Very friendly. On the water. The shower is a little rustic but clean. New dock and a great for large dogs to play. Lots of bass boat launching. Near state road, some road noise. Super restaurant on site with a huge breakfast for $5. - flbirds

We were here for 2 nights in a 21' travel trailer. Park was adjacent to a very nice city park that was equally well kept. New electrical boxes.About 10 extended stay residents that maintain their sites nicely. Decent spacing. Convenient to Quitman's commercial offerings. We would definitely stay here again. - Ccourt9283

Cable TV was a bit wonky, more channels than we would ever watch.
Good electric and water, but make sure you have a 50 to 30 amp dogbone. Free Wi-Fi.
Park along tree-line in the summer to be in the shade.
Pay at ranger's residence with cash or check only. Drop box for payment.
A few long term residents but everything is kept clean.

Coast-To-Coast rate. This is primarily, 95%, a resort selling lots for permanent homes. There is a boat launch for bass fishing. The rest rooms could have used some more cleaning and some soap. The swimming pool doesn't open until Memorial Day. Paved roads but grass lots with no concrete patios. Nice fire places on each campsite. Open year round. The playground was quite a distance from the RV section. A security gate guarded the resort. - adamsr2

The "pads" were so uneven we could not level our 5th wheel. There were cars parked along the road, very hard to maneuver around, dogs barking and running loose. The dump station on every site was over a foot above the ground, we had to manhandle the hose, very bad. - chiniakbay

This campground is not really a traditional campground, but located in a Civic Center near soccer fields and community activities. It was very spacious and clean and in a safe area. The sites all had pads, were drive ins, not drive through and were organized in a circle. We parked across from the Civic Center building (office) and WiFi was plentiful and fast. There was no cable, but we were able to pick up OTA channels. This was a one night stop, but we could have stayed longed if needed. We liked this CG very much . You choose your own site. There were only a few sites being used, but I image when there are evnts going on it could be booked totally. - quilt lady

We were in Mineola for RV maintenance. The dealership told us about the Civic Center. It's a Civic center with sports fields and they added concrete RV pads. Therefore not a RV park but great grounds and perfect layout. There are bathrooms open during the day, however closed in the evening and no shower facilities. There are full hook ups for 30 & 50 amp. We stayed on the outside ring near soccer field, 50 amp. The site was back in over a short curb. No trees, so we were able to get SAT TV. We also were able to get WIFI which was ok. Lots of green areas to walk dogs. Best to come off of 69, to Lilly St. (road right next to McDonalds), then take left at end of Lilly, Civic Center will be on right. GPS takes you down back roads that are wide enough however low hanging trees. We stayed one night and left before the soccer games started. - KKColorado

This is a super clean rv park with level concrete pads. There are no trees so satellite reception is excellent. There are no shower facilities, but there are two different restrooms that are only open from 8:00 to 5:00. I would definitely stay here again when coming to First Monday Trade Days in Canton as Canton is only 35 minutes away. - golfkitty

My wife and I stopped by and looked at this park trying to find a full time place for us to stay. The park was fairly nice except for lot #11 which had a lot of junk around the RV and even an old couch in the front yard covered with a blue tarp. Their website says they provide wifi but we spoke to some residents there who said the WiFi doesn't work most of the time and they've reported it to the owners and they won't fix it. The rates seemed to be a little high for the location and amenities provided. Just thought people should know soon to the next one. - rangerfan

Great place to live. It's a retirement park. Gated, beautiful 6 acres. Lots of trees. Has laundry room,club house w/ pool table and workout room. Great people living here as well. Found my heaven here in Alba. - Vicki vogel

Website has the best directions we've ever seen. The office closes around 1:00 so I was a little worried about getting help if we got lost but following the web directions led us right to it. This is a very basic park but rather nice. Sites were mostly level, gravel and sand. High sewer connection which we see a lot. The train noise and road traffic can be annoying but with AC running we slept well. We would return if traveling through this part of Texas again. - dickens

We stayed two separate nights at this park. It's a no frills park, but a good park for overnight travel or a few night stay in the area. The owners are extremely friendly and helpful. They know the area well and will give you recommendations for things to see and do! Call ahead or review website for directions. Entrance to park is up a slight hill, but the short term sites are close to level for the rig. If you need to unhook your tow, you may want to pull forward to disconnect your tow before setting your rig. If not, your Rig and tow will fit on the site. Sites are wide enough for slide outs and awnings. The roads in are fine, and the sites are dirt/gravel. Plenty of area to walk dogs. They also have a small laundry room. Full timers are located in the back. There are trains that run across the street and you will hear the rumble but AC or fans help drowns out the sound. Visit Mineola, the old town has unique stores and great restaurants. We'll stay here again when passing thru town! - KKColorado

We intended staying here for three plus days. Day one, upon arriving we were the only ones in the short stay area. Obviously just mowed overgrown pasture-like grounds. Pads were weed/grass with hardly no gravel visible. While hooking up, ants by thousands started crawling up elec/sewer lines and tires. Coach invaded. We went to Walmart and spent $30.00 plus on insecticides. Sticker briers by thousands. Ruined a pair of new clogs embedded in soles and my feet. Water hookup underground in hole full of ants. Never seen a water hookup under ground, usually a riser. Train noise all day and night. Next to highways with lots of traffic very noisy. Lots of full timers in another area.
Only thing nice was the hosts. We left the next morning. Hosts refunded payment. Maybe sometime had been a nice park, but not now. Would not recommend. - grandlake1

At first glance I didn't like the park. Yet the park won me over by the friendliness of the staff and the people staying at the park. Asphalt roads, good spacing between RVs. Most people are permanent or just visit on weekends. Owners are very friendly and willing to help. Overall the park does need TLC but would stay again. - Caseysplace

The website does not state how many RV sites are in the park. The pictures show a lovely park, but when we got here it was old and somewhat run down. We had made reservations, but it looks like this park is full of full time residents. We are stuck out by the boat ramp and the site is not level. Lake Fork is a great fishing lake, but we are disappointed in this RV park. They have a decent restaurant, but it has a bar which is okay if you are not parked close to it. The people and the cars kept us awake until around 2 a.m. Now I am tired. We will not be back. - Deede

Stayed here while visiting family in the area. Site was very close and overhanging trees made it interesting getting into the site. Full hook ups. No cable but had three or four channels using antenna. AT&T cellular coverage was adequate. WIFI was available and strong in our site. No pool. We were there from Sunday through Wednesday so it was not really crowded. I understand on the tournament weekends it gets crowded. Bathhouse was in need of renovation but is functional. Park worked great for what we needed. We camped here in a travel trailer. - nettms11

Good place to stay on Lake Fork. We pulled a boat instead of a toad and they put our boat in the water for us. Beautiful views of the lake and abundant wildlife. Lots of fishing activity. Very good diner on site. We will return. - PositiveOutlook
