Pretty typical KOA with activities for kids which include a pool, pedal cars, activities room, and goofy golf. It also has a fishing lake with small camper and tent sites around it. The Swannanoa River runs through the park and is shallow enough for kids to wade and play in. Sites are a bit tight for larger motor homes . Your picnic table is very cozy with your neighbor's sewer hook up. Sites are grass and generally level. Roads around the park are both gravel and paved. Most RV sites are back in, and when the park is full, this can become a bit of a challenge. What other reviews have left out or minimized is the noise level at night of the nearby highway and trains. We were parked in the B section of the park and can clearly see both Highway 70 and the railroad tracks. The highway noise is noticeable all the time, but does diminish somewhat at night. But, be aware that trucks do roll by day and night and use Jake brakes. The trains roll through 3-5 times every night between about 10 and 5:30 a.m. Since there is a crossing right across from the park entrance, the trains are required to blow their horn. Some give a quick toot while others feel obligated to blow their horns for several long seconds. Trust me, there is no way to ignore this. The only saving grace was that our dogs didn't feel compelled to join in. We will not be back.
We stayed here 10 days in a 40' RV. Friendly staff. Paved sites and streets. Picnic table at each site. Very clean and nicely landscaped. New park so trees are still small, but growing. Fenced dog area with bags and waste can. Dog area is fenced inside a larger fenced area that serves as the drainage/retention zone for the park. We let our dogs loose in the retention area, keeping an eye on them as the large, plastic drainage pipes are open with no wire/fencing over them. We had no problems with ours--they just appreciated the opportunity to run off leash for a while. Be aware that as others have noted, this IS a major FedEx hub and most of their operations are concentrated in the wee morning hours. A sound machine masked the noise fairly well and we acclimated pretty quickly. For noise sensitive folks, this could be a problem. Conveniently located only one exit away is a major mall, Wal-Mart and grocery stores along with major chain restaurants. Plus, Memphis is an easy drive. All in all, a good experience for us. We'd stay here again.
We enjoyed our stay at this RV park. It's a relatively new park and all facilities were clean and well maintained. The work campers were friendly and busy all the time keeping the park looking good. The RV park is carved out of the side of a hill and has several levels. We (40' rig) were on the upper level, across from the club house and pool. Although Highway 441 was visible, the road noise was minimal on our site. We also had a great view of the surrounding mountains. The laundry is located in the basement of the club house and has two washers and dryers. There's also a small exercise room adjacent to the laundry. We had a chance to use the cable TV connection as our satellite receiver died during our stay and were pleasantly surprised at the number of channels available and the clear reception. (Not always the case at RV parks). We would camp here again.
