Very friendly. On the water. The shower is a little rustic but clean. New dock and a great for large dogs to play. Lots of bass boat launching. Near state road, some road noise. Super restaurant on site with a huge breakfast for $5. - flbirds
Mar 2008 - $20.00
It's just an OK park. I say this because there was nothing there to make me want to come back. Overall cleanliness of the park was marginal. Camped in a fifth wheel and was out the next day - Caseysplace
Oct 2006 - $20.00
Very quite and clean park. Located on Lake Fork which is a big bass fishing with a lot of boat traffic. Restaurant in park has very good steaks. - TexasRVer

Jan 2012 - $20.00
We stopped here for the fourth year on our way south. Not a bad basic park. No frills. We would stay again. - Airstream Man
Apr 2006 - $8.00
Coast-To-Coast rate. This is primarily, 95%, a resort selling lots for permanent homes. There is a boat launch for bass fishing. The rest rooms could have used some more cleaning and some soap. The swimming pool doesn't open until Memorial Day. Paved roads but grass lots with no concrete patios. Nice fire places on each campsite. Open year round. The playground was quite a distance from the RV section. A security gate guarded the resort. - adamsr2
Jan 2008 - $10.00
The "pads" were so uneven we could not level our 5th wheel. There were cars parked along the road, very hard to maneuver around, dogs barking and running loose. The dump station on every site was over a foot above the ground, we had to manhandle the hose, very bad. - chiniakbay
May 2017 - $28.00
We were in Mineola for RV maintenance. The dealership told us about the Civic Center. It's a Civic center with sports fields and they added concrete RV pads. Therefore not a RV park but great grounds and perfect layout. There are bathrooms open during the day, however closed in the evening and no shower facilities. There are full hook ups for 30 & 50 amp. We stayed on the outside ring near soccer field, 50 amp. The site was back in over a short curb. No trees, so we were able to get SAT TV. We also were able to get WIFI which was ok. Lots of green areas to walk dogs. Best to come off of 69, to Lilly St. (road right next to McDonalds), then take left at end of Lilly, Civic Center will be on right. GPS takes you down back roads that are wide enough however low hanging trees. We stayed one night and left before the soccer games started. - KKColorado
Mar 2016 - $24.00
This is a super clean rv park with level concrete pads. There are no trees so satellite reception is excellent. There are no shower facilities, but there are two different restrooms that are only open from 8:00 to 5:00. I would definitely stay here again when coming to First Monday Trade Days in Canton as Canton is only 35 minutes away. - golfkitty
Nov 2014 - $11.00
The daily rate reflects the monthly rate of $350. All sites are level concrete pads with W/E/S. WIFI worked fairyly well. Clear view of the southern sky for Direct TV reception. Local TV stations came in very well. Cellphone reception was 4G with Verizon. Each site gets a trashcan which is collected every morning thru the week. Playground, tennis courts soccer fields. There are a total of over 200 sites. Within walking distance of a grocery store. Laundry within a few blocks. Surprisingly very few rigs stay during the week. Some weekends there will be a RV rally but they all leave on Sunday or Monday. We were the only rig in the whole park most of the time. We decided to winter here due to numerous family in the area. The only downside is no bath/shower house in campground. We have enjoyed our stay here. Campground kept very neat and clean. A lot of locals use the park for excercise, children sports practice and numerous functions in the civic center. - TexasRVer
Dec 2016 - $1.00
Great place to live. It's a retirement park. Gated, beautiful 6 acres. Lots of trees. Has laundry room, club house w/ pool table and workout room. Great people living here as well. Found my heaven here in Alba. - Vicki vogel
Nov 2016 - $25.00
This is a lovely RV park. The RV's are spaced nicely apart, and the whole park is covered with trees. Fenced, and gated. They have a laundry room, an exercise room, and a club house that is just finished. Also a dog park. Close to Lake Fork, and Lake Holbrook. Very caring management. - Deborah Mitchell
Aug 2015 - $25.00
Very nice and shady with tons of trees. Gated with secure PIN access and completely fenced and well lit at night. Quiet and peaceful. Highly recommend! Laundry facility available for long-term residents. - mandy_ams
May 2016 - $30.00
We stayed two separate nights at this park. It's a no frills park, but a good park for overnight travel or a few night stay in the area. The owners are extremely friendly and helpful. They know the area well and will give you recommendations for things to see and do! Call ahead or review website for directions. Entrance to park is up a slight hill, but the short term sites are close to level for the rig. If you need to unhook your tow, you may want to pull forward to disconnect your tow before setting your rig. If not, your Rig and tow will fit on the site. Sites are wide enough for slide outs and awnings. The roads in are fine, and the sites are dirt/gravel. Plenty of area to walk dogs. They also have a small laundry room. Full timers are located in the back. There are trains that run across the street and you will hear the rumble but AC or fans help drowns out the sound. Visit Mineola, the old town has unique stores and great restaurants. We'll stay here again when passing thru town! - KKColorado
Aug 2014 - $32.00
We intended staying here for three plus days. Day one, upon arriving we were the only ones in the short stay area. Obviously just mowed overgrown pasture-like grounds. Pads were weed/grass with hardly no gravel visible. While hooking up, ants by thousands started crawling up elec/sewer lines and tires. Coach invaded. We went to Walmart and spent $30.00 plus on insecticides. Sticker briers by thousands. Ruined a pair of new clogs embedded in soles and my feet. Water hookup underground in hole full of ants. Never seen a water hookup under ground, usually a riser. Train noise all day and night. Next to highways with lots of traffic very noisy. Lots of full timers in another area.
Only thing nice was the hosts. We left the next morning. Hosts refunded payment. Maybe sometime had been a nice park, but not now. Would not recommend. - grandlake1
Mar 2014 - $29.00
Good park and will stay here again! Friendly staff. Pulling in looked interesting going up a small rise; however, the 6 overnight spots are gravel and level. Nice DVD selection available for check out. The trains roll by but nothing that would wake or bother even a light sleeper. Easy to find. - Sharjeep
Mar 2008 - $20.00
At first glance I didn't like the park. Yet the park won me over by the friendliness of the staff and the people staying at the park. Asphalt roads, good spacing between RVs. Most people are permanent or just visit on weekends. Owners are very friendly and willing to help. Overall the park does need TLC but would stay again. - Caseysplace
Feb 2009 - $30.00
The website does not state how many RV sites are in the park. The pictures show a lovely park, but when we got here it was old and somewhat run down. We had made reservations, but it looks like this park is full of full time residents. We are stuck out by the boat ramp and the site is not level. Lake Fork is a great fishing lake, but we are disappointed in this RV park. They have a decent restaurant, but it has a bar which is okay if you are not parked close to it. The people and the cars kept us awake until around 2 a.m. Now I am tired. We will not be back. - Deede
May 2010 - $10.00
We`ve stayed here many times. Has good 50amp power, level concrete pads, very good water, and sewer. You can wash your coach if you want. WiFi is now available. Has many trees, but cut high enough, so they don`t rake your coach. There are many things to do in this area, even though Winnsboro has a population of a little over 3000. - William Willard
Mar 2009 - $12.00
Great little park. Rate is for seniors. Regular rate is $15. Some train noise. We'll stay here again. - Joezilla
May 2007 - $15.00
Heavily used railroad tracks along the front entry make it hard to sleep especially in the very AM hours. Park manager also does double duty as animal control officer, however she is extremely helpful in locating things to do in the area. There are several times during the year where the park fills with various events. Best call during normal hours for site information and availability - grey`eagle
