Price a little steep at $45 with taxes, but pretty nice newer park with many sites having quite a bit of space...well, for an RV park. They were doing construction on a new recreation building making a lot of noise from 8-5. (We were right next to it, so other areas might not have been that bad.) Otherwise, very quiet. It's about 1/2 mile from the main hwy, so very little street noise. About a few miles to the old town, but the newer part of town is right down the street, with restaurants, grocery store, etc. We had a little trouble getting our 3 satellites with our Dish Network, since there are scattered large pine trees around. Wi-Fi was fast, but we were the closest site to the repeater. Verizon signal strong. Lots of big rigs here and several seasonals. Everyone was very nice. We camped here in a Motorhome.
Very expensive for a basic electric pitch with sewer for 2 people. Poor wifi signal and no cab;e TV which I would expect at this price. Surprised to see that they change an extra $10 for every extra person aged over 6yrs. That really would make this an expensive place to stay! Nicely laid out and deer walk through the park, although it is a bit muddy. Park is about 2 mile from the center of Pagosa Springs where the main 'hot spring' resorts are. We camped here in a Motorhome.
This is a new park. It might be a work in progress or at least we hope it is. The positive points are: Friendly desk attendant, excellent laundry, showers, small rec room plus an indoor exercise pool, all new and clean. Excellent Wi-Fi too. The park was muddy and most spaces had ruts from ATVs and rain. Little upkeep seemed too be going on. We would not stay here again unless the road to the spaces and the spaces receive a better surface. We stayed two nights. We camped here in a Fifth Wheel.
