This is definitely more a "destination" park for families than a stopover park. I arrived late in the day looking for a stopover and found this park bustling with activity, especially in the pool area. Too tired to look for another choice, I took the last remaining site that would accommodate me, which was billed as a "premium" pull-thru. I suppose "premium" is a relative term, in that there was nothing premium about it to me other than the price. In order to get to that site from the check-in area, I had to drive through almost the entire park, crossing no fewer than a dozen speed bumps before arriving at what I considered to be a normal, gravel pull-thru site. The site was level and much easier to get out of the next morning than it had been to get into. Water pressure was very strong and I had a clear sky for my satellite. I did not use the WiFi. The road to the park off I35 is quite narrow, and trees make it hard to see the traffic that seems to like to speed down that road. This park is probably fine for families with small children looking for activities, but for me it was a lot to pay for features that held little or no value to me. - Phaeton40AH

1. This is not a place for a quiet getaway. It is close to the highway and there is quite a bit of traffic and road noise. But it is close to plenty of attractions and restaurants.
2. Excellent pools and hot tubs. There are 3 pools and hot tubs. One outdoor and two indoor. All clean and well maintained.
3. Laundry facilities. There are two, both clean. $1.50 per load.
4. Nice setup for entertaining kids. There is a swing/slide layout, a jungle gym, a web net, two inflated bouncy play areas, a ball toss area, a volleyball court and several indoor event areas with pool tables and arcade areas.
5. Their rates are on the high end because of the facilities and the proximity to all the New Braunfels attraction. We were there with a FMC chapter ralley. The posted price for our spot was $55.00
6. The Internet was sporadic and unreliable and the water pressure excellent. We did not use the TV hookup.
I would definitely recommend staying here if you you plan to use this as a base for the local attractions or have children and enjoy spending time at the pool. - PBW

Decent proximity to Schlitterbahn, our reason for the visit to the area. Convenient pull-through sites with nice concrete patio area beside the site. Spectacular pool facilities. Picnic area with 2 large smokers and FREE oak wood available for smoking. Top notch kids' play areas. Live bands on weekend nights in and near main pool area were a welcome treat. Very quiet atmosphere in the the RV site section of this facility. More of a party atmosphere in the cabin area. Would have rated this a 10 overall, but the rates were a little high for daily stays. We would probably stay here again if we were there with more than just the 2 of us. - TxDorsey1975

Check-in was easy. Staff nice and helpful. Escort to your spot to help you get properly parked.
No cable but over 50 channels available on antenna. WiFi provided by TengoNet, not controlled by the park. Please don't blame the park for bad internet...not their fault
There are some rules...but not that bad. But don't be mad if you violate one and get called out...rules are for a reason. Especially pay attention to pet rules, parking on open spots, and going the wrong way on the one-way streets.
There are 2 dog runs. Both are supplied with doggie waste bins and poop scoopers. Use them. Yes, the runs are cleaned each day, but that doesn't take away your responsibility to clean up your dog's poop.
Sites are concrete pads. Roads through the park are paved and are of adequate width. This park has 3 long spots for very large rigs, such as class A's pulling large trailers.
Restrooms and showers are cleaned daily. But bear in mind, people use them throughout the day. If you stay here and use them, and one needs attention, notify the staff.

We stay in San Antonio quite a bit. Our kids go to UTSA. We've never stayed here before because it's not as close to downtown as Traveler's World. To start off with this park is extremely well maintained. No junk anywhere and there looks to be some full-timers with all kinds of set ups and everything is tidy. I'm extremely picky where we stay. No longstanding mobile home parks, etc.
Navigating the park is easy. The sites are a little narrow for my taste, but if all you're gonna do is stay inside or go to the city it's no problem. We chose a "Premium-Plus" site with an extra parking place for our kids to come visit. Our site had a picnic table as well.
No cable TV and not a lot of channels to be picked up. Looks as if they had cable at one point but not anymore. Not much shade throughout the middle of the park. Some trees at the end of the lanes. - mikel

Stayed 2 1/2 months while our new house was being built. We had a wooded site with a patio under the oaks, complete with a nice built-in wood patio bench. Lots of birds, and friendly RVers for neighbors. The grounds are well maintained; The poolside patio is beautifully landscaped. The pool is large enough for the facility. First of all, if you are using Garmin GPS to find this resort, enter this address into your GPS 910 W Loop 1604 N, San Antonio, TX. The RV resort is the first driveway once you pass this church on the right. This RV resort is extremely well maintained. We travel with three dogs and having the dog park was invaluable! The dogs loved it. Everything is pristine, you WILL be impressed. That being said, we work full time on the road and are sometimes in one place for almost a year. This did not work for us for that reason. Our lot 207 was poorly laid out for hookups. Our gray water drained UPHILL and was a mess to get to drain. Most are not like that, but check your hookups and if the drains are going uphill, I would seriously ask for another lot. The birds. OMG! I love birds, but the birds on this property are a bit much. They are extremely noisy and it was nice for about the first hour, but by the 6th day, they will be wearing on our nerves. They are very noisy and seem to never shut up. Our tree prevented us from extending out awning. They are very stringent about the rules. We need a little flexibility to accommodate a long stay. For instance, we build a temporary set of stairs which are not allowed here. My husband has a few tools that sit under our unit which are not allowed. All relatively meaningless if you are here for entertainment as most of their patrons are, but if you are a long term on-the-road worker, this information may be of greater importance. I truly have zero complaints and think very highly of this RV resort. I found the pads to be wide enough, each site has a table and a concrete patio which is a nice touch. Everything is clean, well maintained. Dog bags are provided throughout the park so there should never be any reason to NOT clean up after pets which everyone seems to do a very good job of doing. The water pressure was good and the water tasted good. Internet, it's pretty good, better than some worse than others. - hap

