with too many trucks parked sticking out into the streets. We had to ask people to move vehicles to get into our spot. Our neighbors had a horrible time getting out because a truck was blocking exit and owner was gone for the day. This park is in a questionable part of town, though we felt pretty safe anyway. It just felt like we were at a trailer park, with lots of sites full of junk. Rules are not enforced at all. I wouldn't come here in a big rig. It is close to town and the AT&T Center, so if you're coming for a quick visit it is okay. Don't expect a typical KOA experience because this campground is just mediocre. - davis0924

In-city location, yet quiet and a set in mature trees. Great curb appeal, but the interior roads and sites could use help (some rough roads, sites were overgrown with weeds). We stayed in a standard pull through site, and had adequate space and a great patio. Wi-Fi was slow, but we were also here on a crowded holiday weekend. Really nice KOA. We have been in some "fair" ones of late, so this was a pleasant surprise! Easy access from I-10, gated, clean, and sites are level and spacious length wise, but typical of most KOA's, you're pretty close to your neighbor on the sides, but we had no problem with our slides. Lots of shade trees but we had no problem with our satellite. We tried to hook up cable but only 2 stations came in. Campstore is large and well stocked. You can buy hot pizza in the office and there is a Chuckwagon on site for breakfast. It was very reasonable and good. Staff were all very friendly. - KSAM14

We had left voice mail requesting a site for 5 nights. Someone called us back and said they had a cancellation and to come on down. When we got there, our name was not on the list of reservations. We had to back into a site where sewer hook-up was not feasible. We moved to another site but had to drive in frontways. The sites from an earlier era have been divided into two sites. Which means that one of the sites shares the sewer with the one next to it. Problem is that when you back into the secondary site, the hookup is on the wrong side. Then, while the bathroom and shower are clean, they are woefully in disrepair. Many people would refuse to use them. The campground trash was over flowing when we arrived and 4 days later had still not been emptied. The camp host is very nice and helpful. Would not stay here again. - sailor323

Under new management and they are working hard with many improvements. On the bus route so you can leave your car or truck. Sites are big and grounds look better every day. The management is committed to making this the best San Antonio has to offer. We will be back!! - Wifey

This place is under new ownership and they are very eager to please. Bathrooms are very clean. Laundry facilities clean and everything worked. Staff were exceedingly friendly. The host went out of her way to find me a great spot and was very friendly. They are working on the place and were putting a new deck in by the pool when I was there. I didn't swim in the pool but it looked crystal clean. A few permanent residents here but everything is very clean and tidy. The pads themselves need work - some are concrete, some gravel, some just grass/weeds - but they were level and good spacing. Full hookups - no problem there. This is a 95 percent full time trailer park. There are paved road thru park, sites are gravel/dirt. The park is Expensive for what you get. $45.00 night, $245.00 week. The amenities advertised are not all working, you are lucky to be in a spot where Wifi and Cable are usable. $20.00 deposit cable box needed. I have used these boxes many times before and after trying two boxes the front office threw up its hands and says "we only provide cable because Time Warner gives it to us free, it's not ours you will have to call them." Many of the spots for short term , including mine, are next to road (noise) or against the UP railroad and a stone quarry (bad dust). I didn't use restrooms, can't rate. Front office is useless, backed by General Mgr who has been on job too long and doesn't care about individual customers issues. Location is asset, located close to I-35. If you have never heard of a non-refundable deposit, get ready. Laundry at park, ok but old machines, one of ours leaked. - Dieselrv08

Facility filled with old park models. Extremely unlevel, gravel sites. Narrow streets filled with speed bumps and pot holes; very, very difficult to maneuver a big rig through. Satellite reception difficult or impossible due to trees. We lost power sporadically, especially during storms. Park poorly maintained. NOTE: The trees at our site prevented satellite reception, so we tried working with the management to move and were told nothing available and to keep trying. We tried for over a week and were told to check after the first of the month when the monthlies vacated their spots. When two sites came open that would work for us, we asked to move but were told they could not move us due to the way their "reservation system" worked. They had no intention of letting us move when they told us to keep checking back. When I called the office and spoke with the general manager, I was told "that's the way it is and next time you can go to another park," and HUNG UP on me! We have have traveled extensively and have NEVER encountered a park like this one! - CWinLV

