Great Park! Nice people, even the ones that live there. Lots of activities in the winter and some in the summer. Close to everything, including beaches. Many, if not all, pull-through sites. Heated pool, hot tub, clean restrooms and laundry. I would stay there over and over again. We camped at Ancient Oaks RV Park & Campground in a Fifth Wheel.

Park was nice with full hookups. We were on what they call a super site. Lots of room on site with concrete pad. They are still recovering from Hurricane Harvey but the park is nice. Lots of activities and they have many Winter Texans who are nice. The entire region of Rockport is rebuilding so you see a lot of damage, kind of depressing. We needed to stay another day and they made so we didn't need to move. We camped at Ancient Oaks RV Park & Campground in a Motorhome.

We needed medical attention and the closest place was Portland which has a ER that is an extension of the hospital in Corpus Christi. Saves a trip to Corpus Christi

It wasn't the best place we have stayed, but because we used PPA we weren't allowed to park on the nicer sites which were concrete. We camped at Ancient Oaks RV Park & Campground in a Motorhome.

This is a very difficult park to rate. Part of the park was very nice, with concrete pull thru sites with large grassy yards, but our site was a sand pit, which tracked into our trailer terribly. The manager said she was not allowed to rent the nice sites, even though they were nearly all vacant. This could be due to the fact that we were there on PPA. Our sewer connection was 30 feet from our connection, which caused me to go to Walmart for an extra length of sewer hose. Also, it was extended several inches up into the air. We had requested two sites close together, which didn't happen, even though they had dozens of empty sites, all nicer than the one assigned to us. If you are considering this park, my suggestion is to request one of the "nice" spots. We camped at Ancient Oaks RV Park & Campground in a Travel Trailer.

Nice enough park, cheapest we found in the area. Pretty crowded and kind of junky from the permanent residents (unless you do a deluxe site) but we stayed for a week because of the price, pool/jacuzzi and wifi. Everything worked good and it's a short drive to town or the beach. We camped at Ancient Oaks RV Park & Campground in a Fifth Wheel.

Very nice large RV resort. Paved roads with wide grass or gravel pads and the premium sites have concrete pads. Level sites with many trees but has sunny and shaded sites. Very quiet. All the sites are long and wide pull thru with FHU. 5 bars Verizon cell signal and 4G mobile hot spot, good satellite and tv antenna signal, cable tv, free protected weak Wi-Fi. Clean laundry, restrooms and showers. Nice rec room, pool, hot tub & pond. Office staff very friendly and helpful. Park very clean. This place is hopping when the winter Texans are here. After seeing other RV parks in area, we will stay there again. We camped at Ancient Oaks RV Park & Campground in a Fifth Wheel.

New concrete sites are long, level with patio, picnic table surrounded by grass with enough shade to sit under. Good water, sewer, elec, cable and WIFI. Nice pool and hot tub. Ok dog park. Friendly people. Activities include weekly potluck, golf outings, shuffleboard. On main road, but fairly quiet. Convenient location. Rate was monthly for a 16 day stay on a paved supersite. Regular sites are smaller, but owners are continuing improvements. We camped at Ancient Oaks RV Park & Campground in a Fifth Wheel.

Our site was too narrow and small, not the concrete sites they advertise. Pool was nice, staff does not listen, told them we would leave Wed. they charged us to Thurs. and when this was immediately caught they said sorry no refunds, we will hold it for next stay. Free wi fi but if you don't ask for the code, they don't offer it. Could barely get awning open had to push on shared electrical to take it up and down. Crossing this one off my list. Most people there live there, and units range from new to run down and falling apart. We camped at Ancient Oaks RV Park & Campground in a Travel Trailer.

Called to reserve in advance, everything was good until we got on the site. Staff do not care. She gave us the cable channels available, my husband tried to connect for over 30 mins trying different things but nothing worked. The lady at the office said that she did not know how it worked and to talk to someone the next day. The next day they said that they were waiting for someone to come and repair but did not know when. Not organised! The sites are one beside each other and for at least 4 rows. Like in the city? New pool that we did not use. Bathrooms and Laundry room very old and not maintained. Will not come here again. We camped at Ancient Oaks RV Park & Campground in a Fifth Wheel.

PROS

Very large cement pads in new section

Very quiet and well maintained

Trash pickup at site

Exercise room, although it was closed until October.

Pool

CONS

Internet slow, but many RV parks are

TV connection kept losing signal

Overall this is probably one of the nicest parks in this area, mainly because if you get premium site in new section the sites are very large and there is good grassy space between sites. Note there aren't many trees in this section. Also it's very quiet. There are a number of permanent campers here but they were very quiet and not a problem. City truck sprayed for mosquitoes one night which helped keep skeeters in check. There really is only one RV park in town with only a few sites that view the water and it's very crowded. So Ancient Oaks would be our first pick. We camped at Ancient Oaks RV Park & Campground in a Fifth Wheel.

This park is not too bad if you're not expecting a resort. As others have said, there are a lot of permanent residents, but we found them to be friendly, as were the park staff. I was a little disappointed that the fishing pond has seen better days and decided not to waste my time dropping in a line. The recreation room, store, and pool were also neat, but average. Over all, we will stay here again when visiting the area. We camped at Ancient Oaks RV Park & Campground in a Travel Trailer.

Overall Rating:

Very nice park for the price, based on monthly rate of $300.00. The staff is friendly and busy keeping the park clean. There are some older park models that detract a bit for the over all ambience, other wise I would have rated it much higher. The Oak trees are beautiful and you can't beat the location to the city of Rockport and Corpus Christi. Spaces are large and roomy. They have newer concrete pads but the older grass sites are just fine for a $75.00 savings. We looked around at other RV parks while here and are glad we found this one. There are a couple that are more modern and nicer in Fulton but this park is fine for us. This is a large park compared to the others too, with much bigger RV spaces. Roads are a bit narrow at some points and the entrance has a tree in the middle of the road that could disappear as far as I'm concerned in order to widen it, but ok in a 40' motorhome like ours. There are permanent residence here living in manufactured and park model homes, and coexist with campers just fine. Nice lounge and pool, plus a camp store as well. The exercise room needs work. I would definitely come here again. We camped at Ancient Oaks RV Park & Campground in a Motorhome.

As others said, older park. Definitely want to get on new concrete pads if a big rig. Wi-Fi is Tengo and slow. "New" exercise room has equipment I was afraid to get on because of age and condition. Rate is weekly on new pads. Plenty of treeless spaces. We camped at Ancient Oaks RV Park & Campground in a Fifth Wheel.

This is an old KOA park with some upgrades. The bathrooms have been refurbished with tile but the shower stalls are KOA "snug". Park was near full with what appear to be long stay sunbirds. As an overnighter, we got placed in the back of the park in the original section. The internal roads are paved, but the spaces in the old section are grass with many of them not particularly level. New section has concrete pads and seem roomier. Services are split with sewer on opposite side of water and power. Web speed was okay once you navigate Tengo system. Good selection of cable channels. We camped at Ancient Oaks RV Park & Campground in a Motorhome.
