Definitely an upscale RV park. About 50 rigs parked, with about that many empty spaces. Most of the units that I looked at while walking around were very new. My 1999 Road Trek was the oldest rig in the park. The people camping looked like they were here for a week or so. There were no obvious long termers. I stayed in the back section, which has about 20 sites for "dry camping" only. These had water and electricity. The rest of the park has full hook ups. The concrete pads are huge, clean, and very level. There is one dump station, which is quite clean. The restroom facility has walk-in showers with doors, and walk in stalls. It was very clean, with a few crickets (it's that time a year). There is a slight sewer smell when the wind blows from the pond, but it is not very noticeable. The Wi-Fi was reliable, even though I was quite a ways back. I had no trouble connecting, and streaming videos. Lots of space between sites. Definitely a beautiful park, and the nicest one I have stayed in. I stayed here overnight while on business on two different occasions, and will return again. I don't know why you would go anywhere else. We camped at Tyler Oaks RV Resort in a Motorhome.

About 3 miles north of Loop 323 on Highway 69. Took 15 minutes to get here from Tyler junior college.

Very nice fairly new campground. Sites are level concrete pads with lots of room. There is no shade, maybe in 20 years; there is a small tree at each site. Very quiet place to stay. Will stay there again. We camped at Tyler Oaks RV Resort in a Fifth Wheel.

First time at Tyler Oaks. We found this park because were in the area for RV maintenance, and had to stay a few more days than planned. 3 miles from US 20 towards Tyler, good roads on 69, wide roads into and around the park. Pads are concrete, sites are concrete and gravel. Enough to park our 40ft RV plus tow. Plenty of space on side of the RV to park a vehicle. Roadways are wide, easy turning and set up. You can hear road noise from 69, but not loud inside Rig. There are pull thrus and back ins. Swimming pool, playground, mini golf course, freezbie golf and horseshoes. There is a small dog park but plenty of green space on the side and back of park to walk dogs. Laundry room, modern machines, $1.50 wash, $1.25 dry. Nice clubhouse plus a separate events room. There is also a covered outdoor pavilion with a fireplace at one end, the other end a grill/kitchen area. There are two catch & release ponds. They take great care of the green areas. There was a Rally when we were here, once they left, majority of the RVs are "permanent" residents. Most are well kept. No shade up front, but there are new trees planted. Wish there was more grass around sites in the center. Wifi was ok at times, not always connected. Staff was friendly and helpful! We camped at Tyler Oaks RV Resort in a Motorhome.

Mineola Texas, old downtown, has great restaurants & antique shopping. Check business hours as most are closed Sunday, and hours vary rest of the week. Old Mill Museum in Lindale, free and interesting! Tyler is just down 69, and has the big box stores and restaurants.

This is a well thought out RV Park. It recently has opened; however, the buildings i.e., Event Center and Pavillion are completely put together, as well as the shower bldg, dog run area and the play yard for the kids. The pool looks good too. If these trees were a little older you wouldn't know the park was so new. Really enjoying our stay here. The owners are very nice and accommodating. We camped at Tyler Oaks RV Resort in a Motorhome.

We spent a week and everything was fine. They just opened this year, but do not have that "under construction" look. Just about the best WIFI I have seen in a RV park. The owner had a Labor Day party for the campers. Help is friendly and will take care of your needs. They have two fishing pond (must release), air hockey, pool table, and swings. We camped at Tyler Oaks RV Resort in a Fifth Wheel.

This park is huge and opened in January 2016. This owner knows how to build a park. There are 3 sections. We stayed in the back section because of price and those sites are easy back in.. All sections have huge concrete pads for the Rv and tow vehicle. Large grassy area in back of camper but areas not with concrete are small crushed stone that will not get muddy if rain. It includes water, power, wi-fi but no sewer.

The rest and larger part of the park includes everything. Sites in this area and rest of park are angled and very wide. Sewer is in middle of sites but because of size and angle you will not have an issue with neighbors sewer being close to you. There is two pricing schedules in rest of park with highest being $50./night. There is a separate charge for sewer. Each site has a light on the pedestal but sites are large enough that the light will not bother

This is truly a resort with large play areas for kids, pool, putting green and 9 hole course. Open pavilion and BBQ grills and meeting room, propane, air and dump station. Huge, private and immaculate showers, laundry, pool and game room, horse shoes, pool table, fire rings, picnic tables and many other entertainment games.

One of the best parks we have stayed in but I have 3 issues:

1) Odd pricing with sewer costs added on. This park is on a private sewer system so their cost is higher.

2) Although advertised, I was not able to get wi-fi in the back. Owner was very polite and explained that he knew of issues but had workers out to continue to resolve the. We spent 2 nights here and I know that they were out on 3 occasions and discovered that the wi-fi issues was caused by inconsistent power. A battery back up system would be installed that solve that problem.

3) No cable. At $25./night in the back is acceptable but when you are charging upwards of $50/night, in my opinion is there should be cable.

We camped here in a fifth wheel and will make it our annual stopping point in the future. We camped at Tyler Oaks RV Resort in a Fifth Wheel.
