Friendly, helpful folks who always have a minute to chat & are ready to assist in any way necessary. And there's banana trees!! It's a small park, but plenty of space between campers. Quiet wooded park with shade trees over all sites. On-site management. Surrounded on three sides by a creek with good saltwater fishing. Free wi-fi. Very close to my job site at the LNG plant and less than 1 mile to shuttle parking. The manager is very friendly and responsive. We stumbled on this place online late one night and decided to give them a call. The owner answered the phone despite how late it was and welcomed us to come on. Probably the quietest RV Park in the area. We have stayed at others but did not find the same atmosphere. There is more than enough space between RV's. Some of the permanent residents on the park even have their own porches that they were allowed to build. Others have nicely fenced in area for pets around their RV. Not many RV Parks have enough room between trailers for a fence, a porch, parking and still have room to walk around the trailer. There are quite a few large shade trees as well. The owner lives on the park in the a white two story house at the front of the park. Their rates are great as well. We stayed a week and then decided to stay a month. - Fa11Guy

We made a reservation the day before with the owner to stay here. We asked about pets and he clearly said dogs need to be contained. It's not the size of the dog that is important. Then he said hey I gotta go, my dog is loose. That should have been our first clue to not stay here. Upon arrival, the owners were not on property and there was no phone number to call and no one to talk with. We found a maintenance guy who was very nice but didn't have a clue where we were supposed to be, and the sites were not marked at all. We walked around the property and realized the place was in horrible condition and half the meters didn't work. Then we found the water was off on many of the sites. There are many full-timers at the back of the campground. The maintenance guy said we needed to wait about 30 minutes for the owners to return. We waited for a while and then decided this place was too big of a dump and the owners obviously didn't really want our business. We went to another campground and were very glad we did. We would not recommend this campground. - music mama

Do not make a reservation here unless you want to lose your money. My husband and I have been RVing for 16 years. We have never encountered an owner less ethical or unprofessonal. We made a reservation on Dec 21 for Dec 26 thru 30. We had to pay in full in advance. The next day due to unforseen circumstances we had to cancel our reservation. The manager was very nice and said we would have to talk with the owner who was out of the country. On talking with the owner he said no refund because we had not cancelled 7 days in advance. That was impossible because we had not made the reservation until 5 days in advance. He took the full amount for the 5 days. Beware! - Kathryn Sprinkle

Nice level concrete pads, big park, some permanent residents, pull through was ample for 40ft MH and a car.. Dog park was actually in a cow pasture which is ok, but not fenced in from the cows... can't let dogs run...very clean, nice areas around lake that had fire pits...not much to do in Brazoria after going to the beach to see the ocean... This park is amazing!! The amenities are awesome. They have everything you could ever need. They have golf carts for rent, free dog baths, pool, lake side sites, etc. The personnel is way beyond friendly. They were awesome. We loved our stay and were treated like gold. Greedy, rude owners. NO Wifi! Green Algea in their water! Several campers damaged here, & They have you sign away their liability for your damages at check in. Still under loud construction, equipment and workers. Worst place we've stayed!
They charge the highest per kilowatt in this area. With No Shade, Power bills are close to $300 a month!
Ongoing Sewer problems. They've left a hole full of water and exposed pipe not properly roped off for a month now.
Mowers come thru in shifts so it takes all day Sat, with noise and grass trimmings everywhere from 7:30 -6.

We stopped late in the afternoon and found the park to be an all right place for the night. A very friendly manager. As we were coming into Surfside Beach this was the first RV park we saw, I'd have no problems with staying here again but I would check closer to the gulf next time. Really close to water, birds, some people fishing by the covered picnic area. Concrete pads & good water. I'm not aware of the park having bathrooms or showers. The park is a 5 minute walk from a bar with live music and food. - becida

The rate is based on the winter monthly rate which is very reasonable. The Wi-Fi is free and excellent, accommodating our gaming, Netflix, and computer use. Great bird watching on the salt grass marshes all winter long. I love watching the great white pelicans heard the fish to shore in flocks of a hundred or more. The main entrance to Surfside Beach is a minute away over the inter-coastal waterway bridge and you can drive on the beach. We really enjoyed the huge Texas fresh beef burgers at the Pier 30 right next door (walking distance). They have 24/7 on site management and the manager is one of the nicest people I have ever met. He even helped me out when my car was in the shop and took me to the corner store for supplies. The reason I gave it an 8 is because there is no shower or laundry facilities. This has been a wonderful place to spend the winter. I will miss you Shipman's Landing and the manager, but will be back next winter. - Cheryl A

We had originally planned to stay at this campsite for only one night, but we liked it so much that we stayed for three. In the first week of May, most sites were empty, so our closest neighbor was four sites away. It is very close to the ocean and also very close to a bird sanctuary, so you hear surf and chirping birds continuously. The beach was completely empty except for some fishermen out on the long jetty. There are many sheltered picnic areas and a number of boardwalks. The washrooms were a bit rustic, but they were clean and satisfactory. WiFi reception was excellent. There was no cable, but we had excellent air reception for quite a few channels. Have stayed here for the last 2 Thanksgivings. Nice park and you can watch the large ships going in and out of the port. The beach area is nice. Lots of places to walk along. The only downfall is they charge a service fee if you use a credit card vs cash. - Lost Rambler

This is a pretty municipal park at the end of a tiny one-road town. To the east are dunes and the lovely Gulf of Mexico and to the west is an enormous LNG plant that dominates the horizon. It is unsettling to see this kind of industrialization from your window. However, you get used to it. The beach is advertised as "natural", which means that they don't clean up the seaweed that washes up. That doesn't bother us. There is a jetty and a harbor channel that huge tanker ships use to take raw materials to the plant. It was fun watching the ships come and go. We did not experience any problem with the mosquitoes (it was windy while we were there), but the staff make jokes and have t-shirts about it. The office has resident cats that were covered with fleas. The staff didn't seem to concerned about that. The grackles were "nesting" while we were there, so they were calling, clucking and shrieking while tap dancing on our roof. We thought that was pretty fun stuff. Our campsite was level and the utilities were easy to use. - ShoreXplorers

First, there are few parks on the coast, so rates are high regardless of amenities or facilities. This park has two amenities -- cable and wi-fi. The wi-fi is actually good; we were never dropped, but the cable is limited with some channels better than others. The park is basic, and the only improvement in at least ten years is the sign. There is a sign on the office door that says the park was inspected by Woodalls in 2003. The owner is difficult to reach for making reservations. When we came in, it took until the next day to reach him. We just setup and went on. There were only two other vacancies in the park which is almost all long term. Across the streets on two sides are bar/grills. One with flashing red/blue lights all night. There wasn't any noise from them, however. There is a very good seafood restaurant a few blocks east on the Blue Water Hwy. There is very easy access to the beach, which is two short blocks away. There is not a lot of traffic. We won't stay here again, but would spend a bit more to stay at the two parks on the water to the east. - Mrmac8

This is bare bones as far as amenities go, but the manager is super nice and the place is quiet and a perfect location just steps from the beach. We loved the restaurant and bar across the street (Castaways) and another restaurant within walking distance on the beach (Pirates Landing). We had a nice grassy spot and the cable worked well. Wish we could have stayed longer. Views were nice and hearing the ocean all night was an added bonus. - music mama
