Again I find myself at a TT campground where no HK supervisor seems to realize that the cleanliness of the laundry room is critical for customers to perceive the camp well. The facilities and staff were otherwise friendly and welcoming. We liked Lake Conroe and will likely return. Sites are well-developed and roomy. We were in the older part of their park. Several site needed gravel. Their roads need attention. A lot of potholes. The grass throughout the park needed mowed. Cable TV didn't work. We had to set up our dish for TV. They are spending a lot of money for a brand new section and another section where they sell the park homes and the lots. - Joceil

This is a nice park but they do have a few unpleasant things. We now have a 24' camper and tow a new covered 6x10" Haulmark trailer. They would not allow the trailer on any sites except their side by side pull throughs (section F). Not sure why they allow trailers there and no where else. These sites were re-graded in 2017 and filled with construction debris and large pieces of asphalt and concrete up to the size of a grapefruit. Very disturbing to spend thousands of dollars on a TT membership and be excluded from 90% of the sites. We use the trailer to haul a motorcycle and all the things we can't fit in a 24' motorhome after having a larger 41' bus. They are also charging $5 per package to receive UPS or Fedex here! That is outrageous! Might be time to sell the TT membership. - HomeOnWheels_US

This is a small little park. It is run down and in desperate need of repair. The ceiling in the lodge is falling down, not just in one place but the whole building. The pool bathhouse is old and has mold on the walls. The floors are rotted, the toilets are about to fall through the floor. The pool is above ground and is not in good condition. They only have 2 50 amp sites for the whole park, no shade available. The electric is spotty and has low voltage on every site. The owners are now charging per nite for electric, even if you only stay 1 night. - Anita Kirby

We had a great time... for August camping in Texas. We almost had the entire place to ourselves. Only 3 other sites were occupied. On RV door side (passenger) the next spot was 50 yards away through thick brush. On the other side (driver) the next spot was only 15 yards away and clearly visible should you look back there (we did not). From the camper's bumper, the lake was just 20 yards away. A great spot that we will try to get again next time.The kids enjoyed the swimming area which was clean and well maintained. - Warkog

This a nice small park. There are several pull-throughs which have full hookups and can handle big rigs. There are not any sites which you could really call lake view due to the heavy forest. The swimming area is really nice. Verizon service is a little spotty but usable. Like Cagle Rec Area, your America the Beautiful discount is screwy, not really half price like most USFS and COE parks. We will probably come here again. - TEXASBOY

Update review 11/2016 - This is one of our favorite places to camp in our RV. This is a very small camping area in the Sam Houston National Forest near Coldspring Texas. There are sites you can reserve and sites that are first-come-first serve.
There are 2 park hosts that live in the park and they are very accommodating if you need anything, but don't expect to see a constant presence by park staff.
The park is a beautiful forest like facility with very wooded and shady sites, a small lake with plenty of water in it (after a couple drought seasons) and abundant hiking and biking trails.
We only camp on the full service RV sites. (Not all sites are full service.) Some sites are reasonably level and some require substantial leveling efforts. Just make sure you have plenty of Lynx levelers or equivalent. The pedestals are conveniently located with 30/50 amp service, water and dump. The sites driveway is blacktop and most sites have a concrete pad with a large picnic table and a nearby fire pit.
Cell service and TV reception are weak, so don't plan to watch a lot of TV unless you have a satellite system. - Tcamper

We found a lot of trash in the fire pit. The sites were not policed after the last group left. Our neighbor found trash also In his site also. There is no trash can at the dump station, so people threw plastic gloves on the ground along with other trash. Park would be very nice, if it was cleaned up Lady working in office was helpful and friendly. Nice that they pick up your bagged trash daily at your site. Beware! You can't cancel your reservation for any reason. You can reschedule in the same season. - Texan58

Nice park on Lake Livingston. Nice that the park is closed for day use during the weekends, cuts down on traffic. My one complaint is the use of boom boxes and car radios that can be heard all off the park. Not a quiet place on Saturday afternoon. - Texan58

We stayed on site 73. Very spacious but lots of long leaf pine needles on pad and in the grassy areas but especially under the picnic table. Evidently the leaf blowers had not been around in a while. Another pet peeve of tidy campers was the fire pit full of trash including plastic bottles. Park maintenance folks hadn't been around to clean up site and we didn't arrive until almost 4pm!
Other than those issues it is a lovely park with lots of amenities and the staff in the entry station and the store were very helpful and pleasant. Our site had a lake view. Unfortunately it was so hot and humid we didn't spend much time out of doors!
This is a great park and lake if you are fishing for cat fish. Unfortunately for us we were fishing for bass and this is not the place for them. Plus the lake is shallow so a light wind can make it very rough. Due to these issues we decided to cut our stay short. We had reserved for two separate stays and cancelled the second one. A word to the wise, be very sure of your stay, once it is booked you CANNOT get a refund. Even though we cancelled the second stay a week in advance the Trinity River Authority (who runs the lake and this campground) does not grant any refunds, EVER. I guess they think that their authority gives them a license to steal! We lost $40.00 to them! - Rick & Karen

