This is not an RV park. Instead, it is a mobile home park that happens to have three long-term RV sites nearby. Sites rent only on a monthly basis at $795/mo, including all utilities except cable and phone. You get a regular street address and USPS mailbox at the street. The sites are very bare bones, with gravel pads that are pretty level, picnic tables at two of the sites but no patios, full-hookups, and grass is mowed religiously by on-site caretaker who lives just two doors down and is a bit nosy. The sites sit right on Bull Neck Creek. This is a blessing and a curse. Great views of the water, fishing, and lots of waterfowl, but the area is prone to flooding, and the sites get boggy fast. We often find ourselves stepping out our door and into a puddle after a big rain. In the event of a tropical storm, hurricane, or unusually high tides you will have to evacuate. The driveway into the sites is not paved so gets rutty and muddy in snow and rain. If you aren't careful, your vehicle and rig can get stuck very easily. Septic tanks sometime back up, but maintained man will pump them for you. Electric, water, and cable supplies reliable. Very quiet park and neighborhood. We've been here nearly a year and have never seen a police car or ambulance in the area. We've also had no neighbors in the other two sites during that time. The mobile home park sits right between two county parks with fishing and boat ramps, so recreation is readily available. Property manager (who is located off site) is very friendly and helpful and will work to accommodate your needs. Pets are allowed ONLY on the RV sites, not in the mobile home park or in the stick-built homes nearby. Large, open field nearby where you can walk your pets. You are responsible for taking your garbage to the curb once a week and supplying your own garbage can. Raccoons and stray cats in the area, so you don't want to sit your trash out unprotected. Sites are about a block away from railroad tracks, and trains do come through in the wee hours. High tension power immediately adjacent to the sites. This said, these are the ONLY RV sites near Baltimore that allow pets, have full hookups, cable access, AND allow long-term residents. Lots of mobile home parks in the area do allow RVers, but most won't allow pets. If you plan to winter over in this park, know that you'll get to shovel the 100 feet or so to the street in the event of a blizzard (we had three this last winter). The county does plow the streets, and there is some car parking about a block up, so you can park your car or truck there in the event of snow. Carpenter ants are a problem here, and they will eat the wood in your RV, so be careful. We haven't yet found a good remedy for them except keeping the tree branches over our rig trimmed back. Mosquitoes are also fierce because of the nearby creek. I'd give the park a higher rating if the sites and driveway were paved, if the drainage were better, and if the monthly rate was a bit lower, but I suppose this is the cost of living right on a tributary of the Chesapeake and only 20 minutes from downtown Baltimore. We camped here in a Fifth Wheel.
