There are seven sites at the front of the bluff over Lake Memphremagog that are limited to two weeks. Many other sites have water views. There is a sandy beach down the bluff that has kayaks, canoes, small sailboats, and bikes for rent. There is a playground and tennis courts. A walking/bike trail goes about a mile into downtown Newport or about 9 miles to Canada. The included WiFi is mostly good, and the Verizon cell signal is very good. Most, if not all sites, would allow a satellite signal. Sites are firm grass and look to be mostly level. The grounds are well maintained, and the staff very accommodating. GPS might ask you to turn under a 9ft railroad bridge about three blocks from the campground, but continue north on Union St. to Bluff Rd. and follow the signs to the campground. All sites have picnic tables and fire rings. Water pressure was measured at 80lbs, and power is consistently good. There are no Walmarts anywhere close, but a few good grocery stores, a Dollar Store, and a good hardware store within 5 miles. We camped in a 44ft 5th wheel and there are about a dozen sites, including all of the bluff sites that would accommodate us easily. Most of the sites would easily accommodate a 40ft motor home as we have visited here with one of those too, and there is plenty of room to turn around in a large parking area. This campground is definitely on our return to list. We camped here in a Fifth Wheel.