The pool, clubhouse and other facilities are excellent. They are in the top for parks we've stayed at in this price range (anything nicer has been in the $60-$70 per night range). The interior roads are all asphalt and the sites are concrete with a small concrete patio and picnic table at each site. The sites were adequately long for us to easily fit our coach and toad on the site. The site did have a slope on the front so we had to position the coach towards the rear of the site in order to level it and park our toad on the front. The sites are on the narrow side, but not that bad. Several of the sites have shade trees on them, but it appeared in some cases that the trees could control where you park on the site in order to use slideouts and awnings without striking the trees. My biggest criticism of this resort is the minimal space for check-in parking (see tip below). - Phaeton_Owner

This is a 95 percent full time trailer park. There are paved road thru park, sites are gravel/dirt. The park is Expensive for what you get. $45.00 night, $245.00 week. The amenities advertised are not all working, you are lucky to be in a spot where Wifi and Cable are usable. $20.00 deposit cable box needed. I have used these boxes many times before and after trying two boxes the front office threw up its hands and says "we only provide cable because Time Warner gives it to us free, it's not ours you will have to call them." Many of the spots for short term , including mine, are next to road (noise) or against the UP railroad and a stone quarry (bad dust). I didn't use restrooms, can't rate. Front office is useless, backed by General Mgr who has been on job too long and doesn't care about individual customers issues. Location is asset, located close to I-35. If you have never heard of a non-refundable deposit, get ready. Laundry at park, ok but old machines, one of ours leaked. - Dieselrv08

Facility filled with old park models. Extremely unlevel, gravel sites. Narrow streets filled with speed bumps and pot holes; very, very difficult to maneuver a big rig through. Satellite reception difficult or impossible due to trees. We lost power sporadically, especially during storms. Park poorly maintained. NOTE: The trees at our site prevented satellite reception, so we tried working with the management to move and were told nothing available and to keep trying. We tried for over a week and were told to check after the first of the month when the monthlies vacated their spots. When two sites came open that would work for us, we asked to move but were told they could not move us due to the way their "reservation system" worked. They had no intention of letting us move when they told us to keep checking back. When I called the office and spoke with the general manager, I was told "that's the way it is and next time you can go to another park," and HUNG UP on me! I stayed here for 6 months while on a work contract. The staff and maintenance people were friendly and so were the neighbors. Lots are larger than most places that I have been. Not packed in like sardines! Utilities were excellent and trash pick up is daily at your site. Fenced dog park with dog droppings bags supplied at all three dog parks. The price was $500.00 monthly which breaks down to $16.60/day for a monthly RV rate. Nothing extra is charged. - MedicineMan

I suppose this used to be a nice park, but now it is in total disrepair. The swimming pool is half full of green water, the roads are absolutely horrid, full of pot holes. The "store" has almost nothing available- just empty shelves. The back end of the park looks like a junk yard. Most occupants are permanents. They let their dogs run loose, and don't clean up after them. Price reflects monthly rate. Having stayed monthly at another RV park in close proximity, I would come back here in a heartbeat. Yeah, the place is a bit rough around the edges, but it was much more serene. Management and the workers live here, so there isn't going to be any shenanigans going on. There is no road noise; you may hear the neighboring cows and coyotes. The fact that others are put off by the looks made it better for us; we found that we had lots of empty space to breath around us. For the monthly rate, you get FHU included. We only got 2 channels on TV (CW and MUNDO) and hardly any radio channels. Good Verizon signal. - MichelleKry

It was just o.k. Wouldn't stay there again. Not easy access from freeways. Very rundown. Should of just turned around and gone somewhere else. Gentleman that checked us in was very friendly but didn't bother to tell us that the info. on this park is outdated, i.e., no cable, no wifi. If we didn't have a dish dome we would of been out of luck for t.v. Roads are in very bad shape - he told me the pads were asphalt and level - not in this park! I couldn't find a piece of asphalt in our space. At one time I'm sure they probably were. We were the only traveler - out of 118 sites, approx. 20-25 were permanent. Nice park, location may seem a bit scary but inside the park is fine. Sites have good room, level and very long if you don't want to unhook. We have stayed here several times while visiting our daughter. Will definitely stay here again. Very nice, clean campground with level sites. Office employees were helpful; quick check-in; and provided info about the area. The area around the campground may look kind of iffy, it was safe. Alamo Tours picked us up at the campground for a day tour. The next day we took a bus into town, which is not far, but too far to walk. Bus stop is across the street from the campground. - LPierce

