Low score is mainly for very poor electrical system. Never got above 110 volts, kept dropping to 101-102 volts and tripping my surge protector (every 2-3 hours). When I first checked in, I had the manager check my pedestal and confirm the voltage (110V at that time). No way I could have run the air conditioner, so was lucky we didn't need it. Also it seemed like management never tried to enforce the quiet hours (yelling kids made it more of a playground than campground). Park location is a 1-hour drive to the North Rim. Some sites need a lot of help with leveling. Cookies at the Jacob Lake Inn really are good.

Rate is based on KOA Value Rewards Kard promotion of stay 2 nights, get 1 free. Staff was great about giving us a site away from everyone, yet convenient to restrooms (an advantage of staying off season). Pull-through space was nice with a concrete patio. Yes we heard the airports at times, but not when we were trying to sleep. We could hear the train whistles at all hours, but did OK with that. Our biggest issue was the smell at night, we thought we had black-tank problems but we were just fine on our next stay in a different town. So I'm guessing it's the water treatment plant other reviewers have mentioned. We spent part of a day wandering around in the Lazydays RV sales lot immediately next door. No pressure at all, and everything we tried was unlocked so we could check out the smallest trailers up to the big Class A rigs.

Rate was for Good Sam. Two things that really stood out for me. First, how amazingly clean the showers are kept (even though they are not new). Second, was seeing one of the owners out weeding and doing other small maintenance tasks on a Sunday morning. For a small all-gravel park, these folks take terrific care of it. They also helped me reserve a spot that met my priorities (away from street or flood lights). They're along a main road for Kanab so it isn't quiet, but I'd stay there again we're in the area.

Park hosts work at creating a nice atmosphere. The day we arrived there had been a potluck and they were having karaoke in their little pavillion. All gravel sites with asphalt roads. My biggest complaint is with the poorly behaved dogs belonging to the permanent residents (barking, chasing you along their fences). Our site was close to level and we had no issues with electric/water/sewer - site was just long enough for our 30' trailer plus 18' truck.
