Quiet Park. Sites wide enough for slides. Lots of rabbits and their little pellets. Since the roadways are all gravel and dirt, it was pretty dusty when traffic passed or the wind blew. Wi-Fi was not good. But my Verizon Mi-Fi was fast. Near Ft Collins fantastic bike paths. Loved Fort Collins. A little spendy. I would stay here again.

Great location to visit Garden of the Gods, Old Colorado, and Pike's Peak. A little disappointed in the site. Could not get level without front tires coming off the ground. The sewer hook up was right near my neighbor's front door. I think the price does not reflect the amenities or the quality of the park. I would stay here again if the price was lower.

I thought this was an OK park. Not fantastic, but adequate. I may try the another park in the area next time to compare. Site was hard to level the coach on. Required some moving around. All gravel roadways so some dust with passing vehicles or wind. Most sites look fairly narrow. Water pressure fine most of the time, but did drop substantially now and then.

Cable TV snowy. Laundry only has 4 washers and dryers. People waiting in line. $2 wash/$2 dry. Most expensive in our travels. Nice wide site at E-11. Water pressure fluctuated but good when at full pressure. Train noise a little bothersome at night. Beautiful flowers. We would stay here again.

Gravel site and roads. A little dusty. No shade. Easy access. A little pricey for having no cable TV. Charges an extra $2.50 for 50 amp. A good stop-over location. Check out the Hot Springs Resort next door. Would stay here again.

Rate is weekly and includes tax. Very nice "resort" style park. Nice site overlooking the golf course. Quiet at night. Great hook-ups and the concrete pad is huge! Laundry facility was very clean and includes a change machine. Counter staff very friendly and provided good recommendations for local dining. Cable TV was very good. I would stay here again.

Friendly Staff. Nice park but pretty tight in the roadside section. Narrow sites if you have multi-slides, and the roadways are very narrow. Love the bike/walking path to town. A good location despite the narrow sites. I would stay here again.

Overall experience was good. Cute setting around a small lake. Lots of waterfowl (lots of goose doo). Grass adjoining pad is unusable because it is so sloppy wet. Poor drainage. Cable TV is a little snowy. I would stay again.

I am in my 5th day of a week-long stay. This is as good as most all the other reviewers say it is. I would rate this one of the nicest places I have stayed in. Very clean and quiet. Lots of flowers and well manicured grounds. Friendly staff. Great bathroom facilities. The rate is the total bill (including tax) divided by 7. Includes 10% Good Sam discount and if you pick up a free Players card at the casino, another 10% is deducted. Nice place. I would come back.

I was surprised at the high reviews given to this "resort". This is the first time we stayed here and probably the last. Very cramped spaces for the premium price paid. Cable TV signal very snowy. Lots of people who stay up late and apparently do not know how to quiet down in the evenings. Internet was so slow, it was actually unusable. I just don't get the draw to this place. To each his own.

Great little find. You park on grass. Good wifi (fast), cable tv, and quiet after they close the park for the night at 8 pm. Little league baseball played on the adjacent ball field but is over by 7-8 pm. Ducks and geese down by the lake really like you if you have some bread for them. Since the parking lot and park is open to the public, we did see a few sketchy people around but no one bothered us. We would definitely stay here again.