Nice park; clean and quiet. Like someone else said, the surrounding area is "iffy" but we felt safe and the people at the front desk were friendly and very helpful. The first day we took a tour bus trip of San Antonio including the Missions, the Alamo, and parts of the River Walk. We took a bus (stop located across the street) to join the tour group. It was good--just went through some of the stops awfully quickly. The next two days we toured San Antonio on our own and used Uber drivers. We liked Uber much better than the bus and it was not expensive--plus we got to go on our own time schedule. This park is very convenient to all the attractions in San Antonio--We would definitely stay there again. - Betty2016

Very nice park. Sites have concrete, covered patio with picnic table (minor issue - our awning hit the patio roof, so we couldn't fully open it). Hot tub was actually hot (most parks seem to have warm tubs). Huge rec room, although there were no planned activities while we were there (2 weeks). Fairly large pull-through sites. The sites were somewhat slanted to the left, but this was easily overcome with levelers and meant that the tanks drained easily (sewer hole was lower than hookups). Fresh water spigot was 20 ft from sewer, which was nice for cleanliness, but we needed to use a long hose. Only negative - the trains are frequent and noisy (they blow their horns because the local train crossing only have markers, not crossing gates). - Neil_and_Sandy

Stayed here for the month of February. Large park but everyone is super friendly. Spots are a decent size but gravel and not very even. Many activities offered, i.e., Pot lucks, Super Bowl party, painting classes, ice-cream night and bingo. Very dog friendly with two dog runs and agility courses. The hot tub is hot, deep and clean. Pool is not heated and freezing. Wonderful laundry facilities with 10 washers and dryers.
You definitely need a car to get around for shopping and restaurants. We received several deliveries without any issues. My only knock is that while most staff were very friendly, the one woman who manages the front office could learn to smile once in a while. - Outlaw Pilots

We had made reservations, however when we arrived someone was in the site they told us to take. They were quite helpful at the office and told us to take another site, however it was beyond a tight pull through (been full timing for 6 years, so know a tight turn). The turn could not be made because of trees and some type of patio, however they were more than willing to come and trim the trees so we did get into the site. Once we were in we realized all sites on this road tipped a lot on the downhill side so we had to use extra blocking on the tires to be reasonably level. - Al and Anne-Marie

Park is an older park with somewhat narrow asphalt roads and some sites can be a challenge to back into with a larger vehicle. Park is right on US 281 and getting out can be a challenge sometimes. Verizon air card worked fairly well and had 2 to 3 bars on my Verizon phone. Most sites have asphalt pads. Sites in the back of the park are gravel and under trees. Dog park is a hike down a rocky road that is somewhat washed out. You can get to the dog park going across some grass though. They have a guest house for visitors if you need it. Laundry rooms were clean but small. 4 washers and 5 driers in the one I used.
Owner is real friendly, along with the staff. Each site has a cement patio and a picnic table. Lots of permanent park models and long term campers. I would stay here again. - Paul_L63

Previous reviews are spot on. Clean park, very pretty, lots of permanent folks. Staff is friendly. I'm writing this for several reasons. First, this park can not easily handle the big boys. Even though I specifically asked if they could handle a 45 foot motor home with tow and was assured they could and had room however, we were told upon arrival that they had to move people around to accommodate us. The site we were assigned to was substandard, too close for all of our slides to be opened. No offer to discount the site further, but they did tell us we could move over into the grass. Not a good idea as it was raining. Further, the electric pole was so short that our surge suppressor was laying on the ground. When we mentioned it we were told that was standard, everyone laid them on the ground.
Finally, this park is located on the east side of Hwy 281. This is a busy, divided highway with no easy way to get into the park if you are headed south on Hwy 281. You must go past the park and make a u turn back to the park. When going into San Antonio you leave the park driving north, take the first exit to make a u turn to head south to San Antonio. We were here 2 nights visiting family in San Antonio and although we like the park and wish they could accommodate big rigs we would not return due to the difficulty getting around. - Harley Oma

This was a very nice park. Clean restrooms with clean showers. Nice big level pull-thru site with mature trees which provided nice shade. The owner met us when we arrived and led us to our site. Everyone was very friendly. We were invited to a potluck, Bingo, and an Italian night. We didn't attend them because we already had plans, but thought it was nice. The people are very kind and friendly and helpful. They are down to earth and I didn't even feel the need to lock the compartments or bike and scooter and nothing was bothered. Good people that look out for even the over nighter. If you have a trike there is a trike shop here. We stayed 2 nights and went to the river and Alamo in San Antino.
