This is a very nice park for both short and long term stays. Lots of amenities, comfortable-size spaces and friendly camp hosts/office staff. It is owned and run by a water district, so there are seven smallish man-made lakes stocked with fish. Lots of nearby shopping and restaurants. It's about 8-9 miles from the ocean, but behind a small mountain range so no "ocean breezes" here. No serious complaints about the park itself. The only caveat is that Santee is pretty "toasty" (high 80's to mid 90's) in July, August and September. If you're looking for cool summertime temps, this isn't a good pick during those three months. There are some long-term residents living in the back "Willow" loop, but no junky or cluttered spaces were evident. This campground is a good deal for the San Diego metro area. The $26 rate reflects the monthly rate divided by 30.
The park is in decent shape and qualifies as well-kept. There are adequate amenities and it is quiet and comfortable. What is not comfortable is getting into and out of your site if you have a 38-foot or longer motorhome. They are much more concerned about their grass and sprinkler heads than your coach, so there are large (3'-4' in diameter) rocks, well OK, boulders scattered about the entrance and exit to most sites. They ARE painted yellow, so they're usually visible, but they sure made arriving and departing MUCH more stressful than it needed to be. Also, if you're in Good Sam or FMCA or AAA, etc. do not waste time pulling your card out. There are no discounts to be had here. That makes for a more expensive stay here than seems reasonable. There aren't a lot of choices around Manteca, so if you have to stay in the area, this is a workable if somewhat-expensive option. ...paint and bodywork not included.
Important: This is a adults-only RV park, so if you're RVing with kids, it's a non-starter. Beyond that, it is a very well-kept park catering mostly to long-term permanent and seasonal (summer) tenants. There are virtually no amenities offered beyond a (very nice) laundry room and a doughnuts-and-coffee social on Saturday mornings. They don't even have a bathroom open to guests. The park is gated from 5pm to 8am and we felt safe and secure here. If you're a bit of a free spirit, you probably should look elsewhere. Registering here includes signing every page of a three-page list of rules. The sites have a concrete pad and parking area and a brick patio and are very clean. The rate shown reflects the monthly rate divided by 30.
