This park is very clean and spacious. It has a golf course on two sides which provides recreation as well as beautiful scenery. It is conveniently located to Interstate 20. This is a good site for overnight stops or visiting nearby historic towns such as Jefferson. Excellent wifi!!! Parts of the park are still under construction, such as the dog park, or we would give a 9 or 10 rating. Management has been very helpful and professional. As stated in other reviews, there is a slight dip in the road when entering the park. We did not have any problem with this. Definitely, would stay here again. We stayed here one night on our way to NM. Excellent RV park -- most notably, all sites are concrete pads, making leveling easy. Very clean. Staff was friendly and helpful. We bought propane here on our way out. Only downside is that park is on a hill so if you have a long motorhome, like we do, you may scrape bottom on your way out. This rate reflects PA discount. This is a very lovely, clean, well run park. WiFi is super strong and the cable TV is very adequate. The park is clean and well cared for. The staff are wonderful, helpful and friendly. The water is soft, but that is fairly common in Texas. Use less soap and shampoo. The splash pad is a hoot for youngsters! Great smaller gem of an RV Resort located 2 miles off of I-20 in East Texas. Location is perfect for getting out of the road noise of I-20, yet perfect access to and from the interstate. Someone mentioned the narrow steep entrance and exit into and out of the park, This is nothing to give a second thought to. It is an easy to make. Check in is a quick simple process and then you are escorted to your site. All sights and interior roads are concrete and in perfect maintained condition. The grass area between the sights are a bit on the narrow side, but well maintained with excellence. Water, electric, cable, sewer, and WiFi all were excellent as well as well positioned along side of the RV sites. All sites have ample parking for your RV plus tow vehicle or toad. Each site also has a picnic table and a tree showing ambition to provide shade in the future. The Hot Tub is semi enclosed for use in all weather conditions, the pool is currently closed for the season. There is a small water splash/spray area, and a small fishing pond with a fountain. There are a number of permanent/long term residence located in the resort. I would say that half of the park is filled with permanent or seasonal guest. However, every one of these sites are well maintained sites that would be difficult to distinguish as full time residence. One of the greatest assets to the park is the Park Host. They care to make this the best stop or visit along your journey. They share a passion for RVing, offer a wealth of local knowledge, and possess the kind of character that make you feel like long time friends with in minutes of meeting. This is a very nice well maintained campground. All the roads and sites are concrete with some 90 foot pull thrus as well as back in sites and regular pull thrus. During the summer there is a pool and hot tub available. The bathrooms were spotless as well. The sites were perfectly level. The entrance and exit roads are narrow and steep but no problem to get in or out. They have propane available which we did need. Water pressure was good, and the cable TV was pretty good, as well. Rate is monthly rate ($366) converted to daily rate. First, the good: All sites and roads are concrete. Country setting is quiet. Park is well maintained. Best wifi we've seen. Good laundry facilities. Fairly large sites. Pool & hot tub looked good but were closed for the season. Now the not-so-good: Entry and exits are narrow with large dip. Water was VERY soft and pressure was just adequate. Found very few attractions that were of interest. Worst feature was the placement of the sewer connection. So far forward that we couldn't park our toad behind the motorhome. About half the park is used by long term residents, but all their units are in great shape and not an eyesore. Rate reflects Good Sam discount. Beautiful park with paved sites and roads. Landscaped and well maintained grassy areas between sites. Picnic tables at each site. Pull through sites very long...plenty of room for our 37' 5th wheel and F350 truck. Clean, air conditioned individual bathrooms (roomy with shower, sink and toilet in each bathroom). Beautiful pool, separate housed hot tub, exercise room, laundry, and club house available. Staff friendly and helpful. Some problem with our navigation system trying to find campground. Wonderful campground. Well maintained, and the staff is very friendly and helpful. This was our 2nd time staying there and would highly recommend this campground to our friends and family. There are very long, wide concrete pads to park your rig and an attached pad for the picnic table. There is a wide well maintained grassy area between the sites. The roads in the park are well maintained. The entrance and exit into the park are one way and narrow so you have to be very careful when turning in and leaving the park. This is a very clean park. All concrete pads and roads. Staff was very friendly. Power and water was good. Pool was closed, but hot tub was open and well cared for. At this time of year all f the concrete was nice, it helped with the heat. But in the summer months all of the concrete has to be very hot. As previous reviewers stated, entrance is a little narrow, but not really a problem for me. Exit is also a little narrow, but it is a straight line out of the park. I have stayed here several times, and have never dragged entering or exiting the park. The pull through sites are very long. The Wi-Fi works great. Staff is very friendly. This is a very nice park. Everything is either new, or very well kept. The spaces are all concrete, as are the roads. The entry/exits are a little difficult, but we did not drag when entering or exiting. We have a tow car, and did not have a problem. The office staff is very nice and helpful.
