This was our first stay in Leeds. We are very impressed. The managers are very friendly, the spaces are decently spaced and they have pull throughs for bigger rigs. Most impressive is the shade. The trees are mature and shaded our 36' class A all day. There is plenty of room for Fido to romp around in their doggy spot, just clean up after him. My only beef is that the sites could use some leveling. Grass is sparse except in the tenting area. Wifi is meager and the cable tv is absent although available with a box that only connects to the back of your tv. We never used it. You might consider bringing your own dvds instead. If you have satellite system, ask for a sunny sot. They have some available. We camped at Leeds RV Park & Motel in a Motorhome.

Just want to shout about a big thank you to Kurt for accommodating our needs! We had an awesome stay at this neat and tidy RV park. The bathrooms and laundry area were very clean. The grounds were well kept and we enjoyed the beautiful roses and well manicured lawn. We were greatful for how quiet the park was during our stay. Thanks Kurt! This is a small, but lovely park. There are several pull throughs where some really big rigs stay. There are many trees, a nice grassy area. The wifi at the rig is iffy, but there's a very lovely picnic bench/table under a cabana near the clubhouse where you get good wifi. The couple that run the place are very friendly and nice. We camped at Leeds RV Park & Motel in a Motorhome.

The park is in the little town of Leeds, which has a marvelous history. Walk around the area and you will be treated to several plaques that have very interesting information about the history of the place. There isn't much grocery shopping in town, but at exit 10 on I-15, is every big box store you'd ever need. Zion is about a half hour away, very easy trip. Great pickleball courts in Little Valley at exit 8 in St. George.

Stayed three nights while visiting Zion and Bryce National Parks.

Young man was helpful in spotting us while backing into site. Wifi was spotty. Have to use converter box for TV.

Nice grassy area for dogs.

Many permanent residents. We camped at Leeds RV Park & Motel in a Travel Trailer.

Not the worst park in the area but far from the nicest park we have stayed in. It was lightly wooded which in this area is a plus. Gravel site with concrete patio and picnic table. Sites were fairly level but tight. Barely enough room to park tow vehicle. Quiet. Some year round residents with junk around. Managers friendly and helpful. Town has little to offer. Convenient to I15. Not convenient to much else. Good water pressure, electric was out for couple of hours. Cable out for 2 days. WIFI extremely slow. Gave up on it and used our jet pack. Verizon service was 3 bars 3G. Would stay again in a pinch because other parks in the area aren't any better. We camped at Leeds RV Park & Motel in a Fifth Wheel.

We stopped over for just one night stay on our journey north. We arrived late and our assignment was posted on the door with site instructions. The lots and spaces are all gravel with a cement slab that contains a wooden picnic table. The lot was level and we did not have to make any adjustments to our motorhome. The RV park was easy to access to/from I-15 (about 3 minute drive). All of the hookups worked well and Internet was fast. They had cable with a lot of channels but we didn't use this feature as we arrived late and left early. There were sufficient trees for shade but placed so there was no concern of overhang that would interfere with parking. There were a few "full timers" but their spaces were well kept and everyone in the park was friendly. There was a nice grass patch at the front of the park to walk the dogs. There is another large green space in front of the office and motel but there was a sign posted "no dogs on the grass." That was okay because there was another location well suited for walking them. The staff was very friendly and accommodating. We had to move our reservation back a night due to change in schedule and they made this very easy without any extra charges. We would stay here again. A very nice little park. Sites are pretty tight but ok. Sites are level. Bathrooms, clubhouse, laundry facilities are all very nice. This is primarily a park for snowbirds, but our crew of 7 (including 5 in the under-10 crowd) never felt out of place or unwelcome. We camped at Leeds RV Park & Motel in a Travel Trailer.

This entire area is stunning. The short drive from St. George back up to Leeds is gorgeous. While there aren't any grocery stores in Leeds, St. George is close and has everything. Zion National Park isn't too far -- you can make it in a daytrip. There are many nice parks and outdoor spaces in St. George.