This is great campground to stay at while in the area of Livingston, TX, home of Escapees organization. The owners are just the nicest people and make one feel so welcome. The bathhouse/laundry are located in a small building and the cleanliness was outstanding. Recycling is available and they have outside games available for patrons to use. They have two fenced in dog parks and even have horse corrals available for those who travel with horses (and yes someone stopped for several days with their horses). The WiFi is outstanding and there are 4-5 repeaters in the small camping area. The camp office has a small amount of groceries, mostly sodas and candy. The sites are close together and not level. We have auto levelers and did not have any trouble leveling though our front end of our 5th wheel was very close to the ground. The sites are gravel/dirt and when it rained, it was really messy and difficult not to carry stuff inside the RV and this was Really our only complaint of this campground. It was not as much of a problem when it was dry. We paid the monthly rate with a military discount and paid separately for electricity. When we add electric to our site cost, it averaged $15 per night. This is a relatively new campground and they are still making additions to make the stay better. We loved this place and would return. - roadking

We were the first guest to camp at the New Adventure RV Park and we were not disappointed. The park is located in the Piney Woods of East Texas, near Livingston. It's a small park, which was part of the attraction to my husband and me. The park hosts are wonderful people, offering complimentary coffee, citrus-infused water, and homemade muffins the days we were there. The laundry and bathroom facilities were immaculate and the park was well kept. We have two dogs and the park offers two separate dog parks, for both small and large. Since we were there in August, our dogs loved the kiddie pools to cool off in during our stay. We particularly loved our morning walks around the trail system the owners put in around the park. Tree-lined paths gave way to wonderful varieties of wildlife including birds, lizards, squirrels, rabbits, and an array of butterflies of which I've never seen. There were 100's of them flying around the property throughout our stay. In the early evening, before the sun set, we played horseshoes and other games in a recreational area of the park and then at night, the park is exceptionally quiet and we spent many a night star gazing. In many instances, we could make out the Milky Way in the dark sky. If you like to take pictures, you'll love it here. If you're in the east Texas area, I would highly recommend this park.Wonderful stay and I highly recommend it! - Eccentric Nomads

Pictures lied. Sites are small, unlevel and muddy. Biting ants ALL through park. Garbage in sites, along with dog feces. Dogs running loose, No WiFi, 4 TV channels. Hook ups were ancient or not there, we had no sewer hook up on our site. Most campers appear to live there and show no respect for property. Fire ring unuseable. - Jolew

The ad says it's the best kept secret. I can see why. I wouldn't tell anyone, even my worst enemy, about this place. The pool had more algae than the creek. I used cleaner bathrooms in the jungles of Vietnam. To say this place is the pits is giving it high praise. Stay away at all costs. - fsjac

This is a lovely park in a country setting, in the process of building a visitor base. The park is new, in a nice location between the I-45 and I-59 corridors. The owners and staff are very friendly and helpful. We are very pleased with the service, which has laundry facilities a nice plus when traveling. Come visit the park to see if this meets your needs, a nice break from the city traffic. We came for the month of November and plan on staying a little longer. This may be a place to warm your heart and relax for a few days! The city of Coldspring & Livingston are near by for shopping, restaurants. About an hour's drive to Conroe. From the warm welcome we received at check-in we knew we would love Camp Jason. The manager and owners are so accommodating and take such great care of their guests and property, we ended up extending our stay to 6 weeks. Long, level concrete pads, easy to navigate with all the trees trimmed high, sparkling clean well priced laundry facilities and the nicest showers we've ever seen in a park. Super FAST WiFi too! There is a security gate and guests are given remotes for the gate. Very peaceful, small park but only a few minutes from Lake Livingston. This will be our go-to RV park whenever we return to the area. - BShirlz

While the sites were a little too close together the place was immaculate. FHU pull-thru with plenty of room to park. Some toad noise from I45 but not horrible. We made a reservation over the phone. Our receipt and reservation info (including site # and gate code) were promptly emailed to us. They have WiFi but I didn't receive the code and didn't bother with it since we only stayed one night. The feeling you get while at this resort is truly magical. They have huge trees with the most beautiful lights at night. The park is new & clean. The owners are personally involved with the guests at their community events & food truck nights.
