Very nice park, well kept up, and laid out. Everything very clean and neat. Fairly unique and picturesque the way they've adapted the (as the name indicates) old cotton gin. Its pretty much going to be the best looking park in this stretch of 287. The only downside is the proximity to the road and rail. Now we didn't have an issue with our white noise machine going but then we're well insulated and double-paned. I could see where weekender type RVs might be bothered but they will give you ear plugs.
Its ok to stop over for a night but they way the have it set up I could see where it would be really good for smaller rallys. - fulltimer121

Second time we stayed here for a night. Located right on Texas highway 287. Level gravel sites with plenty of room. Easy hook up. There is noise from both 287 and passing trains, but AC fan helps buffer the noise. Restaurants & Fuel stops are 8 miles away in Quanah, therefore plan on picking up dinner before you arrive or grill out. The staff is friendly!! This is a good place for an overnight stay! - KKColorado

This park has everything needed for a pleasant stay. A small store/gift shop and you can wander around the old gin and sit on the back deck and view the country side. Well lighted (without being intrusive) at night. - ronandpatti