We were here with another couple for 5 nights while we visited surrounding areas. The sites were gravel and were close together but it was such a quiet park we didn't notice after a while. It's a couple of blocks off Main Street in small town of Leeds, a semi-rural area. A roomy grass area for the pets, and also good dog-walking on the street outside.
The main showers were closed for renovations but the showers/restrooms in clubhouse building were available and extremely clean and well-maintained. They had a "homey" feel, not an institutional, generic bath. We used the clubhouse once for a Scrabble game while waiting for laundry in the same building; again, very clean and well-kept. This would be very good for group dinners or get-togetherness if not enough room in RV or on outside patios. We would definitely stay here again.
The only reason service was not rated Excellent was unavailability of park owner/manager when we needed ice but that was a minor issue, in the long run... We camped at Leeds RV Park & Motel in a Motorhome.

This park was predominately filled by long term residents. It had several sites for overnight. The park looked like it could use some updating. Laundry facilities were being updated while we were there. We were right by the WiFi antenna and got good reception. There was good cable TV provided. The park was graveled,dusty, with a concrete pad on site. Most of the sites had plenty of shade. It was satisfactory for a quick stop over in Zion National Park, which was 40 miles away. It was close to St. George without the traffic of St. George. We camped at Leeds RV Park & Motel in a Motorhome.

We have stayed here overnight several times. While there are many sites are occupied by long-term residents, the park is neat and quiet. The restrooms are clean and everything works; even the wireless and cable TV. The office is often closed by the time we arrive but they post open sites on board. This park is located a few blocks off the highway so it is quiet but easy to access from either direction. Most sites are shaded by big trees, which is important in the summer. We'll be back. We really enjoyed this park. Very quiet (billed as a 55+ but they do let the occasional family stay if not going to be here too long). The town of Leeds is very small but is close to Zion, Red Cliffs and Silver Reef. Bryce Canyon is about 75 miles. St. George is only 15 minutes away and Hurricane is even closer. The park is gravel and has a good number of trees. Many sites have a concrete patio. There are several decent drive thru sites as well. Free wifi (very iffy, though) and free cable tv. Nice area to walk the dog too. Pretty clean and fairly well taken care of. Caution: if you object to permanent residents in older rigs you might not want to come here as there are several. However, that is not a problem for us. They were quite nice, helpful people and the sites are kept tidy. We love it and would stay here again and again. We camped at Leeds RV Park & Motel in a Motorhome.

There is a small grocery in Leeds, a post office, barber/hair salon and a cafe (with sporadic hours). Hurricane nearby has a very nice Walmart, fast food joints, movie theatre, etc. St. George is a tiny bit further and has anything you could possibly want. Plus the landscape and views in the area are gorgeous.

Gravel campground with lots of trees. Seemed to be mostly permanent / long term residents. Access roads are OK, but tight in places for larger rigs with trees needing to be trimmed. This really should not be marked as a big rig friendly park. Some sites are accessible only by leaving the campground and going back in a different entrance. The pull-through we were in was too short for a 37’ motorhome with toad (we hung out on both ends). Site was also fairly narrow with a relatively high electric pedestal near the front. We ended up with the right side of the coach up on the concrete patio in order to clear the utility pedestals on the left. Power OK, cable OK, Wi-Fi very good for a campground until all the residents came back to the campground in the early evening. Did not try the other utilities. We will look elsewhere for an overnight due to the accessibility issues. We camped at Leeds RV Park & Motel in a Motorhome.

Nightly rate is based on monthly charges, excluding separate electricity fees. Each site now has a picnic table and you can use a credit card for payments. The hosts organized a Thanksgiving pot-luck and supplied turkey and ham. Trees blocked our dish, but that was not a real problem because the free cable had an overwhelming number of good TV+radio channels. Free Wi-Fi worked very OK in the clubhouse, but not at our campsite. This is a peaceful and friendly campground; we will return again when we are in the area. Stayed eight day/nights. Not really big rig sites for our 25 ft HDT, 35 ft trailer and car. But we made it work. Easy in and out of park. Very quiet. Lots of dogs in and out of the campground, but good responsible owners kept them quiet. You can wash the bugs off the front of your vehicles if just staying only one night, but can't wash your vehicles unless staying more then one night. Didn't see anything in the rules of not being able to wash laundry in the RV. Had 73 channels of cable TV. But worthless WiFi at our site. Our site was the furthermost one away from the antenna so I'm sure that had a lot to do with it. Did put up our outdoor WiFi antenna and that helped a lot. We camped at Leeds RV Park & Motel in a Fifth Wheel.
