One of the worst overnight RV parks, mostly permanent resident lived there, most have old trailers and the owners didn't really take care of their site and trailer. No safety because anybody can drive into the campsite. Do not stay here if you want a good night's sleep, it's very noisy from highway. - dije1208

We only stayed here overnight on our way to Houston. The location is convenient in that it's right on I-10, but the traffic noise from the highway is extreme, including all night. The RV park is literally at the end of the exit ramp from I-10. Sites are a mix of grass and sand and gravel.
Most of the park is occupied by permanent or long-term trailers, some clean, some not-so-clean. You can go fishing along the lake, but I wouldn't call it relaxing, again because of the proximity to the interstate. The staff was very friendly and accommodating.
Although the price was right, we would likely not stay here again due to the highway noise. - LifeRebooted

The website is much better than reality! The lake is spring fed and was an old sand pit. All except about 4 sites are filled with permanent trailers. Most are old and trashy. One trailer still has the truck (filled with trash) attached and looks like it hasn't been moved in many years. Water park is small, water looked dirty and they need clean up and repairs. Costs $14/day/person ($8.00 for 1 hour) for use of the three water slides! Miniature golf was cute, the water feature in it is dirty and smelly - costs $4.95/person! Pirate ship in the lake is neglected and needs paint. Costs $4.00/person to go swimming (included with camping rate). Camping is $22/night for two people and $4.00 extra each person over 2 years old. Contrary to the website it is NOT the finest in recreation or amenities and the prices are not family friendly for the little you receive. The site we were assigned had only 30 amp and the electric plug was broken and hanging out of the utility box. The water faucet didn't have any handle. Sewer drains are open with no covers and there was a very bad sewer smell at night. Had to be careful to watch out for the huge ant nest next to our site and our dogs picked up fleas. Entrance is paved, single road to sites is dirt/gravel. Looks like a few sites had new concrete pads poured?maybe some improvements are beginning? But there are no ?state of the art? sites like the website says are coming soon. This is really just a ?fish camp? used by the locals - definitely not an ?RV resort?. It is also right next to I-10 so you hear trucks and car noise all night. The staff was neither friendly nor unfriendly ? just didn?t seem to care. We will not return. - paularonson

Good for an overnight or a few days in the Beaumont area if you will be touring the area. Mostly filled with long term residents but there is a FHU (30 or 50 amp) pull through section with roomy sites in the back of the park for short term RVers. Sites were level and plenty wide and long for our 36 foot toy hauler so I would say the visitor section is big rig friendly. We had the best site with not only a picnic table but also a deck. Most had only a picnic table. Cable TV, WiFi (although it didn't work well in the back of the park where we were) clean bathhouse, laundry ($1 wash. 25 min; $1 dry 40 min...I was really happy to see this info listed, because many parks do not give price or times for their machines), shade in some of the sites, dog walking designated area, small clubhouse, no pool or activities that I noted. The park brochure provided good info about stores, churches, and attractions that were nearby and the friendly host told us how to get to the state inspection station we needed. Offers discounts for TACO, Good Sam, and AAA. We would go back if we wanted to tour the Beaumont area in the future for a few days. - TX Camper

Very friendly owners...gravel interior roads and sites are partial grass and rock...scenic its not, but functional yes...E/W/S are clustered around utility poles so rigs are backed in toward poles and spacing is tight and different than the typical site. - Bob Woodall

Access is good, sites are reasonably level concrete with adequate size, on-site "roads" are very bumpy, management friendly and operates a Mediterranean food deli just off-site (yum, yum!), a railroad across the street was silent except for one train in daytime, laundromat looked clean and very usable, but this is anything but gracious suburban living. Easy access from highway. Open pull through sites. Appears to be an older campground with no WiFi or cable. We were able to get local channels off the antenna. Showers and laundry available but we didn't use them. A little road noise but not loud enough to be bothersome. - Harry R

Park is easy off and on from I-10. Sites are large and level in an area with trees, however, we did not have a problem getting a satellite shot. Owner's were very friendly. Office check-in hours were odd, 7 - 9:30 am and 3 - 6:00 pm. Self check- n envelopes available at other times. Electricity was strong, all hook-ups were properly located and a picnic table was furnished. Park was far enough away from I-10 that road noise was not an issue. If you have a self-contained rig and want a peaceful, inexpensive place to spend the night or a few days to visit the Orange/Beaumont area, this is a good choice. - Army

Mostly long-term construction workers, not a tourist place. Laundry/rec room was huge, but filthy (it was never cleaned during the 2 weeks we stayed). We had to wash out the washers before using them. Sites were covered with "decorative" 3-6 inch rocks - difficult to walk on, especially for older, unsteady persons. Entry road almost required 4-wheel drive. Some interior roads were nicely paved, others were dirt jeep trails. Train noises were noticeable, but surprisingly not irritating. They were so long it almost became soothing background noise. WiFi was non-existent at the site, but we were able to get Time-Warner cable internet for about $6 for a month, and it was quite good. - Neil_and_Sandy