I stayed here for 6 months while on a work contract. The staff and maintenance people were friendly and so were the neighbors. Lots are larger than most places that I have been. Not packed in like sardines! Utilities were excellent and trash pick up is daily at your site. Fenced dog park with dog droppings bags supplied at all three dog parks. Very well kept up park. You will drive through some traffic to get here as the park is in the middle of town. I was given a gravel pull-thru FHU site with a concrete patio and nice lawn. My 42' 5th wheel had plenty of room along with my truck for the site I was given.. Cable TV & Wi-fi both worked well. I have stayed at this park numerous times but it is highly unlikely that I will be back. Caution! This campground DOES NOT give you a refund if your plans change and you need to leave early so it might be wise to ignore the "discount" for staying a week and pay by the day. Office staff is nice as are grounds crew. Management is NOT friendly. Had 50 amp breaker trip twice and had to tell them a second time before they bothered themselves to replace the old breaker. When they came to fix it they just shut off our power without checking if it was OK, indicating that they felt my complaint was unworthy of them being nice about having to fix their problem. - Bobco

Very nice park and well located for activities downtown. The sites are gravel surrounded by lawn. Several pull through sites, all with excellent FHUs. Plenty of room to park your toad or tow vehicle. Wifi was just upgraded and is excellent. Staff is knowledgeable and friendly. Lots of shade but I was still able to get a good sat connection. Park is well maintained and very clean.
The park gives directions if you call. If coming from the north take I35 to I37 and then take exit 135. Your GPS will give you other directions and you would be wise to avoid them as the suggested route is not favorable to RVs. - nmunozjr

While the people in the office were nice, the park itself was the nastiest I've seen. 98% was run-down full-timer sites. Our site was an un-level mud pit, water was broken-although was repaired while we were there, had to use Lowe's WIFI since park's did not work.Very run down. Full-timer next door used his hammer to build something on his front patio until midnight. Unhook TOAD at parking lot. Whole park is next to busy freeway. - OurRVLife

Lots of seasonal RVers, oil field workers, permanent residents. But park is not trashy and most sites are kept up. Gravel roads & all pull-through sites. Good WiFi from park or Lowe's. Unlike 1 poster, I used the WiFi on both my iPhone & iPad with no problem & signal was consistently good. Most sites in full sun. Park is close to Walmart, HEB, Walgreens, several fast-food places. And right on I-35, but I'm not bothered by highway noises. I used PPA and also wouldn't pay full price, but for $20 all I wanted after a day of sight-seeing was good WiFi & electricity to run the AC. - happybooker1

Friendly permanent residents, but the park needs a lot of attention. Grass was mostly weeds and needed mowing. Lots of junk around. Electricity was good. Water was highly chlorinated. Strong Verizon 4G signal. The free WiFi is only good for one device. I had put it on my tablet and it denied me use on the netbook. We were at the front of the park, along the Interstate and across the street from Lowes, so I used their free WiFi. Our very loud AC unit almost drowned out the truck noise from the Interstate. If you are going to spend the day in San Antonio, this place is convenient and inexpensive. We used Passport America. I would not pay full price to stay there. - Road Princess

Rate is based on monthly rent including electricity. I've been staying at this park for a couple of months, mainly for its convenient location. Positives for this park IMHO (besides location) include concrete roads and level concrete sites, clean restrooms and a nice pool/hot tub area. However, as some others have pointed out, given the number of full-timers with extra vehicles and "junk" on, or near, their sites, this "resort" is beginning to resemble a trailer park. Additionally, whoever laid this park out gave no consideration to the sun, as the majority of them catch the afternoon heat. Also, as suggested by others, the restrooms and dumpsters are a long way from most sites and there is no on-site trash pick-up. While I consider this park to be acceptable, it seems to fall short of being a "resort" and is therefore somewhat overpriced. - Phaeton40AH

Over rated and pricey. Even though I was told it was only a year old the park is clearly designed and caters to long term residents. I had a back in which was long enough for my 31 ft fifth wheel but would have been tight on length for a 36 ft unit or longer. Site was wide enough to park truck beside it. However the long term residents take up their side space with their other gear. As a result they are parked in front of their spaces on both sides of the road. Result is a single lane between them. While restrooms are clean there are only 4 stalls for 200 plus sites. They are at the entrance so most sites will have to drive to them if you want to use them. Also only one set of dumpsters which are also up front and can only be easily accessed by driving one certain route. For a new park that bills itself as a "resort" the lack of convenient facilities is a clear miss. Yes the site is level and the park is clean but will see how it evolves as they are already allowing long term residents to build "structures" on their sites. Also don't pay extra for a lake side site as it is really on a large pond. Convenient to freeway without any road noise. Overall I will look for somewhere else the next time as I didn't feel it was worth the high cost. - AZJC

We stayed in a pull thru site. Easy in and easy out. Everything is concrete with super wide lanes. The campsite itself had a picnic table and a bit of grass. The trees are still small, so be prepared to bake in this concrete jungle. Our AC ran non stop. The sun beat down on us relentlessly and made us realize we need to invest in additional window sun screens. The lake, grounds and pool are very nicely landscaped. The dog walk area is not fenced, which was disappointing. The only other thing I would complain about is the cost. $47 was the discounted price. Ouch! - Camper Ally
