Rate reflects fact that we both used hot springs and thus did not pay $8 each, which we would have paid if camping elsewhere. Normal rate is $42. We have stayed at many places and this is Not a resort RV spot. They are down to 4 RV sites. They have put in motel "cabins" and charge high rates. You get a level spot, full hookups, with good WiFi, clear cable, and are close to town. Highlight would be ability to use hot springs as often as you wish. But some downsides do exist. Sites are narrow and short. There is room enough for slides without infringing on neighbor. Entrance is not well marked. Turn before you get to hotel office. It is first street to left after the bridge. Bathhouse/showers/toilets are in hot springs area which require you to go into office and then out through gates to the facility. Not convenient for RVers, but this is mostly for hotel guests and day soakers. If you enjoy family hot springs, warm pool, and nature, this is a great place to stay for a few days. We would definitely stay here again. We camped here in a Motorhome.

This is a very small park that is right behind a hotel. The best thing about this park is it is within walking distance of town. It was okay for a few nights. I would not recommend it for more than a few nights. The property does have a heated pool (93 degrees), a hot tub (109 degrees) and a women's and men (clothing optional) bath house with 114 degree pool. You can walk across the street to the Springs soaking tubs ($30 approx.). The front desk people were friendly. There are other RV parks around Pagosa Springs that are better than this one. We camped here in a Motorhome.

We stayed here for the convenience of walking to town. It also was surprisingly quiet here. Otherwise this is just a handful of sites behind a run-down motel/spa. The owner was actually staying in a 5th wheel on the end and had 2 aggressive dogs running loose that almost bit my wife. There was also dog waste everywhere near his site. I guess the rules don't apply to him? We camped here in a Motorhome.

We paid the $250 weekly rate. The regular daily rate is $42. This is a small 1960s-type motel with 8 fairly tight RV parking spaces of which 1 or 2 are 50 amp service. Spaces A and B are better suited for big rigs; however, we squeezed into Space F (30amp) with our 40-footer. The 8 RV parking spaces are within walking distance to downtown Pagosa Springs. WiFi and Cable TV are included in rate. There is no charge to use the warmish mineral water swimming pool, outside co-ed mineral water hot tub and separate men and women indoor hot baths. If you would like a more modern spa environment, walk across the street to The Springs Resort. They have 18 pools with various temperatures; $20 per person one-time-in visit, $43 per person all day admission (unlimited in and out), or a $108 weekly rate for two adults. We camped here in a Motorhome.

When I pulled in I found the sites were too close together and I could not park the 31-foot RV into any space (total length 46 feet with truck). So, when I asked for a refund, because I could not stay, they told me they would credit my credit card, but to my dismay they never did. I then sent them e-mails and the e-mails were ignored. I sent postal letters and those too were ignored. I then had to file a formal dispute with my bank credit card to get them to send the refund. It was a frustrating experience. We camped here in a Travel Trailer.