This campground is very close to town, which makes it easy to run and get the few things you always forget. (but yet you're still camping in the sticks). Canoeing, swimming, biking, and hiking in park. Sites are very close together, but level. Most have very good shade and cover between sites. Others are better suited camping with a friend. No 50 AMP or sewer. Staff was polite and helpful, with the exception of one grumpy ranger. He insisted that I come check in prior to finishing eating breakfast at 8:30AM. (we had reservations, pre-paid and showed up after the 5PM closing the night before). Just one guy having a bad day. We would return. - HJH

This is a great smaller campground in a large park. Sites are a bit at an angle for water control, but paved and smooth. Fire boxes all have benches placed closely for a good view. The trails, though marked, are still a bit confusing, but show a lot of the beauty of the park. Trees are tall and offer great shade. We loved it here and would come back. - Red Wolf Deux

Our rate was a weekly rate. It was very rainy the whole time we were here so thank goodness they had concrete pads, paved roads, and grass. The shower/restrooms are individual bathrooms which we loved. My wife used the laundry which because there are quite a few long term residents were very busy. The price to wash and dry was very reasonable. We didn't use the pool or the exercise room but we did eat their continental breakfast a couple of mornings. Employees were very nice and helpful. It was difficult to use the dog park because of all of the water. They don't have a problem walking the dogs in the outer grassy areas so it wasn't a problem. Our cable TV connection wasn't working very well I am sure because of the water. We didn't use the Wifi so not sure how it is. We will stay again I am positive. - Bichon 2

We stayed here for just an overnight. What a pleasant surprise. The park is very well maintained with lots of room to pull through spaces. On the way to Gulf Coast RV, we became a bit worried looking at the various mobile home parks that were a very worn. Then we made the turn onto Brooks and over the RR tracks - even more worried - and bingo bango bongo - Gulf Coast RV Resort. VERY NICE surprise.
The park has a pool, a breakfast buffet and small store. Again very nice. - bigben

Definitely a winner being a PA RV park. All pull thru sites that are long and paved. The showers were all separate bathroom facilities. Everything was very clean and landscaping was well manicured. Rate is reflective of monthly stay. Campground is a glorified parking lot that happens to have a pool. Spaces are right on top of each other ans so shallow that our truck had to be parked in the street. Rates were raised twice in our short stay there. Owner seems to be out for money and does not really care about campground, just how much he can charge. Will not stay here again. Found another campground in the area that is 1/3 the price this one charges. - Luvbugz

We were there about six weeks. The park, the pool, the laundry, and restroom facilities were all kept clean and working. WiFi worked well. I believe the cable included close to 70 channels. They have "cabins" for rent. It was pretty much filled to capacity while we were there. It was quiet and very convenient to everything. (shopping, restaurants etc). The rent was 500 a month (28 days) including electricity. Although, the price goes up to 600 during the summer months because management stated the extra a/c used drove up the power costs. The campground is pretty much all concrete. There was space enough in our slot to park both trucks beside each other. We would stay here again. - scarlett12

This is not a resort. It is however a good park to spend the night while traveling thru. Spaces and interior roads are very tight. The back-in sites are a little more roomy than the pull thru's but appears all taken by permanent residents. In the pull thru's, with both having slides, you're about 24 inches off each other. Sites are mostly level and long enough. Electric was good and steady. We did not hook up sewer or water for our one night stay. Mostly workers and families living there. However, park was quite clean. There is a little pond (the lake) in the rear of the property with small kayaks and paddleboats. Office staff wasn't "friendly" nor was she rude. Simply to the point. Did offer suggestions for restaurants. Check in was easy and quick. We would probably stay there again for a night if passing though, but it is not a destination in itself. - Fixn2gocamp

Nice, well maintained park. Very clean and well kept grass areas around the park. Some sites have shade while others are mostly open. Appears that a lot of work has been done recently to clean things up. We had a paved pull-thru site with easy setup, leveling and access to utilities. Power, water pressure and sewer all worked well. Park has two sections - up front near the office and farther out by the lake. Both looked to have several well-maintained longer term residents/workers. Appreciate that they asked if I was a veteran and gave me a military discount. No pool but the lake has a couple of boats/canoes that can be used and the lake is a catch/release with no license needed. There is Wi-Fi available along with cable TV - signal is good for both. Bath/showers are individual rooms and are well maintained. There is some road construction that makes getting to the park a little difficult and there could be more signs for the park but our GPS got us there without any significant problems. - Dave Hole

Nice park. Concrete pad, very level. Plenty of room for my travel trailer to stay hooked up to my truck, and park my other car behind. Check in was quick and efficient...very friendly personnel.
Roads are sufficiently wide enough for one rig to pass.
Close enough to I-10, but far enough away so that you don't hear the noise.
I would not hesitate to stay here again.
One thing to remember. When pulling in from the roadway and making your left turn to park in front of office for checkin, be mindful of the white post on your left and make sure you swing wide enough to miss it. I barely did. - Traveling Man 49
